We booked 94DR for 2 big birthdays and it could not have been more perfect for hosting our celebrations/family get together. The house had everything we needed with a fabulous drinks room, fully loaded kitchen and plenty choice of social areas, inside and out, for catching up (though the orangery was a big favourite). All the lovely bedrooms are en-suite, very comfortable and quiet so everyone had a great nights sleep. On arrival, Paul made us feel at home with a lovely warm and friendly welcome. Fabulous host, fabulous house!

I stayed at 94DR in mid-October 2019 for the second time, returning with my husband and two boys (aged 10 and 13). They all fell in love with this wonderful establishment as I did the first time I stayed a few years prior while in town for a work-related conference. Paul and John are the ultimate hosts, and are experts at making all feel welcome, especially our two boys. One of our children has a gluten sensitivity and Paul went above and beyond to ensure that he had plenty to eat at breakfast. The location is wonderful, close to Arthur’s Seat and an easy, pleasant walk to the Royal Mile. We also used Uber to get around town when our feet were not up to walking... We stayed on the top floor in the Tamduh room with the Wee Dram for our kids. The bunk beds were perfect for them. Well we are heading home and am writing a review i can’t wait to share! This is a beautiful boutique hotel!! Just Amazing.... the care and attention to guests it’s so heartwarming. Paul and Johnny are such lovely people! Accommodation beautifully finished, the communal areas, orangery and house is gorgeous and decorated with flair and taste. You may even be lucky enough to meet molly! The food served for breakfast was phenomenal and hand crafted with care, thought and passion by Paul. If you ever go to Edinburgh, stay here it’s just fabulous. 20 minute walk to the centre. Very highly recommended, a must!! Never have we been made to feel so welcome.

We stayed at 94 DR during car trip we made around the UK. We passed several hotels, B&B and Guest Houses. But the place that most delighted us was Paul's 94 DR! Paul has an absolute passion for hosting and demonstrates this in every detail of his beautiful guest house: the manner and attention he receives and attends to his guests, the lounge, the breakfast lobby, the guest room, the decor etc. In time, the breakfast is amazing! We just love it! If we could define the experience we had at 94 DR in one sentence it would be: excellence with love. Definitely, if we have a chance to return to Edinburgh, we will stay again at 94 DR!

The property is very conveniently located close to downtown Edinburgh. Paul and John are awesome hosts and did all they could to make us comfortable, happy and well-fed. Paul serves an EXCELLENT breakfast. They were very accommodating to ALL our needs, and definitely embody the "customer first" approach. If we ever occasion a visit back to Edinburgh, this is THE PLACE WE WILL STAY! The rooms were very nice, comfortable and the Orangery where breakfast was served is beautiful...and did I mention Paul serves a great breakfast? Thanks so much to Paul and John for a great stay in Edinburgh!

We live in Edinburgh and decided to carefully select a stay close by for my birthday in 2018 (as we have young children and love to explore our city as tourists). My husband booked a couple of nights at 94DR last year and we absolutely loved it. So much so, we couldn't think of a better place to stay this year and we're already looking forward to going back next year! The hospitality is second to none, the decor is stunning and the food is out of this world. I cannot recommend 94DR enough, thank you so much for giving us this wonderful home from home to enjoy each year.

We really enjoyed our visit here! Great people, great location, and some of the best gourmet breakfasts made from scratch I’ve ever had. The bedroom and bathroom were very comfortable and clean. Will definitely stay here when we return.

This place deserves ALL the great reviews. Paul and John are an absolute delight. Great breakfasts, a wealth of knowledge about where to eat and shop. Are very helpful getting you to/from the airport. The place is also beautiful.

These 2 guys were born to run a b@b.such a beautiful place conveniently located. We were 2 older woman in Scottland to spread our husbands ashes. We had some issues with lost luggage and ashes. These 2 beautiful guys took us in,took care of us, and made the whole trip work out for us. PAUL and JOHN love you both . You and your place are the best.

Four of us friends visited Scotland for the Solheim and afterwards went to Edinburgh. We stayed at 94DR and it was an amazing experience. Fabulous rooms and decor, breakfasts to die for and of course Paul and John who are 5+ hosts. They were really special and made our visit so much fun. This is a GREAT B&B, you will NOT go wrong in selecting it. Really special.Paul and John were so helpful with ideas, reservations, taxis etc. Thank you Paul and John we won’t forget you.
