We visited Froach house about five years ago, and obviously when we decided to revisit Edinburgh there is no question where we were staying! Gareth is a brilliant host nothing is too much trouble! We had room number nine this time which was as he called it 'in the dungeon', far from the truth it was in the basement with...

Really nice hotel. We enjoyed the city so much, but the best thing for us was staying in Fraoch House. You won't regret your choice. Everything was very clean, the breakfast tasty and Gareth and Kat were the perfect hosts. We will come back soon.

Received the warmest welcome and got a lot first hand advice for my weekend in Edinburgh which made it very special indeed (thanks again). Fraoch House is just a 20- minutes walk away from the city centre but there is also a more than regular bus connection. My room (No 9) was facing the garden, very quiet and beautifully decorated....

Visited Edinburgh for a couple of days/nights (1st visit to Edinburgh). Lovely room, clean, good facilities. Great breakfasts. Gareth and team are very hospitable, friendly. We are already planning to go back and we have recommended to family and friends.

A wonderful welcome to a fantastic guest house. Great room and such good food, felt really spoilt by such care from Gareth. Just visited Edinburgh for my husband's birthday . The hotel is fantastic, rooms are a great size and are lovely and clean. Beds were so comfortable too. My girlfriend and I stayed at Froach House for three nights. Our room was clean, large and spacious and tastefully decorated with a bathroom/shower ensuite. Despite the bitter temperatures outside, the room was toasty and warm, and a welcome retreat after a long day sight seeing and the occasional whiskey tasting. The room benefited from a TV, tea & coffee...

Stayed here for a night so we could explore Edinburgh. It's a short journey on a bus from Waverley train station. From the outside it looks quaint and welcoming. We were welcomed by Gareth - the owner - who introduced himself and went on to tell us the many things you can do in Edinburgh. Our room wasn't quite ready...

What can I say? We booked our return to Fraoch House at the end of this year for Hogmanay as we checked out. Our room was incredible, very spacious and very comfortable with access to the private garden. The bath was so incredible we brought some radox and had a bubble bath every evening!! It was so lovely to wake...

lovely spacious room, with big window, comfy bed and very clean. Super friendly staf who helps you find your way in Edinburgh with good tips of where to go with a very tasty breakfast in your stomach. Also situated 15 min walk from city center, with busstop just outside the house makes this B&B the best one ever!
