Charged twice by owner, so now have to claim back through credit card company. Floor boards made an unreal amount of noise, whether in the room, in the landing or on the stairs. Would not recommend. Worth spending a little extra.

The owner of the BnB was initially MIA when we arrived, which turned out to be because of him sleeping on the premises. When he did show up, he was unable to accomodate us even though we had booked several months in advance, and it was all paid in advance. We therefore had to find another place to stay in...

I booked this B n B earlier this year and had to cancel a few days before my visit. We paid up front for a couple of friends in advance. There was an agreement that if the room was relet we would get a refund. When I went back this was reneged. Jo agreed this refund but after ringing back...

The new owner, Joao, I never came across to someone that rude. He let our guide slept on the floor of the dining room, no mattress, no blanket and completely ignored the issue when we had booked a room for him 4 months before.

We were very satisfied. Joao is nice guy, he helped us to book our trip and made a program. The accommodation was clean, we liked the tea and coffee in the room. And the breakfast is delicious! This hostel is located on the place where you can easily find good place to eat dinner or go to the beer.

The only reason to consider this place is price. Deals can be struck for longer stays. Reductions also for those not having breakfast. Every other hotel or b and b is just too expensive. City centre after all. This was a great place even less than a year ago, when still owned and managed by Kate. She was a lovely,...

I stayed here during a flying visit to Belfast for a wedding and the staff were lovely,the location off Botanic Avenue was fantastic for exploring the city. I found the room very clean and the food was fab. It was really good value and I highly recommend.

Kate seems to have left and a young man named Joao was running it when I stayed in June 2016. The rooms were clean and I appreciated the tea and coffee making facilities. Breakfast was good, but on my last morning there, Joao had disappeared and I ended up going to McDonald's for breakfast! Unfortunately the street outside was very...

Our stay at Kate's B&B was just amazing. The room was very clean and for 3-4 people absolutely big enough. Kate was very nice and every morning, she prepared a delicious Irish breakfast for us that filled us until the afternoon. The house was very beautiful as well. Before our stay, I've read a lot about the smell of cigarettes...

It was just one night and the city was full, with no rooms available, but the treatment was amazing, like V.I.P., comfortable room, free wi-fi and very good breakfast. We are thankful for the hospitality.
