Holiday Inn Express Edinburgh - Leith Waterfront is on the outskirts of the city. Edinburgh Waverley train station is within easy reach, and Edinburgh Airport (EDI) is a 25-minute drive away. Catch trams into the city centre from opposite the hotel. On-site parking is 10 GBP per night and spaces are limited. Stroll along to the Royal Yacht Britannia and climb aboard the former yacht of Queen Elizabeth II. For sweeping views of the city and iconic landmarks, hike up Calton Hill, two miles away. Don't miss the Scottish Parliament Building and Palace of Holyroodhouse. If you fancy a spot of shopping, you're spoiled for choice. Ocean Terminal is a short walk away, Princes Street is in the city centre and the new St James Quarter is home to brands debuting in Scotland.

Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

We stayed there for almost a week for business related issues. Despite all the stressful situations, we were pampered by the staff, always kind and available. James and the other guys were really amazing. We can't wait to come back to Edinburgh. Rosanna

Great staff, nice clean hotel, ample parking (charge) clean tidy room, comfy bed, great shower. Tea coffee in room. Ideal for our visit to a concert at Leith Links. Near tram, pubs, shopping centre and eateries.

The hotel is in a great location right by the tram stop which made accessing all the touristy parts and the airport really easy. The staff were friendly and tired their hardest to help. Unfortunately we somehow had a miscommunication and ended up in the smallest family room I have ever seen- when the sofa bed was extended it made the room very cramped- we had to put the pushchair down the minute we got in the door as it couldn’t go any further. We had booked through a 3rd party and requested a cot as well as the sofa bed as we had our 4 year old and 16 month old with us. Apparently the policy is you can’t have both but we were not told this. The lady was very nice and helped to put the cot etc up which was very tricky with the space but as they were fully booked we couldn’t be moved to a bigger room, she did say she would ask the staff in the morning to hold a bigger room for us for the 2nd night. we were out all day the next day so didn't bother moving as the kids were going straight to bed. Had we needed to be in the room during the day we would've needed to move as the Toddler struggled to move in the space. The other downside was we had interconnecting doors. These are terrible for sound proofing and we could hear conversations in the room next door so just felt terrible as they would've heard our toddler through the night. Breakfast was nice- standard Holiday Inn Express but good. We've stayed in lots of Holiday Inn Express' before but unfortunately wouldn't rush back here. The location was great but the very small rooms and general wear and tear put me off unless we came on our own without the children. There was no toilet roll holder, lots of marks on the floor and generally wasn't as clean as it could be especially as you do not get daily cleaning.

Room, check in was fab! Breakfast Chaos!! We had a very pleasant stay until breakfast in the morning. I understand lots of folks come at the same time but the staff should know how many people are staying. The hot/cold food was needing replenished.. and the staff just seemed to float aimlessly.. the Maitre D did nothing… processes could be much improved

Thanks for the review. We're pleased to hear that you had a pleasant stay here with us! We advise our guests to make their way down to service sooner rather than later to avoid the busier times of service. We're sorry the service didn't live up to the standard we're known for. Your feedback will be shared with the team to make sure we do better. All the very best, Kurt - Hotel Operations Manager

From minute one of being at Holiday Inn express Leith, we had nothing but warm, friendly , first class attention. The staff were beyond fantastic in every way. We dropped our cases off , whilst we toured the Royal Yacht , and went back still early for checking in. We were offered tea, and fully expected to get a bill, but none of it, the fabulous girl who was on reception, and was charming, apologised for the wait, and we were welcome. Well, the room was very clean, quiet, and we were very comfortable. The tram stop was right outside to travel into town , and our stay from start to finish was superb. Thankyou to all the staff we met during our stay, you made our holiday wonderful.

Comfortable and spacious modern room backed up by really friendly staff. (Thanks to Jamie, Kirsty and Gerry) The breakfast is pretty standard for a HI express but as it’s in with the nightly cost it’s absolutely fine. Great location near bus & tram stops

Friendly and helpful staff. Very clean room which was a good size. Got a good deal on the price. Near VFS Global visa office and short drive to Old Town. Breakfast good, great tea but poor latte from machine. Free multi storey car park across the road (shopping centre with Royal Yacht Britannia entrance).

We had a lovely stay, Jamie the manager who works for the hotel, made it extra special. Going the extra mile, interacting with the children, he was kind, attentive & very thoughtful about our dogs. The rest of the staff were also very attentive, we are vegans & vegetarians and our needs were met perfectly

We had booked a tour of the Royal Yacht Britannia so it made sense to stay in the area. We were very impressed with this hotel. Staff were friendly and the room had everything we needed including a comfy bed and decent shower in the bathroom. We were warned that the hotel was busy (Half-term) so at breakfast there might be a short wait for a table. That amounted to a couple of minutes, that's all, and we were soon tucking into our buffet style breakfast. Plenty of everything on hand and staff were replenishing if some items were running low. A great place to people watch. Nearest Tram stop is 'Ocean Terminal' and you need to purchase a ticket before boarding. At only £3.80 return into Edinburgh city centre it's great value and trams are frequent and run late at night.
