We booked to stay here for two nights for NYE. When we turned up the hotel was a complete building site, the door was blocked off by bags of plaster and in the entrance to the hotel there was a dishwasher. Stayed a couple of nights in March but had to move since the fire alarm system did not work and occupancy not allowed. Hotels.com did not manage to find alternative in central Edinburgh but owner helped me find room in nearby B&B. Nice hotel, nice staff but obviously something is not quite right.

Location is out of the central area by about 2kms, but it is just down the road from Leith and harbour area. There is a bus service that runs right past the accommodation. No off street parking and parking is quite difficult. Their advert says "free parking", but that means there is no charge when parking on street. The room...

We are very close neighbours to Capital Residence and have now had to deal with guests stopping us in the street asking for help a number of times now. When I booked this hotel some time ago, the reviews were generally positive. I had another look just before we were due to stay and it appears that standards may have slipped a bit recently. No sign of the promised slippers or garden view. Boutique feel of hotel left a lot to be desired. We got placed in the basement room with view out to front yard - this could have been pretty but had been left to go tatty - needs some whitewash, hanging baskets, etc. People in the street could easily look down...
