Nice wee hotel, excellent for playhouse proximity and very friendly. Rooms were lovely clean and comfortable. Staff were very helpful and friendly. Room had beautiful views of the water and was nice snd quiet. Parking was tricky to find and up a narrow road. Staff couldnt do enough to help. Would use again if staying in Edinburgh

This is a great little hotel very well situated near the bus station and not far from Waverley station. The rooms are quite small, but well furnished. We were a bit concerned that there was an adjoining room which appeared to be occupied, but it was fine, we were not disturbed and there was no traffic noise to speak of. The staff were very friendly and extremely helpful and accommodating. Would highly recommend.

SUPER FRIENDLY HOTEL FANTASTIC LOCATION Centrally located at the Bus Station and Tram terminus, only 5 mins walk from Edinburgh Waverley Station. A beautiful historical building with refurbished immaculately presented bar and washroom facilities. Rooms are impeccably clean and spacious. Nothing is too much trouble to the friendly staff who will cater for your needs. There are a few steps up to each of the first and second floors with fantastic views over the city. Well worth booking for the personal professional service provided. There are only 8 rooms so you should not be disturbed or disappointed with comings and goings of large groups. All city attractions are within mins walk.

Warm welcome, twin room, very spacious and a bath, not just a shower. Breakfast available by request, also tea and coffee available all day. Friendly staff. Very helpful with maps, buses etc. 10 mins walk to station and princes street. Playhouse theatre and vue end of the road.

Fantastic hotel. I've been coming here for years. So much so that the staff have bought little gifts for me when I arrive. I can't tell you how much I look forward to staying here. Great rooms and great views at the back.
