Beautiful hotel close to main attractions. Welcoming front desk staff with Michael and Ellen offering warmth and fudge. The hotel conveniently located a short walk from the Royal Road. Could not fault the Edinburgh grand! I stayed with my mam and sister for her 30th birthday and it was such a lovely stay. The staff brought my sister a little birthday present to the room and everything was really clean and had all the amenities you would need. Anthony the concierge super helpful and really lovely. Will definitely be back here and would love to try their bar and gym

5min walk from Edinburgh Waverley Train Station. Walking distance to city centre [Princes St], restaurants. VERY convenient. Check In and Check Out: smooth Staff: all friendly Room: we booked 2 rooms. VERY good. Clean and Comfortable, Quiet. Wifi worked great. Kitchen: Electric stove, microwave & a proper oven [a Siemens brand 2 in1, which was very good. Remove metal plates if using the microwave function]. Dishwasher and the wash tablet provided. Plates, bowls, pots and pans, cutlery all there. Very convenient. Laundry: Washer and dryer inside the room, very handy although a bit noisy when drying. Still better than doing laundry outside in shops. We were happy to have our things washed and dried. Detergent provided too. TV, Bluetooth bose speaker provided. Room was warm enough [Dec 2023]. Shower, toilet, all good. Arran products [isle of Arran]- Scottish. Did we enjoy it? Yes. Will we return? Definitely, despite the price being quite steep [YOLO]. Do we recommend? Yes [although quite pricey]

If you think it’s alright to be scared out of your bed by the hotel’s handyman “breaking in” and calling “housekeeping” standing right outside your bedroom then this hotel is for you. It was early in the morning coz he said he wanted to check the shower for us and he said since he knocked a few times and we didn’t answer! Husband and I were still sleeping and when did it become a crime to be sleeping in till 10, 11 am-ish on a holiday! The fact that there’s no latch, no security chain, no lock whatsoever you can use to safeguard yourself from intruders or uninvited people is horrendous already! But what can we do? We’ve already booked 4 nights here. It’s just utterly unfathomable and I would not ever come back unless the hotel install proper security regiments for their hotel guests. The only so called safety measures for the hotel guests is a set of combination code set by the hotel itself. And once you’re in, you placed yourselves and your belongings in the room, you have to accept you have absolutely no control over who can come in to take a peep of you whilst you were snoring in bed. Hence my experience, me woking up to horror (in my nightie) whilst my husband was still sound asleep. Too bad I didn’t know I had to bring my own security camera and connect it to the WiFi if I just want to make sure there were only me and my husband in the room when we sleep. Guess what? I had to place two lozenges bottle on the door handle during my remaining stay.

We stayed here for a two night/ three day trip to Edinburgh. Check in was 1500, however we arrived at 1400 and our room was ready. Check out was 1100. When we arrived our room had been upgraded to a loft (no extra charge) and the room was absolutely beautiful. It was spotlessly clean, comfy beds & the shower gel, bath gel etc was beautiful. The building itself is absolutely beautiful & the Christmas decorations were superb. All the staff were really helpful & attentive & offered to arrange bookings for breakfast, Hawksmoor (as it’s within the hotel) and afternoon tea etc. The location is perfect. You’re right in the centre near Princes Street & all the resteraunts. The Christmas market was a 5 minute walk away, if that. Other sites such as Edinburgh castle (old town) was about a 15-20 minute walk. We drove the Edinburgh and parked for our entire trip for £33.90 as the hotel gives you a 50% validation ticket. It was called ‘St James Place’- really secure care park- which was around 5 minute walk from the hotel, located in a shopping centre (which was also lovely). Definitely recommend staying here & hopefully we will be back as we got engaged during this trip, so it will always be one to remember!

Absolutely delightful to have your own apartment to come home to after exploring beautiful Edinburgh all day. The in-room washer/dryer was amazing. Great service, lovely restaurant, comfortable bed, plenty of space. Can’t recommend highly enough!

Impressive decor. Rooms extremely well equipped with everything from washing machines to whisks. Spotlessly clean. Loved the cosy mezzanine alcove extra bed - so much nicer for families than a sofa bed. Good breakfast - although fresh fruit would have been a welcome addition to the menu.

As a travel writer, I've stayed at many 5-star hotels and establishments over recent years to do write-ups. This was the worst experience to date. At first, I was delighted as we walked into a fabulous hotel with festive decor, a doorman that came to our aid before we even reached the front doors and whisked our bags away, charming staff, and a gorgeous interior. Then we discovered we'd accidentally gone to the Gleneagles Townhouse, and the Cheval was actually next door. What a disappointment. When we made our way next door, it was drab, dreary, and bland both outside and inside. There was nobody to greet us, so we made our way to the desk. Rather than our luggage being taken from us as it is in any other 5-star place, we were asked if we needed assistance by one of the two men on reception. I said yes, as we had a fair bit of heavy luggage, and one of the men then grabbed our cases and just tried to get into the lift with us along with our luggage. Pointless and embarrassing for everyone concerned. We thought the luggage would be taken and appear in our room like other places, but this wasn't the case. We got to our open-plan apartment, and like the other areas of the hotel, it was dreary and drab. It reminded me of student digs or a hostel with slightly more tasteful decor. There was a small TV with a shabby settee in front of it, then a desk behind the shabby settee (which was like a small hard bench to sit on), and then a bed behind the desk. You had to walk sideways to get into the bed because the room was narrow, and you couldn't see or hear the TV from the bed, so you had to go and perch on the shabby settee. There was little to look at in the room, although the first thing I saw was a sign threatening £500 per night for anyone who lit a candle or vaped in the apartment! What I didn't see was a warning that there would be members of staff lurking around in the corridors at all hours, which is exactly what happened. There was no warning of this, and as someone who suffers from anxiety, what happened during the night caused me a huge amount of upset to the point where I had to move out of the hotel halfway through my stay. I struggle to sleep, so I put some Neil Diamond on my phone/Bluetooth speaker late one night. Nothing loud or rowdy, just some gentle music to help me sleep. Just as I had got to sleep, there was a knock at the door, and a man and woman stood there telling us to turn down the music. To hear that, they must have been listening at the door. I was now fully awake and decided to go downstairs and outside to vape. As I passed reception, I went to the desk to ask one of the two staff members why they had been lurking outside my room at 2.00 am and knocking on the door at that time. Both had earphones on and simply looked down at the desk rather than acknowledging me. I had to knock on the desk to get their attention and then they just gave me some surly response about 'doing their rounds'. Once again, they popped their earphones back on, so in order to get in after vaping, I had to bang on the door as they couldn't hear the buzzer (had there been a fire alarm, they would not have heard that either, so very dangerous in my opinion). I was finally let in by the girl who had a face like a sour lemon and didn't say a word. Because the staff had woken me up by knocking on the room door, I struggled to sleep when I got back to the room. At around 5.00 am, I decided to go out again for a vape, so I exited to room only to find the same male receptionist lurking around outside the room again. When he saw me, he swiftly departed and got down to his place in reception just a few seconds before I arrived in the lift - I saw him hurrying behind the desk as I got out of the lift. Again, we asked what he was doing, and he said he was 'doing his rounds'. I have never known a 5-star or any hotel where male members of staff lurk around outside people's rooms to 'do their rounds'. I have heard of it in prisons! This is exactly what this hotel felt like- a grim, dreary, weird prison. If people are going to be lurking around outside in the corridors in the early hours, surely the hotel should warn people about this. As someone who was heading outside in the early hours to vape (on my own as a single female), I do not expect a man to be stood outside my room silently and then hurry off without any explanation. I was so distressed by the whole place and experience, lack of professionalism, strange people outside the room, ignorant reception staff who were too busy with headphones to even look up or let me back in, and all the other issues that I checked out after 2 nights of a 4-night stay. I spoke to the duty manager before checking out, and she was pleasant enough but more interested in the fact that the reception staff were wearing earphones at night rather than paying attention to what was going on. I asked whether we could get a refund for the two nights that we were not staying, and she said no, so we had to cut our losses and lose two nights as well as pay to go and stay at another hotel for the remainder of our stay. We then checked in at the Balmoral, which was truly a 5-star experience, and I would recommend it to anyone. I rarely have to write such a negative review in my job, as 4 and 5-star hotels are usually not this bad. However, this is a place I would never want to stay at again and would never recommend to clients or tourists, especially given that the price is similar to proper 5-star places around Edinburgh.

Staff were wonderful, very relaxed and attentive, the hotel had made a very lovely effort for Christmas had that whole “home alone” Christmas vibe to it The room 203 was amazing, yes the trams roll by but it’s not over night and we slept well , the room was HUGE and spotless my girls had a mezzanine space double bed to share we had our own queen size bedroom The bath tub is huge and wonderful The breakfast was very good (but not cheap) The bar in the hotel was impossibly busy and I did find it deeply frustrating that guests do not get priority for booking tables It’s the perfect location for The city a 2 min walk from the train station We would 100% stay again, but couple of things could be improved 1) access to the Bar should have residence priority 2) they need to offer room service .. they have a restaurant and Hawksmore attached to the hotel, not offering room service is a poor cost saver As a couple travelling I think I would booked a hotel but as a family we will stay here again
