Ideally placed for the start of our St Cuthbert's Way walk. The bus from Tweedbank Rail Station stopped [Terminus] just across the road so not far to haul the luggage. Nicely positioned for nipping out for an Evening meal. I had the Single room which was compact but with good storage space. Private bathroom across the landing [The Twin Room had en-suite] of good size and a great shower. Breakfast was excellent including fresh fruit - Nectarine, Blueberry, Mango and Strawberry, cereal, a porridge option [the aficionados said excellent]. Good choice of hot items. The bacon and egg with toast and tea went down well. Very nice hosts and a pleasant stay. Our stay was not long after B&B were allowed to re-open in Scotland. Highly recommended.

Our first night of seven on the St Cuthbert’s Way. Friendly and cosy with a great breakfast.
We walked into town from the train station which was a nice introduction to Melrose. Had a wander in the evening and crossed the river having walked down past the abbey.

This was the third time we have stayed at Dunfermline House and have never failed to be impressed by the high standards of this B&B. The standard of rooms and the quality of the breakfasts are equal to at least four star rating.
If you're planning a visit to Melrose, Dunfermline House accommodation together with an evening meal at Burts Hotel, makes for a most enjoyable stay.

Wandering up Buccleugh St. looking for a place to stay after a tedious race up the M6, there was Brian standing in his doorway. He invited us to stay in the most genial way. We did go in and we did stay - and found the accomodation one of the best and at a price which made the hotels we had previously inspected mostly rather smelly and sadly overpriced. Scrupulously clean, comfortable and quiet, with a marvellous breakfast and white glove service by Brian it is a rarity among such places in our experience. This place is rated four star but should be five and charges as if it were three.

There are good hotels in Melrose, but this B & B offers twice as much at half the price. The rooms are five-star luxury, both in quality of furnishings and range of facilities, which include such thoughtful items as paracetamol and sticking plasters for walkers (St Cuthbert’s Way starts here). Breakfast is also way ahead of the competition, in quality and variety – from the excellent fresh-fruit salad and a bowl of Victoria plums to the ‘full Scottish’, including local haggis and black pudding. In a perfect location, just a few minutes’ walk from the abbey, Dunfermline House is a proud example of Scottish hospitality at its best.

we stayed at dunfermline house for two days, our son was on a rugby tour with his team and we needed bed and breakfast accomodation for my wife and I in Melrose so we could watch his games.Dunfermline house ticked all the boxes. The accomodation was first class and the room contained everything you could possibly need. Breakfast was amongst the best i have ever had and was served in a cosy dining area.i cannot reccomend this place enough and we would definatley stay again

My husband and I, together with 2 friends have just returned from the Edinburgh Fringe and on our return we stayed two nights in the Scottish borders at Dunfermline House, Melrose. Our hosts, Alison and Brian were completely charming, the accommodation was excellent and the breakfast one of the best we have had. All this and at a very reasonable price. We will definitely return, especially as, added to the above, Melrose is such a delightful town and the borders area is beautiful.

Stayed at start of St Cuthbert's Way. Needed to drop off luggage in the early afternoon and although the hosts were out on phoning them was able to gain access and leave luggage before collecting the wrest of the walkers from Tweedbank Station. Comfortable room, lovely cooked to order breakfast accompanied by quirky jokes. A great start.

This was a nice little B&B in a really nice little town on the Scottish borders. Melrose is a cute place and Dunfermline House is one street back from the main street and about 100 metres from the abbey entrance. It's very well-located yet still fairly quiet. The hosts are very friendly and breakfast was plentiful and tasty. Parking was not a problem and even though the Melrose town centre was small, we found some good places to eat. For the cost, Dunfermline House was extremely good value. Our stay lacked nothing at all and I'd happily stay here again.

After a long journey by train and bus,it was lovely to receive a warm welcome.The room was very well-equipped and the bathroom had everything one could possibly have forgotten, including paracetamol!
Breakfast was excellent with fresh fruit salad and good Scottish porridge as well as a full Scottish breakfast and a daily special.
This was a great start to what proved to be quite a wet week of walking and a very mixed bag of accommodation.
If we visit the area again we will definitely stay here. One very small complaint, easily rectified, is that the pillows were past their best.
