We have stayed at Glendale three times in the past 2 years and have found it to be a friendly, clean and efficient B&B run by the very attentive owners.
The decor is fresh and the rooms are clean and welcoming. The B&B is round the corner from the main bus route with the city centre only a few minutes away.

A very clean and well-kept location.
Proprietors Duncan and Elaine were very friendly, right from the point of quickly answering e-mails, assistance in getting around and the sites of Edinburgh and all aspects related to my stay.
The (Cameron Toll shopping centre) location is not centre of town, but it is very easy to get to, just minutes away by buses that leave extremely frequently -- I never had to wait more than 2 minutes even in the evenings for a bus to town.
There is free wireless internet access, the access point at the bottom of the main stairway covers all but the far corners of the top rooms.

The house, the rooms, the hosts and especially the breakfast are very nice.
This shows why breakfast is part of the acronym B&B.
The hosts are very helpful, kind with endowed with lots of humor.
The location is perfect especially for people visiting the university or if you want to take a walk on the beautiful blackford Hill. The city center and the translation is also very near with the bus.

Delightfully refined. A Victorian house tastefully refurbished. I enjoyed a two night stay here as part of a visit to Edinburgh University. The hosts are super friendly and helpful in every way when I asked for directions and places to eat for dinner. My double room was immaculate and well furnished. Brilliant breakfast too. Definitely look forward to a return visit one day.

Good value place to stay, excellent cooked breakfast, close to bus routes into city centre. Another good stay at Glendale House. Room has flat screen TV, very clean, had room at the back, very quiet. Given how cold it was outside - snow , windchill, room was well heated and warm.

Having stayed here several times a few years ago, en route to Skye, this was a first visit after a break of almost five years. Hosts Duncan and Elaine were as charming and hospitable as ever, the room beautiful, comfortable and well appointed and breakfast substantial and delicious. We felt more like old friends than customers. Glendale House is well situated for the university and an easy bus ride to the city centre. Wholeheartedly recommended.

Our room was clean, comfortable, and spacious. The house is beautiful, and the hosts are warm and friendly. The parking was super convenient, and rare! This was our first stop in Scotland, and I didn't realize parking was such a premium. The private gated parking lot at Glendale is not the norm. The breakfast was delicious and filling. We didn't want to drive while in Edinburgh, and Glendale house is located very near a bus stop, which made our trips into the city center quite easy. Lovely place and people.

Our first visit to Edinburgh was made more comfortable by staying at the Glendale House. The accommodations are clean, cozy and homey. It was peaceful sleeping at the end of a busy day of sight seeing. It is a beautiful Georgian style home with wonderful character. Elaine and Duncan are warm and friendly and make you feel right at home. The breakfast is by no means lacking. It's delicious, hearty and NOT skimpy, it will tie you over to dinner for sure.
My husband, daughter and myself enjoyed ourself here and we're so pleased we will stay here the next time we visit Edinburgh.

We spent three nights at Glendale House in early May as part of our vacation around Scotland. Glendale House is a 30-40min walk from the city centre, right across from the Cameron Toll Shopping Centre. While it's away from the busy centre, there are still several good restaurants within a 10-15min walk.
Our room, Leven, was a good size for the two of us and looked out onto the back garden. We kept the window cracked open at night and were not disturbed by traffic or any other noise. I enjoyed the soft mattress, but my husband found it uncomfortable (I think it's difficult to have a mattress that is good for everyone). The wifi connection in the room was good and we appreciated the free access. We arrived via car so the complimentary parking spot behind the house was nice.
Breakfast was very good, and made to order in the morning. I have Coeliac and must eat gluten-free and Duncan and Elaine worked around my diet no problem, even purchasing two loafs of GF bread. Duncan offered some good suggestions for things to see/do in the area, and in the room was a booklet with recommended restaurants that are nearby.
Overall, Glendale House served as a very good base for exploring Edinburgh, and at a much lower price (and quieter location) than B&Bs/hotels right in the city centre. I would certainly stay here again next time we are in Edinburgh!

at the Glendale House. A science dept. at the nearby University of Ediburgh arranged our stay. We thought it was a brilliant choice. Elaine and Duncan greet you personally, as if they had been waiting for you to arrive and were so pleased to see you. They were helpful and so accommodating. We left our luggage there during the day Saturday, keeping a key, which we just had to remember to put on the hall table as we went out to the taxi.....that they had reserved for us. No question seemed too "dumb" or inconsequential. Our room was really large, even with a bathroom (compact but just gorgeous and modern) carved out of a corner. There were all the necessary amenities and then some, from hair dryer to slippers to shortbread and the makings for tea. The room had a TV with DVD, and the hall had a bookcase filled with films. Wi-fi worked without a problem. Breakfast was delicious and copious, with so many options. We really couldn't take advantage of it all. Fresh fruit, yogurt, cereal, muffins, porridge, eggs with all sorts of accompaniments, etc., etc.
At first we were concerned about the location away from the center of town (but so close to the university, which was, after all, the reason for the stay). However, the very near-by bus stop has more than a handful of different bus routes, all of which go straight into the historic part of the city within 10-15 minutes. The only "scary" part about taking a bus is the need for exact change unless you don't mind contributing a bit to the coffers of the city. I did learn from experience that if you plan to visit the Old Town, Royal Mile, Castle, etc., it is better to get off the bus there and then walk downhill to the New Town, museums, etc. than the reverse.
We had a lovely dinner about a mile's walk from the Inn at Salisbury Arms our first night there. See our review for that.
Since we didn't pay for the stay, we have no idea what the cost/value is. However, comments Duncan made about price of a hotel chain made us think that the nightly price at the Inn was very reasonable.
HIghly recommend the Inn for a stay in Edinburgh.
