Stayed here for 2 nights. As soon as the door was opened a lovely friendly man came out and told us where to park. But the food/musty smell was not very nice as the door opened. The location close to the university King's Buildings campus is the only positive point of this guest house. Nice, cozy guesthouse about 25-30 minutes from the Royal Mile. The staff was very welcoming and friendly, and waited up for our late arrival.
