Lovely apartments in the centre of the Royal Mile. The building appears to be going through a refurbishment at the moment and the changes they are making are ideal. Staff are very friendly and the place had a really homely feel. I spoke with Lila on check out, she was very helpful.

We had a fabulous stay here. A warm welcome, friendly staff, great central location. We stayed in the Princes Suite, which was lovely. Very comfortable bed & pillows, great views, big bathroom with walk in shower with wonderful water pressure. L'Occitane toiletries & large, soft towells. The kitchen area offered a nespresso machine & pods as well as a range of tea & coffee & biscuits. There was milk & water in the fridge. I was also presented with a bottle of wine as it was my birthday. All in all Fraser Suites did not disappoint. I would happily stay again.

No heating / aircon despite a complaint. .... Room a disgace for a 4*.... Room really shabby..... £350+for 2 nights? 1 bulb out of 4 lol We now have a wee panel heater, Radiator in bathroom=m says hot do not touch lol. Total joke. Avoided !!!

Dear Mr Curran We have not had the opportunity to speak following your feedback last night to our team, as you left the property without speaking to anyone today. The nights team were unable to assist beyond the portable as they did not feel it was appropriate to enter the room after your demeanour when you approached them. I am very sorry that you had such a disappointing stay with us and I have personally been to your room this afternoon to follow up on the lights and the heating which are function correctly. Our lights do have a control system to allow different lighting across the room and even though we have no previous feedback on this from others we do want to ensure that technology is easy to use and not a cause of discomfort for residents or guests. Checking the logs of the HVAC, I can see that the summer mode was selected instead of heating and we will ask our provider to look at restricting this option for the winter months to ensure ease of use for future guests. I have also read your comments across other platforms and feedback forums and hope this reply covers your concerns and expresses my disappointment. Sincerely, Andre

We stayed at the Fraser’s suites from Monday to the Saturday, such a stunning room, so quiet, beautiful view of the old town, towels fluffy and the room was spotless. The two reception lady’s were so helpful with places to go to for dinner. The one lady was Spanish, I was there for a family funeral and they were so kind with all the help I needed. We will definitely come back to Fraser’s in Edinburgh. We stayed on the 6 th floor near the lift.

We stayed with friends here , so two rooms booked . Ours was 6 th floor lovely room , great views , the bed and pillows were fantastic. Nice bathroom but towel radiator didn’t work so chilly ! Also would have been nice to have a bath , but only a shower which was really good pressure and really hot water . The kitchen area was great , well equipped with quality tea and coffee . Great desk / dressing g table , lovely wardrobe and extra chairs too . Lovely furniture and great tv . Our friends was first floor , much bigger than ours with two windows and window seats . Bigger bathroom with bath . They had no great view and heating mustn’t have been working , as they had a plug in heater ? Our room was heated , but chilly bathroom . The staff were all really great , we saw Anna mist of our stay she was brilliant. Would definitely stay again , lovely clean rooms. There was repair work being carried out on our floor re decorating walls , so no need to mention , that carpet and walls were a little shabby .…

We were genuinely looking forward to our stay. we were in Edinburgh 3 years ago and passed this hotel and said the next time we are back we will stay here. Firstly the staff are amazing and incredibly welcoming, every time you enter the hotel. We were given the room 107 on the basement floor. Very spacious room, but sadly in need of repair, wardrobe door hanging off. Air conditioning or heating not working, a small electric heater was left in the room (photo attached). There was one window with bars on the outside reminiscent of an old Gaol. The Sofa bed was mighty uncomfortable. On day 2 we had 3 workmen in our room, they were all very pleasant, but not what you expect on a 'deluxe' break. Overall it was very disappointing and we definitely didn't get a room representative of the photos on their website. Again, I want to say, great staff. …

As a serviced apartment and not a hotel, there are different elements to our business as we provide accommodation to both leisure short stay guests and long term residents. As a 200 year old building the rooms are located on different floors including the 1st floor, the property hangs off the side of the Royal mile which means the rooms are the originally designed which adds to the feel of a heritage building. A better location doesn't exist! I can't tell you how pleasantly surprised our stay here was. Usually hotels with this central of a location can be loud and noisy, and this place was so super quiet. Shocking considering it's literally steps from the central part of the Royal Mile. Staff was super friendly and helpful. If I ever go back to Edinburgh I will most definitely stay here!

4 nights (In Sept 15, Out Sept 19, 2023) Deluxe Apartment 1 Bedroom. Enjoyed the welcoming front desk staff, and excellent quiet location just off the Royal Mile (main drag of old town). Victorian building conversion with wonderfully high ceilings, tall windows with sweeping drapes, modern bath, desk area, and kitchenette / lounge / dining area. Very nice to have a laundry machines option (we did not use), do our own breakfasts, and add an apartment to the variety of our lodgings during our month-long trip. Will definitely look into Fraser Suites for upcoming trips.

Nice enough suits but unfortunately ours was at the back of the building and got woken up sat/sun morning at 7am with the bin lorries emptying the bottles from the bars, not good when you need a long lie if away for a quiet break. I think if they spoke to the council to sort this out, I'd give it a higher rating

We stayed 3 nights in this beautiful hotel, located in the best area of the old city, just three blocks from the entrance to Edinburgh Castle. The location ten stars. The accommodation, cleanliness, rooms, service, reception all exceptional. I especially want to thanks Paula, Diego and Gonzalo for their cordial and kind attention. They have made our stay perfect.
