Booked this through Booking.com, turned up to the Guesthouse and there was no one there. We tried to contact the property through the messaging app, knocking on the door and through the direct phone number... no response. After 2 hours we cancelled through Booking.com, who also could not contact the property. Needed to re-book in another hotel. There has still been no response from the property. Really disappointing communication.

I had my daughters 21st birthday party here for family and her friends. Such a great venue and a great outdoor space. Myself and my husband stayed over night to save getting a taxi home after the party. The room was lovely and really spacious. The location is great also as you can walk into the city centre from here. You are also about a 10 minute walk from the Botanical Gardens. Would also be a good location if you were going to the cricket at Edgbaston Cricket Ground or the Tennis at Edgbaston.

Where do I start with this review, it has to be the grottiest place I have ever stayed at. Where the 4 star reviews are coming from is beyond me. The carpet was stained and damp in areas, curtains on the dirty windows were themselves dirty and torn. the walls and ceiling had damp patches, the wallpaper was peeling off the walls. The bed divan base was badly marked. No mattress protector or pillow protectors. TV n the room didn't work. The furniture was dirty, badly marked. Bulbs missing from light fittings, Pillows smelt awful, Not damp, but not fresh. The bathroom was so dirty I put towels o the floor to walk n there. Shower curtain was mouldy, and badly stained. The bin had damp mould on, the walls were full of mould, the plaster was off the walls in some areas, especially around the sink area. The toilet was dirty inside and out and hadn't been flushed let alone cleaned. I reported all of this to the guy who was the barman and the receptionist when I arrive and asked to be moved, to be told they were fully booked! Nobody came to rectify any of the issues, not did they bother to contact me to resolve any of the matters. Whatever you do, do not stay here. Its a health hazard. I have uploaded some photos I took.

Had an awful experience at this B&B. We were there for work and the beds had bedbugs. My colleague ended up in hospital due to the bites becoming infected, off work for three weeks and consequently had his pay docked. We submitted a complaint and received a refund but no compensation and they’re not responding to my emails. Don’t stay here!

Hi Daisy, We had pest control come out to check the beds and they confirmed that we did not have any bed bugs. as a precautionary measures we treated all of our guest rooms and hallways. We have replied to all of your emails and have even sent you a copy of the report from pest control that confirms that no bed bugs were found. We believe that due to your line of work as actors, your colleague may have sustained these bites from contaminated costumes. You also stayed in the same room and you have confirmed that you had no bites. If there were bed bugs than we have been professionally advised that you would have also been bitten. We also had no reports from any other guests staying in that room before you of any bites encountered. As a gesture of good will, we have refunded you and your colleague for your full stay and we, as a business have taken the precautionary measures to ensure all of our future guests and staff are safe by treating all of our rooms and carpets areas. We are disappointed that you have left a review of this nature when we had resolved the situation amicably. We wish you very best on your Dirty Dancing tour. HUGE room really and was nicely decorated. Parking was slightly limited. Close to Birmingham arena and nice spot for breakfast close by at Boston tea rooms. Wish i had tried the menu, it looked fantastic!

We had an 80th birthday meal for 30 people on 18th March. Staff made the occasion truly amazing. Every member of staff could not do enough for us. The food was really beautiful and everyone complimented their meals. My husband (the birthday boy!) and I stayed for 3 nights and loved the quietness and ambiance. Thank you to all the staff.

Stayed two nights for business. Would not recommend. Very poor welcome after long challenging train journey. No smile, no welcome, too late for any dinner (arrived at 8.30 and restaurant empty) not even a “hello”. Not told about option of breakfast. Room (king size) was cold and I could not get heating to work or towel rail in bathroom to turn in so towels were wet. Room smelt very must. Lots of Stains on carpet and on dressing table surfaces. Patches of paintball over walls. Tatty and run down. Bed comfy at least. Couple of biscuits left by kettle, and coffee sachets shoved into glass jam jars that looked like they had been there for weeks. At £100 a night I thought it was v expensive. Travel lodge far better.

Lovely big room. Comfortable bed. Bath and piping hot water. Continental breakfast only. It could have been better - only corn flakes and rice crispies, no muesli; fruit bowl but no cut fruit salad. Steep stairs and no lift, which might be a problem for some people. Good location near Five Ways.

Breakfast pretty boring: just bread/basic croissants, juice, cereal, and fruit plus ham and cheese slices. Not even eggs! Subjective stuff: Room dated and furnishings loose. Welcome booklet in room out of date and inaccurate. Bed was comfortable enough though! Not subjective: WiFi absolutely appalling to the point of nonexistent. Speed low (few Mbps down depending strongly on location and device) and WiFi access points very unreliable. Coverage incomplete and my room was in a dead spot so avoid room 11 if you want any internet access.

We stayed in the king size room recently. The parking was awful and the free spaces were taken. I managed to wedge in at the front but was blocked in in the morning. Check in took over 10 mins and they couldn’t find our booking, finally got in after two members of staff helped. Room was tidy, bathroom clean and modern. The bed had bloodstains under the bedding which meant having to sleep on top of the duvet. Valance sheet covered in stains. Check out we were accused of not paying and they tried to charge us, even though I’d booked on their website, thankfully I could show them my credit card account but they weren’t convinced so I left my phone number. I wouldn’t stay again
