This is the 5th time I've stayed at 23 Mayfield, and I will keep returning. The atmosphere, rooms and especially the breakfasts are better than anywhere else I've stayed. The welcome we receive from Ross, makes us feel truly valued.

I come up to Edinburgh from Wales for the rugby every two years and always stay here. The rooms are 5 star quality and the breakfast is rated by Michelin - nothing is ever too much trouble for Ross, the host and owner Couldn't recommend enough

It’s not hard to find 23 superlatives to define 23 Mayfield. Our 4 day stay to explore Edinburgh was exceptional, thanks to welcoming owner Ross Birnie. 23 Mayfield is perfectly located: a short walk to Holyrood Park and Arthur’s Seat and on a main bus route into Edinburgh, or a 30 minute leisurely stroll with lots to see on the...

Private and secure parking at rear behind large metal gates. 3 parking bays to the front next to garden path. At the risk of repeating the website detail the room was wood panelled including original window shutters in this elegant large Victorian period house. Wardrobe and luggage stands. Stayed 1 night in the newly refurbished twin room number 3 with a friend last night and loved it! Room and guest house in general is gorgeous, so many lovely little touches which make your stay feel special. The owner and his family/staff couldn't be more friendly and helpful. Great location, lovely place, delicious breakfast, so much value for money!...

I stayed at this great BB back in July 2016 and was really impressed with my stay start to finish. I would recommend it if you are looking for something quaint and homely for 2 or 3 nights max. Oh, and the breakfast was amazing :)

This was our second trip to Mayfield and just as perfect as the first time. Edinburgh is by far the most beautiful city we have visited and there really is not a single thing you could improve about this hotel. Easily the best i have stayed in for many years and I stay in probably 20 different hotels a year....

I've stayed in maybe two dozen hotels throughout the UK in the last couple of years and I can honestly say that 23 Mayfield is easily the most welcoming and luxurious place I've ever stayed. Sumptuous beds and a breakfast that could not possibly be beaten in terms of choice, quality and presentation.
