We had such a pleasant stay at this Hotel. Everything from the homely vibe within the hotel and from the staff, right down to the choice of colour palletes and decor. It was lovely to come back from long days of exploring, to a lovely room with comfortable beds, ambiance and a kettle for tea and TV! The beds had the comfiest pillows also and the views in the morning to Arthur's seat from the bedroom were lovely. Housekeeping always ensured the room was in adequate conditions and everything was always topped up l.
The hotel is at walking distance from most things to see and only 15 minute away from lovely coffee shops. We also were fairly close to Arthur's seat.
We were very well looked aftered here and will definitely be staying here in the future. Thank you to Tina, Kenen and Co. for being so accommodating and making our stay in Edinburgh enjoyable. Thank you for also only being a phonecall away for anything we needed!

Highly recommended if you just want a room. Spotless and attractively decorated. Very comfy beds and good shower. Nice garden view from downstairs family room. Breakfast not provided and tea, coffee, milk provided in room insufficient for us. Luckily, there’s a Tesco Express a 10 min walk away. Regular buses into city at bus stops opposite, but we mainly walked it. The walk is pleasant and there are lots of varied places to eat along the way. The room would benefit from from more hanging space / drawers for clothing

Very good accommodation. Very welcoming and friendly. The accommodation is very well situated for easy access to the city centre with buses running every few minutes. Day tickets available which are cheap. Good breakfast available.

We booked for July 2020 and had to cancel due to Covid19 restrictions. We asked then to move the booking to July 2021, but never got a reply. Whe then had to cancel again in 2021, still due to the restrictions. We contacted the B&B again, but no response again. We never got a refund of the fully transferred reservation fee. We recommend not to book at this establishment, you will never got a reply or refund.

The hotel is so well looked after, the rooms have such a cosy feel to them and are very clean and tidy. It’s a really beautiful place. The guests are also really well looked after - I couldn’t have asked for more friendly staff who couldn’t do enough for you. Very happy and would 10/10 recommend.

Cozy little guest house. Very friendly and accommodating owner. We came in early and our room was ready. Little bit misleading information from the site we booked it on but we figured it out. We booked with breakfast but due to COVID they dont make breakfast. Parking on site was a big plus for us

The toilet was dirty, no soap in the bathroom and no phone in the room. I tried to call them on phone and nobody picked for many times. Then I went to see the receptionist to ask for soap and iron, could not find any person. tried to ring the bell, nobody came. They have 4 stars at the door that is some high level of lie for this type of Guest house.

Thank you for taking the time to share your feedback, although your comments have left us completely bewildered. So much so that we would argue that perhaps this review wasn't meant for us, as your feed back is so far from the reality of our residence. Nevertheless, all we can do in response is confirm that all of our ensuite bathrooms are not only newly refitted, they are also entirely clean and the toilets in particular are scrubbed thoroughly on a daily basis. We pride ourselves on many things, one being our high level of cleanliness throughout and our housekeepers work hard to keep our high standards and are understandably offended by this comment. In addition, I can also confirm that there was definitely soap in the bathroom, as this is checked every day as our standard routine. We no longer have telephones in our rooms as we wanted to keep up to date with recent technology and took the opportunity during our refurbishment to install our 'Ring Service', which is electronic and goes through to our office as well as being connected to all members of staffs' mobiles for ease of answering your call immediately from anywhere on the premises or outside the front door. We have provided clear instructions in all rooms explaining how very easy it is to contact us via our 'Ring Service'. It is therefore possible to contact us anytime and has proved itself to be more efficient for our guests. Furthermore, with our team being on site 100% of the time, we believe we are always able to go that extra mile to help. We are delighted to say that nothing is too much trouble for us. We also have irons with ironing board available at all times. As you noted, we have been awarded 4 stars and almost 5 from trip advisor, the highest ratings available for our size of premises, in which we indeed work very hard for. May I ask if you are certain it was us you stayed with? We are curious to say the least and would appreciate hearing further from you on the details provided below? We could not travel because of COVID-19 and at first they refused to give our money back. We had to make a dispute through our credit card in order to get any money back. Even though we could NOT travel to the destination.

Despite our cancellation policies in place, we have offered either vouchers or refunds to all who had booked with us as we did with you. We understand some may continue to panic about their bookings, however we remain open in spite of it all and we do our best to keep our customer service levels high, which means we continue to reschedule bookings or indeed give refunds. Lovely big room, comfy bed and plenty of on street parking in the area. Bathroom was adequate, although there was no hand soap (strange considering current COVID situation). I had paid for breakfast but there was no-one around in the morning to advise what the set up was or any signs. Left having not had anything to eat.

fresh and clean room in a great location. Really friendly and helpful staff. Breakfast was great and snacks available throughout the day. Would recommend for everyone who visits Edinburgh! Building is beautiful and you are close to the tourists attractions and great restaurants.
