We stayed for one night, start to finish the place was great. Excellent parking facilities, the room was great, very clean, the bed was a great size and very comfortable. My daughter also had a comfortable bed. All in all the room was faultless.

We had booked 4 rooms for family to attend a 100th birthday party and family were coming from Canada to celebrate. Unfortunately 2 members were unable to travel form Canada last minute due to Covid complications and we were anticipating paying for the room as we had not been able to inform Hotel staff of the change until check-in. There was however a lovely lady working the desk that evening named Emma who said she understood our situation and as the rooms had not yet been charged for she was not going to insist that we pay for the room which was really greatly appreciated. While checking us in Emma had to contend with 3 different members of our party trying to talk to her at the same time as they were a little frazzled from driving on British motorways all day. To Emma's credit she managed this hectic situation with poise and professionalism and made us feel very welcome. All the staff working in the hotel were friendly and appeared genuinely happy to help with any queries we had but I would like to make a special mention of Lisa who also worked the reception desk. Our plans had changed for the 5th time that day and I needed to change the time we had requested for breakfast so called up and spoke with Lisa. She was happy to help and there was a fantastic table ready for us and the breakfast team seemed well informed that we would require wheelchair access for my 100 year old grandfather who was visiting us for the meal. The breakfast team have been really nice and efficient on all our visits but on this occasion a few were so good that I feel you need to know about what a great job they are doing. There is a fairly short lady with short hair who has always said good morning to our group warmly and ensures we do not need anything while we are dining. There are also 2 young Spanish girls with bright smiles and welcoming faces that it was a pleasure to be served by they should all be proud of the job they are doing. A final mention to the breakfast lady who took the time to ensure my Grandfather was comfortable and happy. He was of course fine and really enjoyed the little flirt she had with him at the table. It wasn't such a big thing but I thought she should know that my grandfather told everyone he met for the next afternoon how he had pulled a nice girl over breakfast. It made his day so Thank you very much for your time and attention. You are all superstars and I hope your Boss recognises you all appropriately.

Myself and my Fiancé stayed for 2 nights! We stayed in a club room- very big room, big bed which was very clean and we enjoyed relaxing in our room watching the TV. There were tea and coffee making facilities also. The hotel is a short walk from portobello beach and we used the 113 bus (bus stop right outside the hotel) to get into the city centre in 20 minutes which was hassle free. The swimming pool was also great although due to COVID only the pool is open so you cannot use the jacuzzi. All the staff were very friendly. Would recommend and stay again! We ate in the restaurant one night and although there was nothing wrong with the food the menu was limited and it was average!

We wondered if we were staying in a different hotel to the other reviewers. I know Edinburgh is expensive but this is the most we have paid for a room for quite some time and our room was tired with peeling wallpaper and a crack in the wall. The wardrobe was leaning to one side so that you couldn't close it properly.
The breakfast was a buffet which was okay but nothing special with cheap sausages, soggy haggis and the like.
The staff were all friendly but the rules of the hotel seemed to fit the needs of the staff and the hotel profits rather than putting the customer first eg. you have to choose a time for your breakfast the night before, on a short break you have to ask if you want your room cleaned (not explained at check in so our room was not cleaned and we had to ask for fresh towels) and you even have to write down your name to book a swimming lane in the pool. Many of these rules may have been to do with Covid which is fair enough but as we are now living with Covid the hotel needs to re-focus on putting the customer first. I wouldn't say we had a relaxing stay and the quality of the room for the amount charged is outrageous really.
The is no air con or fan in the room so the room was uncomfortably throughout our stay, We had the windows open most of the time but because they didn't open beyond the recess no air came in, despite a pretty strong breeze outside.
Location wise you are about a 20 minute walk from the main part of portobello beach and town which is lovely. Buses are frequent and take about 20-30 mins to get to Waverley Station. There is also a station at Brunstane which takes 10 mins to get to Waverley although only one an hour.
This hotel either needs a serious refresh or drop the prices below the big chain hotels that provide clean modern rooms and decor not cracked walls and tired furniture. The only reason to come back here would be the location and the staff.

The cost we charge for any room is continually examined for competitiveness within the industry. Where we recognise costs for everything have increased through the utility cost put upon everyone - we remain confident that our product is representative of our fair price. We take on board your comments about our Breakfast and fully appreciate that this is a subjective view you have given. We welcome this and will look to use this to our benefit along with the many, many others that have given positive comments. The warmth of your room was unfortunate. Within our Room Directory, which holds a wealth of information from Irons to who to call in an emergency, it confirms that Fans are available upon request should you be looking to cool your room further. It is disappointing that you did not enquire about this during your stay where the fans could have been offered and the windows examined for an increase air flow. Also within the Room Directory is information about how we currently service rooms. It is clear from the reading that this action will only take place when requested. This is a point that we look to confirm in pre arrival communications and at Check-In. Should both these be missed, a third mention is within the Room Directory. You mentioned in your review that you felt the operation was not putting the Guest First. This is very puzzling to us. Every protocol we have is designed with the Guest's interest at its heart. Booking for Breakfast allows for a comfortable non crowded setting and food that is freshly prepared. Reserving a Swimming lane is not a condition of use but merely a tool to allow for those that want uninterrupted swimming the opportunity to know when that can be achieved. At all other instances the pool is readily available. The feedback you have given about the Room you used will be investigated and we are grateful that you have highlighted this. We would have preferred you aired these concerns whilst with us - as we would have immediately looked at alternatives had the room not been suitable to you. We appreciate your comments about our staff. Again though with your perception of them being friendly / approachable, it would have made for a more enjoyable experience had you brought some of your concerns to us during the stay. At the very least we would have been able to clarify why something was how it was and allow for you to benefit more from the arrangement with a clearer understanding. Thanks.

Our first stay was fab, clean warm room, big clean, soft and cosy bed. We ate at the bistro bar, food was great. Leisure facilities were clean and easy to use changing rooms have underfloor heating with felt great coming out of the pool. We had a quiet room and slept really well. We will definitely be returning to Kings Manor for a longer stay.

From the minute we arrived we found a great parking space and were greeted, at the bright and airy reception, by a happy, gregarious receptionist.
This hotel had an uplifting feel about it which was to permeate throughout our entire three night stay.
Our twin room was spotlessly clean. It had all the facilities one would expect; extremely comfortable twin beds, attired in clean white bedding, decent sized hanging area with plenty of hangers for clothes, full length mirror and wall mirror above the utility top, a good selection of beverages and delicious biscuits, litter bins, a toilet brush, ironing board and iron, an appropriately situated decent television, telephone, bedside plug sockets and a hair dryer. Everything we needed for a comfortable stay had been considered.
The restaurant was inviting with large full length windows which brought the outside in. Many people were accommodated, by choice, at tables on an outside patio in the sun.
The food was exceptional and selected from a varied menu which catered for all dietary requirements. There was a chefs specials board in addition to the menu. Breakfast was served in another delightful room and, due to restrictions, was served to us at our table. The food was freshly cooked and cleanly presented. My personal favourite was the fruit salad followed by scrambled egg, topped with smoked salmon.
Our three night stay couldn’t have been better. The hotels position at the focus of all main road routes, enabled us to find our way, easily, to visitor attractions and shopping areas.
We will definitely book again, at this wonderful hotel, on our next visit to Edinburgh.

We were upgraded to a club room at the back of the hotel, which was spacious and very quiet, given that the hotel is located on a reasonably main road. All the staff were helpful, including making changes to the dinner menu to accommodate my choices as a vegetarian as the menu was very non vegetarian based, which staff recognise. With a more varied menu we would have given an excellent rating. Their covid secure protocols were impressive. Our dogs were made welcome and there is easy walking nearby. The location is excellent for the city centre, but also Portobello beach, which is a hive of activity, with many activities taking place there, both land and water based, with an excellent atmosphere.

We wanted to stay four nights in the Edinburgh area after attending a wedding in Fife. We chose the Best Western Kings Manor Hotel and were not disappointed.
It was excellent in all respects, with friendly and helpful staff, including at Reception, cleaning staff, servers in the restaurants etc.
We had a spacious accessible room which included a large, well equipped shower area and comfortable king-size bed. There was ample room for my partner to manoeuvre her electric wheelchair.
The restaurants served good food at breakfast and dinner time, and my partner's requirements for gluten-free options were well catered for.
There is free on-site parking, and the bus stops right opposite and adjacent to the hotel meant that travel to and from Edinburgh city centre was cheap and easy, enabling us to avoid the hassle and expense of parking there at what was a very busy period. The Kings Manor is also handily placed for a visit to Portobello beach.
Would recommend and return without hesitation.

Visited this gem of a hotel to meet up with family who live in Edinburgh and we were made to feel most welcome from booking, reception checking in, to dining at breakfast and dinner. The location is a huge bonus to tourists in that Edinburgh is only a straightforward bus ride away and surrounding local areas easy to reach either by a bus or car journey. The staff are a huge asset to the hotel as they are welcoming, always prepared to help, and genuinely work towards making sure you, the guest, is happy with your stay, Rooms are very clean, good size and all you would need to rest up after a busy day finding out about the beautiful city close by. Was particularly impressed by the front of house waiting staff, both at breakfast and dinner. Breakfast staff orchestrated a fast moving work pattern, ensuring the food was served hot and used dishes were quickly cleared away. Staff in the Bistro ensured the children enjoyed their meal, making a special effort to include them in the menu choice. The leisure facilities were praised highly by the youngsters, whilst we oldies were fortunate to be able to view them at play. A beautiful well run addition to the accommodation provided by this hotel. Highly rated for a leisure break.

My partner and I came to stay for 2 nights with our dogs. It was the first time we had ever stayed in a dog friendly hotel and also in a hotel whilst covid was around.
I must say the place was really lovely !
We felt really safe and our dogs had a really nice time and they got lots of attention, not to mention the 4 poster bed. The room itself was spotless and very big. I’m actually allergic to dog hair (from other dogs) and I didn’t sneeze once. It was a very clean room and the bed was just lovely.
All staff at the hotel, on reception and in the bar and bistro were extremely welcoming and couldn’t do enough for you.
The tables were really clean and there was plenty of hand sanitiser around and all staff wore masks and you just felt safe.
The hotel itself is right near the town and about 11 minutes away from Arthur’s seat so a great location!
There’s portobello beach minutes away too for the dogs.
We would highly recommend this hotel.

It's about £13 for a taxi into St Andrews square Edinburgh, but the bus service from the hotel into Edinburgh and back is regular (10-mins) and a good night service too. Cost about £2 each way.
I stayed just before Xmas. Rooms are clean but a little dated.
Indeed King's Manor is extremely Pet Friendly. You and you dog are greeted warmly and enthusiastically by all the staff. It is so wonderful to also be allowed to keep him with us at mealtimes. Special areas of the restaurant and bar are reserved for pet owners.
