Hotel's Favourite
We could not say enough about this hotel in the west end of Edinburgh. While the loveliness of the lobby, the bar and restaurant, and the rooms made our stay comfortable and hospitable, the people made the stay! From the time we walked in the door to the saying of our goodbyes, each person treated us like friends and not just guests. A special shout out goes to Joanna, Claire, Eva, Ruby, Mikey , and Chris. Thank you all for making our first and certainly not last trip to Edinburgh and your hotel the best in every way.

We stayed for two nights . With the current circumstances I was a little nervous but need not have worried. Staff were discreet and wearing masks, the hotel was spotless and there were ample supplies of sanitiser etc. I started to forget about covid! The hotel is very well situated and there is help with restaurant bookings and plenty of suggestions to spend your time in the area. We took a lovely riverside walk into the city. I particularly enjoyed the copper Bath in the room and the whisky selection! Many thanks to all. Nicky and Tim.

I stayed in The Dunstane Houses for four nights in August 2020. The small hotel was stunning and very clean with hand sanitiser available in every communal room and staff wearing masks. In a period in which travelling is more anxiety inducing than normal, I felt comfortable and safe at all times during my stay. My room was beautiful and I really enjoyed the opportunity to have breakfast delivered to my door and the time I spent in the lounge and bar. My only disappointment is that I only got to sample a handful of the 88 whiskies on offer. Highly recommended! I look forward to returning soon.

We booked the pricey Hampton Suite for a family of five for the Christmas package and were sorely disappointed with the basement location, low ceiling height, half-sized outward facing windows with minimal natural light, and small bathroom. While the decor was high end, the suite was not as advertised or recommended and reminded me of converted basement airbnb units. Unless the price of the Hampton Suite is significantly discounted, do not book this particular room. Be aware that this property includes two homes divided by a four lane city road. If you are staying in the Hampton House, you must cross a busy street to get to the beautiful property shown in the website.

On the flip side, the dining and service were wonderful. The proprietors allowed us to check out early and refunded that night's stay. I believe if you choose the particular room carefully, you will have a much better experience than our family did.

Hi there Thank you for taking the time to review your stay with us, it was lovely to meet you at Christmas. I am sorry that after all our discussions you still feel the need to review us negatively on here - I just want to clarify a few points for our future guests. The Hampton Suite is a two bedroomed suite in Hampton House ideal for two people wanting extra space or a family of 3 (or 4 at a push) as the sitting room contains a fold out double sofa bed. I believe your original booking was for a family of 4 and this was explained to you and you added a 5th guests after - in the knowledge that this would be tight but you all wanted to be together. As a listing building we unfortunately dont have purpose built interconnecting rooms or the like as our larger counterparts do. On check in you made it clear you were not happy but we were fully booked over Christmas on our package and had no alternative to offer you, we allowed you to check out early with no charge and find somewhere you felt more comfortable and so thank you for noting the service was wonderful, we do appreciate that. We do feature images of both of our properties on the website, not just one house, just to clarify and the Hampton Suite section contains only images of The Hampton Suite - we pride ourselves on not misrepresenting at all. IT is most definitely not a basement Airbnb we are a 5 star graded hotel. I do hope you enjoyed the rest of your stay in Scotland and I hope this clarifies a few points for our future guests. Two weeks ago I visited Edinburgh again (for business and a private meeting ) . Having stayed in the Dunstane several times before I decided not to change the winning team and I called directly to The Dunstane rather than going via the cumbersome travel sites.
What a pleasure. Immediate response, my particulars still available from 7 months ago, immediate reservation confirmation, got my favourite room and arranged dinner and a whiskey sampling at the hotel for my business associate and myself.
Where do we find that kind of personalised service nowadays? Compliments to the Dunstane staff as they understand the art of hospitality. What a pleasure.

As always the stay at the hotel was just fabulous. A genuine warm welcome ( not the "plastic approach" as in most hotels) a cosy luxury room delicious dinner and a whiskey sampling with personal and professional guidance with very practical tasting notes. (Sean knows his business).

Another very important thing for the business and leisure travellers. The airport bus stops in front of the hotel and when, like myself, travelling by car there is the peace of mind that your car is in a very safe private parking at no extra cost!

What more do we want? looking forward to be back in a fortnight and feel like being home in my own bed.

Staff are incredibly welcoming, rooms are presented nice and at night it is very quiet.

Location wise it is very close to Haymarket station and alternatively a nice 30 min walk into Edinburgh centre. We also walked to the Zoo which was a nice 30 min walk in the other direction.

Having stayed before about a year or so ago, this time our stay was for the Scotland v England Rugby game. Our last stay was a King Room in Hampton House and we opted for a Cosy Wee Double in the main house. Whilst the room was small, it was immaculate and had everything needed for a night's stay on a very busy weekend. On arrival, we were greated and taken straight to our room - 14. Outside was a BBQ and bar being enjoyed by the Rugby revellers and a great atmosphere. We were told on booking that the bar would be 'rammed' both before and after the game and they were not wrong! There was a slight delay in being served at the bar but this was only to be expected. It was a very stormy night and the radiators in the room were much appreciated to dry our soaking clothes! A lovely breakfast was enjoyed before departure. We will no doubt return.

We stayed from the 1st-3rd of this month in the Roseate suite at the Dunstane houses and it was by far the nicest hotel we’ve ever stayed in.
Throughout our stay the hotel staff couldn’t have been better, extremely friendly and welcoming.
The hotel is in a great location, free parking right outside and only around a 20 minute walk into Edinburgh centre.
The decor of the hotel was amazing and lovely to see with the festive decorations.
Our room was a wonderful surprise, the most luxurious room we have ever stayed in, the copper roll-top bath was a great welcome after a long day walking exploring.
Thank you so much to the team at the Dunstane houses for such a perfect couple of days in Edinburgh, it couldn’t have been better!

We stayed here in a Luxury Double room on the West Coates side. First impressions were excellent - staff were helpful, polite and courteous and the entrance hall and lounge area was beautiful. Breakfast was lovely with a comfortable, cosy and relaxed ambience.

The room itself in terms of amenities and furnishings absolutely lived up to expectations, however it was on the ground floor, with no view (the view was the side of an outside wall) and unfortunately it smelled strongly like wet dog, which really affected the enjoyment of the stay. If dogs are permitted, I feel they should be in specific rooms only (not allocated to those travelling without dogs), and more needs to be done to ensure thorough cleaning of these rooms. The review would have been 4 or even 5 stars were it not for the last point.

A nice hotel. Friendly restaurant staff with delicious food—some of the best I’ve had at any hotel. Decor is really cute, and much attention has been been paid to detail inside and out. The place is also well cleaned and cared for. The staff make all the difference. Everyone is friendly, helpful and accommodating.

I would advise you to ask for a room other than 20, however. It’s right beside the public restrooms and the housekeeping office. The door to the housekeeping office is right behind your headboard, so you’ll hear it bang shut all day and night. That said, if you ask, the staff will kindly be more mindful of how hard the door closes.

All in all a good value and a fun place.
