Very helpful and kind staff. Beautiful food and a very reasonably priced stay. The location is very accessible to the centre of Edinburgh by foot. (You have to pay for parking and a space isn't guaranteed, a small dowside) Rooms were comfortable, warm and spacious with large shower. Bit dissapointed there was no in room reception phone, but otherwise, would recommend and stay again.

We were initially put into a room next to a lounge where there was quite a bit of noise. We found it hard to sleep due to music at night and people talking very early in the morning. The walls were very thin and we could hear the whole conversation from our room. We brought this up with the receptionist and she gave us a different room for the second night of our stay which was lovely and quiet. Would recommend avoiding room 15 😊

Excellent rooms, friendly service, nice guest lounge to relax in. Would absolutely stay here again. Although I feel a better choice in bathroom products would be beneficial. The shower gel looked, smelt and felt exactly like the hand soap, and the other bottle that was labelled hair and body looked and smelt more like moisturiser.

It was a perfect stay! Quiet, yet central. Cozy room well appointed and beautifully decorated. The service could not have been more attentive: Valentine treat and all. They even gifted me an umbrella against the Scottish drizzle. Very recommended!

My husband and I had a very pleasant stay last weekend. We had booked an excellent deal through 5pm which included breakfast, choc covered strawberries and Bellinis and a late checkout. On arrival we were pleasantly greeted and shown to our room. The hotel was beautiful and clean and our room was very spacious and beautifully decorated. The decor was a big hit! Especially the bed. We had a good nights sleep and the bed was very comfortable. Only thing that would have made it even better was if our room had had a bath, but can’t moan as shower was fab. It took a long time for breakfast as we’re told that there were staff shortgages, but the waitress keeps us topped up with coffee. The breakfast was delicious and was worth the wait. Would absolutely visit again!

A good location hotel breakfast excellent.two night stay Had 3 rooms. Stay was spoiled on my behalf due to the room 10 which is tiny smaller than a postage stamp and at top of the stairs. Shower runs through the night and impossible to get to bathroom from one side of bed without hurting yourself on the TV. Staff were friendly and engaging but not able to resolve my issue when I highlighted my experience at the reception on first morning. Didn't let it upset my visit to Edinburgh. So if allocated room 10 you have been warned. I have complained direct so hope to be able to report that they care.

Beautiful place, delicious breakfast, friendly service, comfortable bed and lovely decorations, centrally located. Overall would absolutely stay here again, it was a really nice place and exceeded all expectations. The pillows and bedding were very comfortable, lovely light airy room, just great, 10/10.

A beautiful Georgian town house , with huge rooms and grand furniture, the beds were incredibly comfy and all over the property was kept very clean. The staff were particularly welcoming and helpful. The room also came with an itinerary of recommendations whilst in Edinburgh which was a very good idea and helped us a great deal to make the most of our short time. The restaurant was amazing with a very admirable Al a carte menu , and selection of tasty cocktails, the breakfast served in a morning is also a must have! We travelled by train and were happy to find that the property was only a short walking distance away. We will definitely be staying here the next time we are in Edinburgh.

No 11 Boutique Hotel is a good place to stay in Edinburgh. It is centrally located if you are visiting and want to stay in an independent accommodation. The room was well equipped with the usual amenities including nice bedding, hangers, desk, iron, water and the extras like water and snacks. The bathroom underfloor heating was an absolute bonus as it was very cold outside. The breakfast was well served and tasty. All and all a good stay.

We really enjoyed our stay. The hotel had a very good breakfast. The bed was comfortable and there was a really good shower over the bath Lovely freindly staff If you are staying more than one night an executive room might be best as the standard room though its comfortable was a bit small. Ideal location for Playhouse theatre
