We spent a night at the hotel, and it is a night we sure want to forget. The hotel is a tiny "boutique" establishment with only 4 parking spaces (which are constantly occupied and you are left with getting lucky with parking on the street). We booked the room online for 207USD and checked in at apx. 4:30. We were allocated room 8 on the 2nd floor. The stylish room felt big enough with green colors, 2 of the narrowest beds EVER (see photos), a TV, safe, minibar and complimentary bottles of water. The beds were too narrow to comfortably sleep on and we had the WORST night sleep ever. As the hotel has no a/c in the rooms, we asked for a mobile a/c, which was rather useless and noisy. Opening the window wasn't an option either, as the street was very noisy. The bathroom featured and overly-complicated shower, sink and an old-style modern toilet. The water pressure was, thankfully, strong. The next morning, we had an a-la carte breakfast which was included in our rate. breakfast looked good but was just fine. Bottom line - there are some very basic features you expect a 200USD a night hotel to have, and unfortunately, this so-called "boutique" hotel failed miserably in providing us a decent place for a good night sleep. The lack of a/c in the room, the DREADFUL beds and the constant noise from the street were absolutely dreadful.

Spent three nights at the Raeburn and had a wonderful stay. The rooms are stunning, as is the rest of the building. The food is first class, and the staff go the extra mile, and always with a smile. I stayed here a few years ago on a couple of occasions, for business, but it’s just got better. The only drawback would be the lack of parking, although we managed to get the last space on this visit! We will definitely be back.

I can't even begin to describe how much I loved this place, from booking, arrival to departure all staff were so helpful. The extras were a really special touch, ghds, Dyson fan, ipod with good play lists, crisps and tunnocks teacakes and that wardrobe... Very clever. Don't hesitate to book. I can't wait to return. We stayed on room 4.

We stayed here for a couple of nights and had a fantastic time. EVERYTHING was good about this place - the location, the room, the service, and the food. We even got free parking. And a room upgrade. We were a bit worried about other reviews that mentioned noise, but honestly it was so quiet. The atmosphere in the restaurant downstairs was fab, and the food was fantastic. We were gutted to leave! This will be my go-to for Edinburgh stays from now on.
