We spent two nights at this magnificent place I would say. Me and my husband were having some bad time with another hotel cancelation and we were so tired when I found this place. When we enter to the place, welcome was so pleasant from the Manager Louise ( I hope his name is correct) and all the worries has gone away. We were in a rush to go back to this another appointment after check in and he was super helpful. He even told us how to get into the place since we were new to Edinburgh. Room was perfect and heating was great. And the Lounge area was amazing and we had a drink from the small bar area in the evening with a movie which was really nice. We would definitely come back. Thank you for the great service.

Stayed in the main house, beautiful old building. Warm and comfortable with friendly and helpful staff. Willing to stop and talk with guests. Its an old style townhouse so floors a bit wonky and rooms are old style. Complete with 4 poster bed itt is charming! Throughly recommend, especially if touring the sites as thr staff are knowledgeable and keen to help with some local insight. Thanks for your hospitality 🙂

Comfy bed. Superbly clean room. Truly EXCELLENT reception staff. ‘Lewis’ came out onto the roadside to guide us in to the car park. Very welcoming. Next morning the staff were great again. Definitely my ‘goto’ from now on when in Edinburgh.

I have mixed emotions on this Hotel. If it were possible at all to give it a 'Good' rating I would. The staff, All I met were very polite, Lewis in particular stood out as being very friendly and informative. The room however was very dated. Paper peeling off, bathroom grout missing and a mildew covered shower head. The room was also badly cleaned, hairs everywhere. Room was also very cold despite the radiator being on full. Lewis did inform us that 4 of the rooms are currently being renovated so perhaps room number six is due to be next on the list. The proximity to Edinburgh is great, Tons of busses and no need to wait for more than 5 minutes. Parking, Free. A huge bonus for this area. The breakfast, Amazing. Of American size proportions. The price, very good. You get what you pay for so I have no complaints and would return.

Lovely welcome at the property. Shown to room. Made to feel very welcome and comfortable. Location was ideal for us and we caught the bus into city centre from just out of the door. Managed the walk back no problem as it is just one long road. Breakfast both mornings was delicious. I am coeliac, there was no cereal choice and some of the items off the menu could not be confirmed as gluten free so I did not eat them BUT I was able to have a filling breakfast both mornings; beans, eggs, tomatoes, mushrooms and bacon and I was given gluten free toast which was grilled carefully to assure no cross contamination. The staff were all lovely, helpful and friendly. The lounge area was decorated for Christmas and was very elegant. I would absolutely recommend this place. ( we were given a room in an annexed building. Clean, warm and comfortable. )

I don’t understand the critical, negative reviews. Yes, perhaps a lick of paint and some updating would be good. However; immaculate bed linen and towels, warm, cosy room, friendly attentive staff, good quality breakfast and a great price for Edinburgh. We will definitely be returning.

This hotel is not a 4 star, as sold on Booking. Com. It's 2 star at best, and this is only because the staff are pleasant and the bed was comfortable. We had room 5 which is a twin. It was very shabby and cramped and not clean. In my opinion it should not be sold. It is a health and safety nightmare. Plastic kettle on the floor, so cramped that my sister walked into a side table when she got up in the night. Luckily she didn't suffer any major injury. We booked via Booking.com and we're asked to pay on arrival before we had seen the room. It's obvious why payment was taken then as no way would we pay the full rate for the room. We have tried contacting Booking.com but have not received any feedback from them. My sister has also posted a review on this site including photographs but these have been omitted from her review as have some of her comments. I thought that the whole point of Trip Advisor was to be honest and failing to publish all of her comments and replacing them with fake information is not honest. I wouldn't book this hotel or use Booking.com again.

Photos say it all about room number 5. This is not a 4 star Boutique Hotel. Nicely located near a bus into Edinburgh . People were nice when there but I spoke to someone as I checked out and asked for 50% reimbursement towards the room as our room was 2 star at best and no one has bothered to follow up on this or contact me

We got there late after long drive from London ,good welcome by Sebastian showed our room and told us about the breakfast,it was fair size room with four poster bed which was comfortabl.The room looked very old and needs to redecorated .There was kettle ,two water glass,tea,coffee,sugar and milk but no cups.The bathroom was very basic and it took long time to get hot water,toilet flush was very slow and electric shower had no pressure.The furniture was very old and cupboard never been cleaned and broken safe.Breakfast was ok and basic.

Clean and tidy hotel. Staff were very helpful. It's little out from the city centre, but bus stop a few metres away. We used taxi/uber which quite inexpensive. Our room was close to reception and we did get a little noise in the morning as people left etc overal good enough value for the cost and would visit again.
