This little hotel was the last one at the end of a month long backpacking tour of the British Isles. The location is mid-way between the two major attractions in Edinburgh, the Royal Mile and the Royal Yacht Britannia. The room was well prepared with some nice touches. Wee booked at the last minute so had a basement room. But it was done up very nicely and was clean and well equipped with no smell of mildew. The bathroom was small but perfectly clean and everything worked well. The room came with both a hair dryer and a straightener! Our host let us check in early and explained...

I'll start with the good bits: Nicely situated about 2 miles from the Royal Mile, fronts a lovely park and was possibly a grand house before being converted to a hotel. Very friendly staff and very clean However, at £100 for one night you would expect better quality. I would think that the hotel had a refit a few years...

We had the pleasure of staying overnight last week in this hotel. The welcome was very warm and everything explained in full by a very informative young man. None of the photographs shown represented our room , very ,very small dark room beside a laundry and kitchen, with the door always open and very untidy. Needs aired, smells of cooking, stair carpet going downstairs very worn. View from our window of a broken shower door thrown out. Towels to small to wrap round you after showering. Shower tray...

Just spent a two nights break with my partner in Edinburgh. The house looks quite old from the outside but when you actually go inside it looks nice. This hotel was nice although our room was cold and small. Having said that the food was nice and the staff very pleasant. Wouldn't visit Leith again it was scruffy and run down. I thought being near the capital that it would have been a smarter place.

This bed and breakfast hotel is located on Leith links and is only 30 min walk into city or 20 mins from The Royal Yacht Britannia/Ocean Terminal.
