Wonderful stay in Edinburgh close to city centre. Enough room for two people. The only issue we had was the high curtain pole fell during the night our last night and gave us the fright of our lives at 3am. I will return here again. Lovely stay! The only thing I would also say is we didn't get replenishing of tea/coffee, so maybe bring your own or ask. Overall lovely stay!

Visited for 4 nights (mon to thurs). Arrived prior to the advertised check in time but Daniel on reception checked us in as there were apartments ready. Excellent customer service to start the visit.
The apartments far exceeded our expectations with a fully fitted, functional kitchen, including cutlery, crockery, toaster, fridge & kettle.
The place was spotless, with fresh clean bed linen & towels.
All the staff we spoke to were very friendly, Chloe on reception was very knowledgeable and recommended 2/3 different places in the area for us to visit to eat & drink.
Would we stay again - 100%. Would we recommend to others - 100%

We stayed at these apartments as the sister hotel we booked in 2020 was being renovated in 2021 when we finally got to travel due to covd restrictions. The apartment had everything you needed for self catering. The kitchen area had everything you need and if you wanted a breakfast you could get one in the student canteen area although we did not bother as we took our own breakfast items. Don't be put off by the words 'Student Area'. We had no noise from the students at all and we enjoyed our stay. We were told that these apartments are to be refurbished, seems a bit of a waste as we thought the accommodation was fine.

I’ll start by saying the room itself was nice, clean and modern. But everything else about this place was not good.
Check in was horrendous, we arrived about 20 mins before our specified check in time to be told the room wasn’t ready, ok fine so we sat and waited whilst we watched several other groups come in and go straight into their rooms. At 5 mins before the time I asked what was happening and was offered a less good room, we chose to wait the 5 mins and conveniently the room was ready right smack on the hour, seems a bit convenient? The people at reception we not friendly or helpful at all.
Next you have to walk up 8 flights of stairs to get to the room, there is no lift. Had they bothered to tell us this in reception we would have had to take a lesser room than we paid for as it was no fun lugging bags up 8 flights of stairs in 30 degree heat with a knee issue.
We passed another group on the stairs later on who also said their check in experience was horrible and the stairs were also an issue for them although they were staying on the 2nd floor.
The room was good, however the towels are awful, very small and threadbare and the hairdryer did not work properly, otherwise it was fine.
The location was good and you can walk to the Royal Mile in 10 mins.
Breakfast was also very good.
Overall I would never stay here again and I do not think I got value for money as prices were inflated due to the Fringe.

Would not recommend staying in the over-priced KM Apartments, which are located in a student dormitory building. As other reviewers have noted, the Website is deceptive in that it portrays the rooms as being more spacious than in reality. I was traveling with my adult son and thought we had booked a family-size suite with two beds. Instead we got a room with one bed in a space the size of a walk-in closet. So, I had no option but to book a second room. I asked for a free second room and only got a very small discount on it, plus they threw in free breakfasts. The receptionists were really friendly but clearly they had no proper training on how to manage the situation. The four-night stay cost more than a week in a very nice London hotel. To top it off, the bathroom in the second room was problematic. It was so tiny that my son could barely squeeze into shower, because the door was blocked by the toilet. The water alternated between steaming hot and freezing. And, there was no shelf in the shower for shampoos, etc. For those reasons, I would suggest staying in a regular hotel. You'll likely save money and stay in nicer accommodations.

At KM Apartments, we offer studio apartments which have one bed within the studio, and our offering is provided on website to enable our guests to select an option suitable for their requirements - we do not offer two bedroom apartments unfortunately. The images on our website show our studio apartment offering. We also offer twin rooms in our sister hotel The Scholar, located 12-14 mins walk form the KM Apartments if this was more suited to your requirements for a future visit to Edinburgh. The award wining Scholar Hotel also has Brasserie with all day dining 12.00pm-9.00pm, Garden Terrace with lounge chairs and views of Arthur's seat and bar. Seriously, even if you are a couple, in order to secure a comfortable room. Our room was almost entirely filled by our bed, one side of which was against a wall, and the other side had little space, so that to get out I had to scramble to the end of the bed and then clamber over my suitcase. And the only place there was space to open the suitcase was the bed. Clearly a room designed for only one person to sleep in. The bathroom (poorly sound-insulated and with a frosted glass door) also appeared to be designed for single occupancy.
The photographs showing beds with space on either side, armchairs etc. are presumably from the apartments not the 'hotel rooms'. If they are from some of the 'hotel rooms', then the rooms which lack these things ought to be priced more cheaply. Other hotels nearby have much larger guest rooms which cost no more.
I found the breakfast satisfactory, and the coffee machine provided entertainment, but my vegetarian companion was out of luck one day when the scrambled egg ran out some time before the end of breakfast, leaving him with meagre cooked options.

Pay the same price as the Sheraton and get what’s basically a disappointing university accommodation
First of all I would like to say I am dissapointed , we stayed in the KM apartment and was nothing like the photo’s! The apartment was much smaller, shower didn’t work correctly and was miniscule and even so the thermostatic adjuster was terribly placed behind the sliding halve door soaking you in freezing water every time we tried to turn it on aswell as this the shower temperature was temperamental and changed hot and cold in the shower ,bathroom was tiny and felt dirty, the kitchen was very standard, I was under the belief that the bedroom floor would be much bigger but was tiny, the TV didn’t work as it should the ironing board was broken.
The window view was terribly looking directly into other windows and a wall.
When arrived I had to park at the NCP car park which was about a 10/15 minute walk away from the foyer but did receive a discount on it. The apartment was in a Mecca for university students and finding our apartment was like a maze, the price of the stay at this apartment was very overpriced for one night I could’ve payed roughly the same amount for the same night at the Sheraton and sure I would’ve had a much nicer stay!
I hate to write bad reviews but the stay at KM apartments was very disappointing, I truly wish I booked to stay the night at the Sheraton in Edinburgh instead!
I seriously doubt I will ever stay at any KM hotel/apartment again after this I had high hopes for a spacious up to date apartment but was dissapointed.
I hope they contact me and rectify and out belief back in me for their business.

This is student accommodation and I think the property should be more upfront about that. The part of the complex I stayed in - a student halls called Churchill House - looks nothing like the photos on this and other sites and is quite grubby and basic. I booked a compact studio for 3 nights but left after two. The room is an ok size for a single traveller, with a large and nice kitchenette, but was not at all soundproofed and I could hear banging and crashing every time someone opened or closed a door or walked about, both on my floor or the upper floors (where the students are). I was woken several times each night by thumping/crashing, even with earplugs in, which is unusual for me. Also, a gap in the window and a very strange vent in the wall let freezing cold air blow in directly above the bed. The man on reception was very responsive when I called about it, but told me nothing could be done. The location of the property is great and the people who work there are polite and responsive, but unless you want very basic accommodation for some reason, I’d give it a miss.

We hadn't originally booked to stay here, we had booked to stay in their other hotel but when we got there, the bedsheets were stained etc. The girl at the desk was incredibly helpful and couldn't have been nicer, she moved us into a huge apartment here that we couldn't have faulted. Huge, incredibly clean, lovely facilities. Even had a kitchen, hair dryer, iron, bottle opener, small details etc that our original room didn't. :)

Terrible experience! Booked what we thought was an apartment - we have stayed before so we knew what to expect.
When we were allocated our room we were informed it was in a different building. No lift access and no offer to help us with our bags to the second floor.
When we went into the room it was a “single” as the double bed was pushed up to the wall. Breakfast area was unsafe as hot food was stored on top of a pool table! Rude restaurant staff on the second morning and to top it off on our second night, the fire alarm went off, no one was on hand to help evacuate and I had to tell people to get out. No sign of a fire assembly point! The following morning all the staff were topping up first aid boxes. Email sent to hotel - no reply! Awful!!!

Rude restaurant staff on the second morning and to top it off on our second night, the fire alarm went off, no one was on hand to help evacuate and I had to tell people to get out. No sign of a fire assembly point! The following morning all the staff were topping up first aid boxes. Email sent to hotel - no reply! Awful!!!

I'm afraid we didn't have a car with us so I wasn't paying too much attention but there was a little parking at the hotel, some street parking around the hotel and it is pretty central so I am sure there is an underground car park nearby.
Yes, there is secure facilities to keep bags.
