A kind friend booked us into this hotel which was nearby. It is very central for Edinburgh, but the hotel badly needs bringing up to date. We were up two flights of stairs and there is no lift. Brilliant location, yet quiet at night, and the bed was OK. Otherwise filthy, and I had to carry my rubbish out myself. It is thoroughly absurd that this is listed as a 3-star hotel. I heard other guests claiming to see the manager because "this was not what we paid for". So true!

This place needs some TLC. Light bulbs missing, cracks in the tiles, tape round the shower head holding it together, wifi didn't work. The breakfast was also very disappointing. Recently stayed at the ballantrae on York place for a long weekend , very well situated and really friendly staff especially "Mazz" wouldn't hesitate to book on our next visit ! We had a three bedded room which was more than big enough for the three of us

Do not stay here. This hotel is far from the 3 stars it advertises itself as. Our room was so damp that the wallpaper was coming off the walls. The bathroom was covered in black mould and so were the windows in the bedroom. The carpet looked as if it had never been cleaned since the hotel opened. We asked...

No hot water. No cooked breakfast. Old stained carpet. Unhelpful staff. Unkempt garden- actually wilderness. For me this was not acceptable. Continental breakfast was depleted and not refreshed. I had to phone the night person to get in.
