An elegant Georgian house restored in a contemporary style while retaining the unique character of the building. Original artworks hang on the walls, Persian carpets provide a rich backdrop to the contemporary furniture and the food is always freshly home cooked and delicious. The Sheridan is sited to the north of Edinburgh's New Town, close to the vibrant port of Leith. It is just a short walk away from The Royal Yacht Britannia, Playhouse Theatre, and the Botanic Gardens, while the excellent sights, restaurants and bars of Edinburgh City Centre are just a short bus or taxi ride away.

We went to Edinburgh for the Royal Military Tattoo (also excellent!) staying the first night in a city centre Travelodge but the trains were on strike the next day meaning we were unable to travel home, so we stayed one night at The Sheridan.

We dropped our case off around midday and Tom kindly put it in the room ready for us.

Our room was on the top floor, the first flight of stairs is normal, the second is spiral, thankfully with a good rail. The views across the city were amazing and we were able to see the fireworks at the castle following the Tattoo performance that evening.

The room itself lacked nothing. A king size bed with the most luxurious bedding, two chairs, a desk and further chair, a sofa, a large TV, various teas/coffee etc, plus a coffee machine with pods, even a digital alarm clock. Everything is of good quality, no cheap tatt here at all. The bathroom spacious and well equipped too with flannels, cotton buds, make up remover cotton pads etc, and large bottles of shampoo, conditioner etc from the Cole & Lewis range.
After a decent night’s sleep down to breakfast … oh my word, this was amazing! A range of cereals, fresh fruit, yogurts, juices to help yourself to. Mistakenly thinking porridge was the sort of cereal element of the meal, I ordered porridge as well as smoked salmon with scrambled eggs. Of course, it should be one or the other but Tom kindly let me have both and I demolished the lot! Porridge comes with spiced apple and cinnamon and was so delicious. Portions were of a good size. My other half has a traditional bacon & eggs etc with no complaints. All served with home-made sourdough bread toast.

The house is immaculate, full of original art work and many, well cared for house plants. There’s a bus stop just across the road where the number 11 bus will take you into the city, Princes St along from the station by the Scott Monument for £1.80 each, contactless. The Royal Yacht Britannia, (a highly recommended visit) is also a short bus ride away, in the other direction, also on number 11.

Tom and his wife (Rowena I think) work tirelessly to welcome you and I cannot find a single thing to pick fault with at all. Thank you for having us and making us so very welcome. Kath & Chris

We stayed here on a weekend city break in late November ‘22. Communication from Tom was great before our stay and both owners were excellent hosts, just the right level of attention and interest along with a fantastic breakfast on both days.

We picked the location because it’s between Edinburgh city centre and Leith as we wanted to explore both - it’s about a 15 minute direct bus ride to Princes Street (bus stop right outside Sheridan House) and maybe a 10-15 minute stroll into Leith which is lovely with all its waterside bars and restaurants. Th equivalent standard of accommodation in the city centre would be getting on for twice the price but the location was perfect for us with the peaceful location being an added bonus.

The room was immaculate and contained everything we needed and we would definitely look to stay here again on our next visit to Edinburgh.

Tom and Rowena’s Georgian home is an absolute delight; from the smell of freshly baked bread on arrival to the unique and contemporary artwork which adorns the walls. Tom’s roles as ‘Tourist Information Guide’ and breakfast service are carried out with interest and a quiet charm, whilst Rowena strives for nothing less than immaculate in the rooms and perfection in the kitchen.
Rooms are homely and comfortable with quality furnishings and pristine en-suite [complete with scary magnifying mirror!] Additional little touches like provision of a thermos jug of chilled water and good quality bathroom amenities are an added bonus. Rowena was only too happy to provide tasty sandwiches made with homemade bread instead of breakfast when we had an early start.
The Sheridan is conveniently placed between Edinburgh centre [30 minutes’ walk] and Leith [15-20 minutes] along a flat, green and leafy traffic-free walkway. Regular buses are nearby for those who cannot contemplate the heady climb into Edinburgh central. For those wanting a taste of the Highlands, a full day trip with the Hairy Coo is highly entertaining.
Great eating out is available to suit all tastes and pockets but for superb value and a very warm welcome we recommend King’s Wark and Domenico’s in Leith and the Outsider near Edinburgh Castle.
A highly memorable trip to both Edinburgh and the Sheridan. We will be back for sure!

Tom and Rowena have a fantastic guest house, beautifully maintained rooms especially room 2, which looks out the back of the house and it is so quiet . Stayed for two nights, such a comfortable bed, and a great coffee machine . The en-suite , although a bit on the small side, was all we needed, lovely shower products too. Breakfast selection was fantastic, lots to please everyone , especially the home made sourdough bread, thank you Rowena !! We were made very welcome by our hosts who were helpful with local information on buses into the city centre and where to eat . Although only open during the summer months , with a well earned rest for family time, we would certainly recommend and hope to visit next year , thank you again

We recently returned from Edinburgh having spent 2 blissful nights here. The guest house was spotlessly clean, the owners very welcoming and rooms beautifully appointed. They have thought of everything!

I have seen other reviews complaining of a smaller room / bathroom and I have to say myself (6’2) and my husband (6’4) found it perfectly adequate. The rooms are tastefully decorated and well appointed with big fluffy towels, quality bedding provided.

Although this hotel is not bang in the city centre that wasn’t an issue as the bus stop is right outside and you can get the number 11 straight to Princes Street. We found it to be perfectly located halfway between the city and Leith which is an easy downhill walk away.

There is loads to choose from at breakfast and it was delicious!

Thank you for a lovely weekend. We will be back!

The gest house is a few kilometers from the city center, towards the port, conveniently served by public transport and, wanting to take a nice walk, by a very characteristic pedestrian cycle path. The rooms are really nice, tastefully decorated.

You will never find more lovely and gracious hosts than Tom and Rowena, who go above and beyond for their guests at every turn. Beautifully appointed, comfortable, immaculate and quiet, SGH is undeniably an oasis after a busy day. There is easy access to center city with a bus stop across the street. The Royal Yacht, Britannia, restaurants and pubs are within walking distance. Rowena’s outstanding breakfast menu is not to be missed, and Tom can direct you easily to anywhere you want to go and also to places you didn’t know you wanted to go. You will truly enjoy a stay at Sheridan Guest House. We certainly did.

Rowena and Tom are the consummate hosts. Friendly and helpful, with wonderful and warm personalities. Their home is a Georgian gem, filled with beautiful and interesting art pieces, as well as Rowena’s gorgeous plants…everywhere! The #11 bus takes you a short ride into the center of everything n Edinburgh and it stops right across the street. This is truly one of those very special places that you will recommend to friends.

I highly recommend the Sheridan Guest House. The friendliness of the owners, the beautiful environment they have created and the delicious and varied home cooked breakfasts were all outstanding. We initially came for two nights but then found ourselves stranded in Edinburgh as all the trains back south were cancelled and Tom and Rowena kindly accommodated us for an extra night at short notice. Situated on a bus route between Leith harbour and Edinburgh Centre, the bus stops are only two minutes from the guesthouse which was very handy and easy to navigate - the buses are very regular and much cheaper than what we are used to. For us, this made the location ideal for exploring both Leith and the city.

We hope to visit again one day! Thanks for a superb visit.

Such a lovely welcome from Rowena when we first arrived. The house is stunning, the garden is beautiful. Our room was equipped with everything you could possibly need. Warm, clean and cosy. Tom couldn’t have been more helpful, kind and so knowledgable. The breakfast was so fresh and tasty and Rowena's homemade bread was delicious. My husband’s dietary needs were also catered for. Thank you so much Tom and Rowena, we had such a lovely stay we really didn’t want to leave. We will definitely be back and will be recommending you to friends and family.
