Stayed here a few weeks ago due to working in a show at the theatre, lovely little guest house and Irene was a great host who looked after me and cooked a lovely breakfast. i will be back back again if i am working in the area. Very reasonable room rate also.

Great city center location It's near pubs and cafes Beautiful entry with spiral staircase walls are a cherry yellow It's vry clean with comfortable bed The full Scottish breakfast is a great way to wake up Innkeeper could not be more grccious You should experience this hidden gem

A friendly place, great authentic feel to it, nice atmosphere... and the landlady, Irene, makes a lovely breakfast. We stayed in the top room which had an interesting view of the roofs and the abbey, and gave us the opportunity to watch seagulls raising their young ones on the roof opposite our house - which was fun.

My boyfriend and I spent two nights here and enjoyed it very much. The landlady (Irene) is a lovely person and prepared us the best cooked breakfast we've ever had in a B&B! Clean basic accommodation in the heart of Arbroath. We had a room right at the very top of the house great if you're fit but it was old and shabby the shower cubical was very dirty looking but on the whole it was clean. Big comfy bed. Seagull noise was a right nuisance. Breakfast was ok fresh cooked and nice...

Good basic accommodation run by a very friendly lady called Irene. Guesthouse is on the High St so very much in the heart of Arbroath. Breakfast great and tailored to your liking. Beds comfortable and abundant hot water. All in all a good place to stay for the budget conscious traveller.

A well situated period guest house that is quiet, clean and inexpensive. I found the landlady to be personable and proficient, knowledgable about the local area and accommodating. The room was very comfortable and missing no amenities. The breakfast is hearty and varied. I will certainly return next time I stay in Arbroath.

Not the easiest place to find as access is from a pedestrian street, but our welcome was extremely friendly. Accommodation was in line with the cost. The breakfast was good, with the largest range of porridge options we have ever come across. The porridge itself was the best.

Have just spent a night in this lovely guest house. Close to all amenities. Free parking 2 mins walk away. The land lady was lovely. Very friendly and helpful. Room was spacious and clean with the most comfortable bed. Bathroom was clean with hot running shower, which is all you need, Would defintely stay again

We stayed in this B&B for one night as we had a wedding near by. The lady who runs the place did not introduce herself so I don not know her name. I had phoned her previous to my stay asking her if we could check in slightly earlier (15 minutes) and she said that would be no bother. Low...

I was not drunk, I hadnt had a drop of alcohol when i saw these people, i was not drunk on my return either and the room was not thick with dust! The guesthouse was full the night before and it slipped my mind that they were arriving early, the room was almost ready! I was polite as always

Built in1734 with many original features including stained glass windows, ornate cornicing andwrought iron balustrade staircase. Seven rooms with luxurious beds, crisp white linen, flatscreen TVs, dressing tables and complimentary tea and coffee. Our shower rooms are modern and spacious with complimentary toiletries. Our full Scottish breakfast is highlyrecommended and will set you up for your day ahead. Continental breakfasts are alsoavailable. Early breakfasts and packed lunches are available on request. There is an abundance of shops, cafes, restaurants and theatres all on the doorstep. Theharbour, beach and cliffs are a short stroll away and the bus and train stations are a fiveminute walk. There are fine views of Arbroath Abbey from many of the bedrooms.
