Single, ground-floor, 4-poster, family and garden facing rooms available. The New Spencer’s Bistro provides excellent quality Scottish- French cuisine and the lounge area offers a selection of wines, beers and whiskies in relaxed surroundings. Expect contemporary style, period surroundings and great service. Private parking.

This place was a very unexpected surprise! Absolutely wonderful experience here! The room was large, very clean and the most comfortable bed I’ve ever very had in a hotel! The staff is beyond helpful! They tell you the breakfast is just a continental breakfast but it’s much more than just breakfast! Cereals, pastries, toast, meats, cheeses, yogurts and many other items! Thank you Nicki and your fabulous staff. We enjoyed your hotel so much! Especially the chocolates! Definitely would stay again! A disappointing experience overall. Definitely, not a four star experience and not a boutique hotel as people might generally understand it. To be fair, our room was fine and the bathroom excellent and the lady in the breakfast room was very friendly. The continental breakfast was very ordinary and not at all what you would expect from a four star boutique hotel. It wasn't a bad hotel but just not what it said it would be.

Unfortunately this hotel is in need of updating as everything looks tired, 1st night we stayed we noticed one of the curtains was hanging off, also there was constant banging all night long, found out in the early hours of the morning after not much sleep that the window fastener hadn’t been fastened, so with the strong wind this made the rattling banging window, then the next morning the toilet flush broke , it was repaired but with instructions to leave a gap before re flushing, I explained that , that wasn’t the problem their was no resistance to the flush as it had obviously broken inside the cistern, we also had to point out the stairwell carpet was dangerous as it had come loose, we were told to be careful when using the stairs, I suggested that the receptionist put a wet floor sign on the stair to make other guests aware, the beds were wobbly and bouncy , every movement was like being on a boat, then to add insult to injury the noise at night from other residents banging doors as well as the couple that had an argument at 1:30 am. Finally going quiet about 2:00 am..The continental breakfast was very amateurish …. Each to their own I for one won’t be staying again sorry ..…

Very tired decor and unsatisfactory continental breakfast. There were no pastries or fresh bread, poor selection of cereals and the coffee was very weak. Had to ask for toast that arrived in the form of warm bread and were told that they’d run out of croissants. It is very sad when this level of service is deemed to be okay.

Perfect 2 night stay during the fringe, cosy room with everything you could need. Quiet location but still within walking distance of all the action! Gorgeous building, friendly helpful staff & great breakfast choices. However, you cant really tell how good a hotel is, until something goes wrong! For us, we found after we arrived home, that we had left some clothes in the wardrobe. The hotel were super helpful & managed to organise getting the items back to us. So grateful. This hotel will be our first choice when we return next year.

The hotel itself was soulless with a teenager on reception (sometimes). Rang the bell constantly and no one came. Hung around until someone eventually turned up. One large dark room to side with a sectioned off bit built in corner for shower room. No extractor fan inside. Then after traipsing thought the city all day long I couldn’t sleep until well after midnight because there was an empty restaurant downstairs blasting out heavy bass music. Very disappointed as not a cheap hotel and why allow a restaurant below to do that anyway!!???!? JUST INSANELY BAD BUSINESS! Do not stay here if you want to rest and or sleep. Never coming back and definitely not recommended 😡

I was in this hostel a couple of months ago, everything was very poorly managed, there were damages in the rooms, the breakfast was terrible and the owner (a certain Niky) was very rude to me and my companions. unfortunately it was a very bad experience and I do not recommend this site to anyone.

Located within 20 minutes walk of the Royal Mile this is a very well presented boutique hotel. The room was airy and very nice. The bed very comfortable. And a coffee pod machine. Parking on site for 8 vehicles, 18 rooms. So arrive in good time. Continental breakfast not to the standard of quality to the rest of the hotel.

I stayed here for a work trip and found it a quiet, comfortable and relaxing place to spend the evenings. The hotel is in a traditional townhouse so rooms seem large and airy with high ceilings which gives a nice ambiance. My room (meadowbank) was large and very well equipped - large tv, iron, hairdryer, fridge, coffee machine etc, and comfortable as it had a sofa and two armchairs. The bed was excellent with a fantastic soft mattress which gave a good nights sleep. The hotel is about 25 mins walk or 10 mins bus ride from the centre and public transport availability is excellent from nearby. There are however plenty of places to eat and drink within walking distance and a Lebanese kitchen on-site.

I had a booking for the 14th Feb, I wasn't able to make it, so changed the date via booking.com- I received emails and confirmation that the changes had accepted. I also received messages from the hotel. My booking was cancelled on the day of my stay and no refund given. The Hotel is blaming booking.com and have said they had no record of the changes - booking com have advised the hotel did accept the changes and it was cancelled because the hotel had requested more money- We'd agreed to pay this at the hotel. So, I lost what money I'd paid and neither company have been of any help. I'm in the process of taking this further. As I'm currently stuck in the middle and out of pocket
