This house is an amazing example of victorian housing. The host was attentive without being intrusive and the breakfast was second to none. My husband even ate breakfast which he never usually does. I would HIGHLY recommend this house to everyone! Fab stay!

Janice was a wonderful host. The room was exactly as we hoped set back from the road ( not as much as the picture suggests) but still enough not to be troubled by the noise and with a beautiful view over the water to the mountains. The full breakfast was excellent and they are willing to accommodate small requested changes .

Janice was a lovely, hostess. House was great. Room was clean and very, cosy. Large, fluffy towels. Plenty of coffee and milk in the room, which is something many skimp on. Also had a fridge, which was handy. Super short walk into town and to the Coop. Both breakfasts are amazing! Haddock and Scottish. I do think the house could benefit from a bit more groundskeeping, but I believe she's running things on her own. She is doing a fantastic job!

Fluffy large towels, a hot and powerful shower and we had a great view of the loch and gardens as we sat sipping wine looking out of our window. The breakfast was fantastic. Creamy porridge with toppings, followed by (for me) haddock, egg and hash browns, and for my hubs, a full Scottish. Top quality and well cooked. Plenty of parking, a five minute walk from the town and a warm and friendly hostess. We’ll certainly stay again if we find ourselves in the area.

Lovely welcome from lady we think was a propietor. Excellent roomd bery spacious and comfortable. Did not get Loch view, but happy looking out at the hills. Common problem: hotels, guesthouses, don't realise the importance of putting grab handles in the shower. Nor a shelf for one's toiletries. Hope our proprietor takes the hint. We'd consider returning. Breakfast, totally brilliant.

Nice comfy bed .Food was good At 200 pounds a night not good value for money when the TV didn't work.Bathroom needed upgrading .Could have done with being a bit cleaner in the toilet area .Lovely view from the bedroom window but we would not return

Just home to Dunfermline after our fantastic two night break. Very comfortable accommodation with excellent breakfast included. Crawford and Janice are excellent hosts who made us feel very welcome. It was only a five minute walk in to Inveraray which was a bonus. Highly recommend!

Stayed here for 2 nights. Inveraray is absolutely lovely and this guesthouse is just a short walk from the centre with an amazing position overlooking the loch. The building was beautiful and the garden would have been lovely to sit out in if it had been warmer and well cared for. Even the bushes around the small parking area had not been cut back which would have made it difficult to park if there had been other people staying there. At £130.50 per night it was the most expensive place we stayed at for the size of room and breakfast given. We had room 4 at the back of the house. So small you couldn’t open one of the wardrobe doors. Luckily the window was very deep so we had use of a single chair. The bathroom was a walled off corner of the room with shower, sink and loo. The loo was very noisy when flushed and the shower ran cold for a long time before getting to temperature. Very little space to put our toiletries and no-where to hang our towels other than over the shower when done. Breakfast was in a lovely light and bright room overlooking the loch at the front of the house. The food was very good, but on the small side compared to all the other places we stayed at in our 3 weeks touring Scotland. Our first morning we would get 2 uncut slices of toast between us and the second morning several slices of toast nicely cut. I would also get 2 thin sausages whilst my husband got one fat sausage (as though they were finishing off 2 different packs of sausages). Pleasant enough service here, but lacking the effort put in by all the other guesthouses we stayed at. Maybe that is why they had no other guests when Inveraray was still full of tourists despite being almost October.

Not sure if we were just lucky, or all bedrooms have a loch view, but we absolutely loved it! The place is gorgeous, clean, has free parking and is very close to town. Janice and Crawford were super helpful and kind. The included breakfast was amazing. Our only regret is not staying there longer!

Had a comfortable one night stay here . Hosts were friendly and room clean. Beautiful view from the garden. Our one disappointment was that reading reviews from other travellers we noted that they had been offered a seafood platter which we had been looking forward to. However when we telephoned the week before we were told they didn’t do evening meals!
