Once again a faultless stay. Friendly efficient staff, clean rooms, comfy bed. This hotel is always so quiet not like a lot of hotels where you can here every little noise. You don’t even here any outside noise which was amazing in the middle of storm Ciara!
I love the fact that when staying on my own I can cook a meal instead of having to eat out.

I was pleased to be able to check-in early at around 1pm and even more pleased to be upgraded to a family suite! (this doesn't happen very often). Roomzzz hotels offer a more upmarket version of the Travelodge, Premier Inn standard hotel- no restaurant or bar, but good sized clean rooms, bathrooms with good showers and a pretty good level of amenities. Location is very central and for the price, it's difficult to beat.

As you mentioned, we have no onsite bar or Restaurant facilities but our staff team are more than happy to point you in the direction of some of their favourite places to eat in the city. If the horrible weather at the moment means you would rather stay in, not to worry, you can always cook up a storm in the apartment (all our apartments have kitchenette facilities, microwave, toaster, kettle and dishwasher) or pop to reception between 6.30-10.30am and help yourself to our complimentary selection of freshly cooked pastries, fruit, yoghurts, juices and bean to cup coffee. Visited the 10 swine gate branch today on an emergency stay. I had a hotel booked to work in for the day that fell through and the amazing lady was so accommodating in helping to secure a room for me. Customer service was above and beyond the norm the room was sparkling and perfect for me to work remotely and join a very important meeting. From start to end amazing communication and just a wonderful calm. Please give the ladies there their recognition particularly the kind lady with braids and the head housekeeper who worked their magic. Will definitely be returning on a second occasion

The past reviews reflected a good image of what you'll get. Please read them before booking. Overall it's not the worst option with a low cost.

Soundproof is extremely bad. You can hear everything happens in the corridors or outside the windows. Especially bad in the middle of the night when you try to rest, and any noise will be amplified. It's very close to the night out area in the city centre. My stay was on the weekend which I heard drunken people outside the hotel and party people came back to their room at 3 am.

It can be noisy but undeniable it's in the city centre and very close to the train station.

One really bad thing is the room doesn't have a doorbell. I never thought about doorbells, but it turns out people will bang on the door when they try to knock. It's very disturbing when it's someone who is not considerate enough to other guests. The two rooms (at least) next to mine known each other and they constantly banging heavily on each other's door going in and out.

I'd recommend bringing your own firestick or other devices as it says on their website, if you know you'll spend some time in the room. The TV is not smart and not big. Bringing your own device can provide better entertainment.

There is underfloor heating in the bathroom although you can't adjust the temperature. There's AC in the room but temperature can be uneven at different corner of the room.

A regular plug in hairdryer is provided in the room to replace the very old-style pull out hairdryer in the bathroom.

Nice touch to provide sponge, washing up liquid and dishwasher tablet in the room. However I couldn't find any laundry detergent. Basic cutlery, pans and pots, knives etc are provided. A small kettle is inside the room.

There's only one chair in a double room so you might struggle if you want to sit down and eat with the other guest at the same time. No small tea table next to the sofas to hold your drinks and teas.

Not enough hanging space. Would be better to have a few hooks for winter jacket.

The grab n go section in the hotel lobby is miserable and only have one option of pastry. Hot drink is from a normal one-press to cup machine.

Only one guy of the receptionists who was on night shift the day I arrived is kind and provided decent service. All others didn't care.

Stayed for 3 nights in accessible room with a roll in wet room. The room & facilities were great with most things you could require. Obviously you can find something missing where ever you stay - we could have done with a pair of kitchen tongs and a microwavable dish BUT we managed. As a wheelchair user I would have found getting to and in and out of the room difficult as none of the internal doors are automatic and pretty tight for turning the chair but as I wasn’t alone that wasn’t really an issue but worth thinking about if you were travelling alone.
All the staff we came into contact with were friendly and helpful - we asked for bins to be emptied and towels replaced and this was done for us without any issues. Would definitely stay again next time we visit Leeds.

Some elements of accommodation is beyond your control. For that I would give Roomzzz 3 stars. See more later.

We have stayed here on 2 previous occasions and both in room 408. That was some 6 years ago. Leeds for us has changed massively of early hours. For 4 out of 4 mid week nights we stayed we were woken by shouting/fighting and tens of drunken bell ends on the street. The clubs/pubs on the crossroads kick out at 0400hrs and get zero policing. Most congregate in front of Malmaison and they seem not to bother challenging this. However unless you take ear plugs you will have a sleepless night.
Bottles getting smashed. Fights and screaming is guaranteed at 0430.

And this brings me to Roomzzz. Because what they can do is make their windows/doors better sound proofed. I put on my review in 2015 that there was too much noise from the street. This hasn’t changed. Other than the piss pots are having a nightly riot. And this wasn’t Friday/Saturday night it was Mon-Thursday!
As for the room it’s not changed since 2015 and is beginning to show now. The mattress is tired and uncomfortable, the chair handle is ripped, the door casing on the bathroom is falling off. The room needs a refresh. The x2 balconies are great in the morning and the breakfast good as always.
The manager needs a shout for sorting out a neighbour that felt like partying at 0530 after the Wild West had stopped. However this type of “customer” seemed common place on the balcony suites.

Would I stay again. No
Would I stay if they sort the sound proofing. Maybe.

The location is great but also the down side.

Leeds hang your head in shame and sort your disorder out!

We had an amazing weekend here at Roomzzz Leeds, we loved the rooms, the hot drinks and croissants in the morning, the size of lounge/kitchen is fully covered with a microwave, 2 ring cooker and a dishwasher, no need to make your stay expensive or tiring by having to go out after shopping all day!
The staff are lovely and Kyle went above and beyond by finding the bits we left in the fridge.. after booking out!

We were booked in for one night during February, as part of a weekend trip to Leeds. The place is handy for the city centre. The 'aparthotel' concept is still not common in the UK, but as this place has a microwave, hob, dishwasher and washing machine it would be ideal for business travellers who are in town for a week, as well as those who are in town for a weekend, for the Nightlife. The staff are very helpful, and receptionist Josh gave helpful, wise advice as to where to eat, etc. Good value for money, too, at £99 per night for a Friday.

My wife and I stayed here for 5 nights, whilst the Leeds Music Festival was on at Bramham Park. (We also stayed here the year before, so we were fully aware of the property/location/facilities on site).

This time we were in Apartment 202, and it was nicely laid out, with all of the 'home-from-home' comforts that we would need.

Two things struck us immediately however - there is MAJOR construction work ongoing at the building next door. I fully appreciate this isn't the fault of the Roomzzz Hotel, and I'm sure they're gutted about it, but it does severely impact the quality of the guest experience. The builders start from 8am, and it's noisy. Heavy machinery operating about 10 metres away from our bedroom windows, with a loud beeping every time it either reversed, or the 'crane element ' was extended. VERY annoying, when you're trying for a well-earned lie-in, or had a late night out. I asked a staff member how long this was anticipated to continue for, and she could only suggest 'Months". Looking at the state of the building, and the scaffolding etc. I think she's right, so be warned.

Secondly, we identified quickly that we'd been allocated a 'disability enabled' room, with a wet room as a bathroom, rather than a standard shower or bath. Neither my wife or I have any mobility issues, and I'm always perplexed why we'd be allocated this facility? What if someone who needs it wishes to stay? So I enquired at Reception about switching rooms, (and they weren't full to capacity), but the man wasn't too bothered about transferring us, I guess it would have caused him more admin!

Roomzzz offers a breakfast of hot drink and a croissant (some mornings they'd all gone), and it's okay. But it's definitely down-graded from just 12 months ago, when there was yoghurt and juice also included. A sign of the economic times, I guess.

So my overall memories of Roomzzz (Leeds) on this occasion, for the £666 paid for 5 nights, are not great. A decent quality of (undisturbed) sleep is surely a basic element of any accommodation, and so that reflects on the 2/5 grading.

Hi James and Nichola, I'd like to start out by apologising for any disruption caused by the ongoing construction work next door, this is definitely something that is affecting many businesses (including ours) in the local area, whether it be by traffic caused or noise disturbances. This is something that we actively work with local authorities to ensure only gets done in the legal hours where noise from construction can be made in city centres. In regards to when this work is ending, we are not sure on the time frame of this as we are not affiliated with it, I am sorry if this was communicated in a manner such as you described. We do try our best to allocate rooms away from where it's possible disruption may occur, however on busier nights or when there are events going on in the city, this becomes increasingly difficult. Especially on Leeds Fest dates, as this is where a lot of central hotels do tend to fill up very quickly. In the case of the disabled room being allocated, I again apologise for this and that we were not able to do something at the time to immediately rectify what happened here. We stopped here for 1 night for my birthday. Great Central location. Not our usual hotel, but as an aparthitel, had we been staying longer would have been great too. The kitchen was fully functional, the bed comfy and the seating area nice. Even the bathroom was a nice size with a good shower. Breakfast was included and could be collected and taken back to the room or grabbed and taken on the go. Included porridge, fruit and croissants as well as hot drinks from a machine. Staff were friendly and helpful and we even got a discount on the Qpark at Sovereign Square. All in all a great little hotel in the centre of Leeds
