We booked 94DR for 2 big birthdays and it could not have been more perfect for hosting our celebrations/family get together.
The house had everything we needed with a fabulous drinks room, fully loaded kitchen and plenty choice of social areas, inside and out, for catching up (though the orangery was a big favourite).
All the lovely bedrooms are en-suite, very comfortable and quiet so everyone had a great nights sleep.
On arrival, Paul made us feel at home with a lovely warm and friendly welcome. Fabulous host, fabulous house!

I stayed at 94DR in mid-October 2019 for the second time, returning with my husband and two boys (aged 10 and 13). They all fell in love with this wonderful establishment as I did the first time I stayed a few years prior while in town for a work-related conference. Paul and John are the ultimate hosts, and are experts at making all feel welcome, especially our two boys. One of our children has a gluten sensitivity and Paul went above and beyond to ensure that he had plenty to eat at breakfast. The location is wonderful, close to Arthur’s Seat and an easy, pleasant walk to the Royal Mile. We also used Uber to get around town when our feet were not up to walking... We stayed on the top floor in the Tamduh room with the Wee Dram for our kids. The bunk beds were perfect for them. Cannot say enough good things; our kids are constantly asking when we will go back to see Paul and John.

We booked 94DR for a family reunion in early April and our stay was fantastic! Absolutely spectacular!

We rented all of 94DR for our family and our reunion couldn’t have been more perfect. The house is beautiful with large and very comfy living quarters. We were in touch with Paul to plan the reunion and Paul made our stay perfect. Every single detail was taken care off, a stocked fridge, a stocked bar, snacks, flowers, extra towels…

He is not only the perfect host, but he knows the city better than anyone and he helped us plan various excursions, sightseeing trips and meals out. No detail was too small and every request was taken care off. Paul cooked a celebratory Scottish dinner for us that was Michelin star worthy and helped us organize a bag pipe player and drummer for the event. He even recommended the most amazing photographer, Marta Rocci to photograph the family.

The house was spacious and we cooked some of our own meals here. The garden invites you to spend some time outside and it is very spacious and private. 94DR was perfect for our family reunion and a great base to explore Edinburgh and Scotland, but kudos to Paul for being such a phenomenal host and making our stay an absolute dream!

94DR is the perfect place for a family vacation to Edinburgh! I cannot speak highly enough about the hosts Paul and John who made us feel like family. The property is stellar, amazing cooking, and they hosted a family dinner for 14! We loved it!

Our stay at 94DR was associated with a few negative points. The most important criterion for an accommodation for us is a good and restful sleep. Our first night was very uncomfortable because we had a room facing the street and the noise was extremely loud. We were not advised by the owner when he showed us the room that it can be noisy at night. The next morning we discovered on the sides of the window wooden shutters, which reduced the sounds of the street a little bit. Unfortunately we were not advised about this feature when he showed us the room - too bad! We got ourselves ear plugs the next day to find a little sleep for the rest of our stay. The room (Aberlour) is very small, but that's okay if you go out all day. The quality of the mattress is not very good - we have seen better quality in other B & B's.
Another negative thing occurred: We were informed that every two days the towels are changed. Therefore, we deposited them after our second night on the floor of the bathroom. When we came back into the room in the evening, we noticed that the same towels were picked up and transferred back to the hook. The towels were still wet and dirty already. Not a good service for a supposed 5 star B & B. The breakfast hours are very limited and it would be better to extend it. The breakfast quality is very good and varied and we have really enjoyed this.

Anyone looking for a peaceful sleep in no case should book a room facing the street. It is a busy main road with a rough surface, so that the road noise is very loud. The nearby bus stop buses run constantly. With the use of ear plugs, it is bearable, but it's still not a naturally good sleep.

Rooms are very nicely decorated, modern and clean. However, considering the location and the service, this B&B is definitely overpriced.
The breakfast is absolutely great (the granola, the menu selection) BUT it is served only until 8.30 am!!! We were in Edinburgh for the festival and most of the time we didn't wake up in time for it..
The location is not walking distance from the centre, there is a bus stop not too far from the guest house.

I'm sorry you remember your stay this way last August 2010, however as owner and chef at 94DR I cook breakfast every morning and can guarantee that breakfast is available until at least 9am Monday to Saturday and 9.30am on Sunday. Additionally we also offer a breakfast box in the room to Guests that wish to sleep late. 94DR is located in Edinburgh's southside, the walking distance to the High Street/Royal Mile is just over a mile and takes around 20 minutes and the guest house is served by bus with the stop located around 50 yards away!

My wife Wil would not believe that this B+B beats any hotel in Edinburgh.Paul is doing more than a great job, he really loves his job and is completely dedicated to give the Very Best, he deserve to be supported. His taste is superbe; great attention to details everywhere. Paul is also very helpful with lots of advices and "secret" tipps on how to see Edinburgh like an Insider and not as a tourist. Breakfast is a delight for the eyes as well as for the taste. The rooms with they en suite bathrooms are well decorated with a very special and pleasant taste, all very clean and quiet. A bus (we never waited longer than 5-6 Minutes) in front of the B+B brings you within a short 10 Minutes into the city of Edinburgh. The advantage to ride with a bus, is that you meet other local people, what again brings you closer to an unforgettable experience.
It is the Star under the 5 stars B+B! Bravo Paul we will be back and will tell everyone.

94DR, what a wonderful B&B! Would you imagine to have 5 star restaurant graded breakfast in B&B? Have you ever met the B&B host who is so friendly, helpful and passion? He is so attentive that you could find a heater installed at the back of mirror in washroom so as to keep you warm. He would recommend you to those reasonable priced restaurants with great foods and always write on maps to let you know where the restaurants and sight-seeing points are. The room is clean and comfortable and you can always hear bird singing. 94DR is 20 to 30 minutes walk from B&B to central and I enjoy the walk to where I got chances to see many ancient buildings and shops. Most important, bus station is closed to the B&B, how closed? 20 steps away from the door. Even taking the cap, which usually cost you 5 to 7 GBP, quite reasonable! With all the above great points, I'm glad that I picked the right choice, the 94DR.... You can say many B&B do have some of these advantages but have you encountered one with all of these at the same time? Conclusion, I love this B&B and it is one of the best among many B&B that I had visited so far.... I will come back and recommend to my lovely friends about 94DR.... Thanks my host Paul, You made Scotland a wonderful place!

My family and I stayed at 94Dr for three nights last summer--what a treat it was. The B&B and rooms themselves are very comfortable, with stylish and modern decor. The breakfasts were varied and absolutely delicious. But the best part of 94DR is the two hosts--who are in every way accommodating, charming and tons of fun! Any city would be lucky to have such a special place to stay. VERY highly recommended.

My Husband and I stayed at 94DR at the beginning of december for my 30th Birthday. From booking our stay the owners (Paul & John) could not have been more helpful & friendly. We arrived at the guest house early on the saturday, so we could have a full day in town, I thought we were too early for check in but we were welcomed with open arms, paul gave us a map and showed us where to go in the city and which buses to catch etc. He also recommended booking a resturaunt for that night, which he also did for us securing us an amazing table with a view of the castle at the outsider, such a treat for my birthday ! We were shown to our room that contained the wonderful bottle of champagne and chocs that my husband had organised with them and a birthday card that my mum had sent directly to the guest house. The room itself was on the top floor with a beautiful view over the hills and rooftops, it had a very comfy double bed a spotlessly clean en-suite shower room with The white company toiletries provided, and lovely soft towels. There was also a tv and a ipod dock in the room which we didn't really get round to using we were so busy ! After our first day and evening in edinburgh we were ready for our breakfast which certainly not dissapoint, the granola was to die for as was the eggs benedict with salmon we chose. Each day there is something different to choose from which is brilliant for a little bit of variety ! After our second long tiring day we headed back to the guest house to make use of the fantastic honesty bar were we also booked a taxi on the ipad provided to make our way into town again.On the last day we were a bit delicate after partaking in a whisky tasting so we opted for the scottish breakfast which again did not dissapoint. The owners are sooo friendly they make you feel very comfortable and I would without hesitation recommend 94DR to anyone looking for super luxury just a twenty minute walk from the centre. Thank you for a fantastic birthday weekend we will be back !!

The fastest route is taxi - only takes 20/25 minutes to 94DR, otherwise you can take the 100 shuttle bus to the city centre (takes about 30 minutes) or the Tram (takes about 45 minutes). then a taxi from the last stop takes about 10 minutes to 94DR.

Edinburgh is a small city with the airport on the outskirts of the city. Taxi takes 25 minutes to 94DR from the airport or you could take the tram into the city which takes approx 45 minutes; alternatively the shuttle bus will take 30 minutes (no 100). A walk from 94DR to all the attractions takes 20 minutes or a regular bus route 2 houses down from us will take 10 minutes.
