Room was spotless and warm, guy who received my was charm itself and VERY helpful. Bus service 50m from the hotel to the city centre, waterside at Leith docks a 15 minute walk tops. I stayed here because of wanting to visit Fisher's fish restaurant, but plenty of other pubs and eateries on the waterfront. Only downside was the lack of breakfast, not a probelm to walk down to the dockside, but in rainy weather might be a different story.

The Sandaig was in a nice location in Leith, and a good base for exploring a different part of Edinburgh. Our room did not have an en suite - although it did have it's own bathroom across the hallway. The room was very small - and it would have been better if there was at least a sink in there. We didn't see any staff the whole time we were there but checkin was all arranged by email and we had no problems. I think it was a bit expensive for what we got - especially as I don't think it was made clear in the booking that our bathroom would was not en suite. But we had a great weekend and would stay at the Sandaig again - as long as we didn't get room 6.

Luke is charming and welcoming and at hotel until 16:00 each day. He made the Trip to Edinburgh so warm. The rooms are spacious. The bus stops in front of the hotel. £5 for all day bus pass for anywhere in the city, there are two nice restaurants and a nice pub within two streets and a lovely park across the way.

My husband and I have just enjoyed a 2 night stay at The Sandaig. The welcome we received from Luke was without a doubt the most hospitable we have ever received. He showed us to our beautiful room, which overlooked the park, he then brought us a tray of coffee along with croissants and shortbread. He provided umbrellas, as we’d left ours at home, and advised us regarding buses, etc. Our bedroom and bathroom were both spotlessly clean and the bed was extremely comfortable. Such a shame breakfast wasn’t available because I’m sure Luke would have made that a memorable experience also ! We didn’t see Luke again but a lovely lady checked us out and gave us chocolate croissants for the journey home. Thankyou for a lovely stay.

Contrary to some previous reviews everything was spotlessly clean on arrival and kept clean throughout our stay. There was plenty of storage space and ample tea and coffee. A lovely touch was the sherry in our room and shortbread and cake in the hall. Luke was amazing (although he was only working on 2 out of our 5 days), finding us food, getting things mended making suggestions and giving us truly personal service. However, when booking with Hotels.com we requested a high floor with a view and also breakfast and a few days before our visit we sent a message asking how to get from the airport. The latter was not answered and we ended up with a ground floor room overlooking a washing line and ancient decking. We realise requests cannot always be met but I don't think the messages were even read. We also had a private shower room/wc across the corridor (not ensuite) which was not ideal. We struggled with checking in by entering codes and battling with very stiff locks. Not the best after a long journey...Apart from when Luke was at work we didn't see anyone. Also on our first day we expected the breakfast we had previously requested but apparently it hadn't been ordered. Luke again helped us! He also got our TV mended when we arrived but it was short lived and we had no signal for most of our stay.

Lovely stay at the Sandaig Guesthouse. Nice room and easy access by public transportation to the city center - which could also be reached by a 3km walk. Enough to get you away from the busy streets placed in a calm area with a park in front. Also only 2,5 kilometers to the sea side. Sadly they weren’t able to offer breakfast, however the lovely host Luke made up for this in every way; recommending places to get breakfast, making sure we had all we needed as well as going the extra mile for the guests. He is honestly the most exceptional host we have ever met - thank you Luke. All in all lovely place to stay - would recommended it.

we were disgusted to see how unhygienic and dirty the room was , there was no staff there to help , the room was tired, marks on the door, bed falling apart and held together with a screw, the room looks nothing like the photos shown on the website and the staff that were ment to be there to clean or help you were always out of sight , the loft which is ment to have a hatch on it was open , and when we brought it to their attention they ignored it, there was no info on any facility’s or the place and there was no one to ask, All round it was probably one of the most disgusting hotels I have stayed at , and as I was travelling with my mum and dad it was definitely not suitable for a family and it was an absolute disgrace.

To be quite honest our short stay at the Sandaig Guest House was memorable for all the wrong reasons, the majority of which was purely through a lack of attention to detail. On arrival the guest house is not staffed, so access is only to be achieved through calling the contact number and then being buzzed through. At which point you’ll be directed to your room key on a hallway table. A modern approach that we particularly do not care for. Once in the room, ( 6 ) we soon realised that although the room was clean, the furniture was of average quality and the room itself was in need of some attention. Specifically.. The mattress was thin and offered little to no lumber support, leading to both of us waking up with back aches. The wardrobe was and is very flimsy and has the hanging bar set very high so only tall people can reach. The bathroom sink plug would not compress to close, meaning the water just runs away. The toilet tank continuously ran water into the bowl until we adjusted the fittings. The wallpaper in the bathroom is coming away and there is rust in the medicine cabinet. The television for some strange reason required two different remotes to operate, one of which had expired batteries in. Being an avid viewer of the television series, Four in a Bed and the Hotel Inspector the key areas of any stay are the bed, now documented which brings us to the breakfast. Now bearing in mind we are/were at the time of our stay in December, the breakfast room has no heating that we could see of any kind and was distinctly chilly. Whilst accepting that it is an old building and may not have the option of central heating in all areas, this in no way negates the responsibility of the owner to provide some an adequate form of heating for their PAYING guests. Breakfast had all the ingredients required to be a success, juice and coffee on tap, a selection of cereal, yogurt and a choice of fruit as well as a small selection of cooked offerings.Unfortunately the attention to detail was again absent when it came to the cooked offerings. After sitting in the cold for about 15 minutes, the cooked breakfasts arrived only to find the fried eggs and bacon both overcooked and hard and the toast stone cold. At the second breakfast the following morning we asked for the scrambled egg, hoping for better results and the toast to be served separately, thus insuring that it arrived hot after our breakfast arrived. The scrambled eggs was again overcooked and the toast again stone cold. At a cost of £12 per person per day, this would have been better spent at a nearby cafe and I strongly suggest that the owners need to take a much more hands on approach to ensure a marked improvement in all areas covered within this review. Had a 1 night stay here whilst on the way to visit the Highlands. To sum it up we wouldn’t say here again. The pictures online look lovely but are clearly from when this place first opened because it now resembles its former self but VERY worn. The beds squeak at the slightest of movements and the very hard mattress made for a very restless and sleepless night for both of us. On top of this other noisy guests returning at 4am made a good nights sleep next to impossible. As for the rooms, generally well equipped but that’s about it. There were marks and stains up the wall and on the decorative bedding and random screws dotted about from where they must have hung previous things on the walls. The decorative cushions on the bed were also dirty. The carpets appeared dirty and not hoovered as they were very bitty. The bathroom was smart and modern however we found multiple hairs on the bathroom floor when we arrived and the tiles in the shower and bathroom were grimy with dirt gathering in the corners, there were also cobwebs both around the bathroom and by the “check-in desk” as we came in. The tops of the sash windows and the lower ledges of the bed frame were were thick with dust and dirt. Given our concerns you’d like to think we’d be able to address these with a member of staff maybe but alas no one was to be found. Now I’m all for remote check-ins and their ease and convenience however throughout our whole stay (albeit short) we didn’t see a single person who appeared to be staff. There was no evidence of cleaners in the morning and although I’d spoken to someone called Andy regarding check-in we never met him, something I think has been echoed by other guests. Had we addressed our concerns over text it seemed to us as though nothing would have been done anyway as there was no one around to sort the problems. The guest house also advertises “free parking” however we can assure you that whilst parking nearby the guest house is free it is NOT associated with the guesthouse itself and is just on street parking outside the property. With many other hotels, guest houses and private properties on the same road parking is not readily available. Overall a very disappointing stay and definitely not worth the £100+ we spent for the 1 night. Next time we think we’ll stay further out of Edinburgh and travel in instead. We wish we’d taken photos to show it all however hindsight it a wonderful thing.

Very pleasant 3 night stay here for the Ed Tattoo and Fringe festival Stayed in room 3 - lovely room. Very comfortable and clean. Excellent breakfast every morning. Good location. Bus stop right outside the property. So for £4.50 each we could be purchase a day ticket and travel all round Leith and the city centre. Thank you to Andy and his very friendly team.
