Such a lovely welcome from Rowena when we first arrived. The house is stunning, the garden is beautiful. Our room was equipped with everything you could possibly need. Warm, clean and cosy. Tom couldn’t have been more helpful, kind and so knowledgable. The breakfast was so fresh and tasty and Rowena's homemade bread was delicious. My husband’s dietary needs were also catered for. Thank you so much Tom and Rowena, we had such a lovely stay we really didn’t want to leave. We will definitely be back and will be recommending you to friends and family. Thanks again

The room was lovely - bright and airy. The king bed was extra comfy and the room was very quiet. Bathroom is up to date with lovely amenities. Breakfast was absolutely delicious! Hosts were very welcoming and helpful - luggage, taxis, information about the area and things to do and see. Rowena’s garden is absolutely stunning!

Rowena and Tom are the consummate hosts. Friendly and helpful, with wonderful and warm personalities. Their home is a Georgian gem, filled with beautiful and interesting art pieces, as well as Rowena’s gorgeous plants…everywhere! The #11 bus takes you a short ride into the center of everything n Edinburgh and it stops right across the street. This is truly one of those very special places that you will recommend to friends.

We loved their hospitality.Tom and Rowena are exceptional hosts, They are caring and friendly. Guest house is tastefully decorated with beautiful artifacts. They provide fresh breakfast made on order from the menu along with variety of fruits , cheese etc. Rowena is an amazing cook who bakes sourdough bread in-house. Their breakfast is of high quality. Bus no 11 connects guest house to City centre.

As stated in the Lonely Planet Guide for Edingburh, this is a hidden hide away. Mine hosts are very helpful, courteous and pleasant, not to forget the most amazing cooked breakfasts. To ensure that you don't need to climb the extra flight of stairs, book early, at least 9 months prior to arrival, or even better how about a year. We would highly recommend this guest house and can't await to return in the future

Delightful boutique guest house. Simple but delicious food breakfast cooked loving by Rowena and served by Tom,tried something different each day and they are very accommodating if you want to add or change anything ( shame they don’t offer evening meals as the super smells coming from the kitchen each night were to die for!) We had room 7 in the attic which was has a spacious ,cool contemporary design with an southeastern Asian twist ,it was very warm during the evenings as we had a particular warm week in June so tip is keep the blinds down as the sun hits the back all afternoon Bed was large but not comfortable for us which is unfortunate but this is personal taste we understand that so don’t take that as a negative.We banged our head at least 5 times each day on the sloping roof over the bed but did laugh each time Complimentary tea and coffee and fresh water in the room along with all you could want in the bathroom with high quality washes/shampoo etc Our ONLY gripe was the parking while technically you can park on the road outside the house and on the terrace opposite it’s very busy we did have to drive round several times to fine somewhere Leith is a little unkempt in places but it’s ideally placed for our bus trip into Edinburgh and a short walk to the Botanical gardens or Newhaven for the Royal Brittanica ship Tom is very informative about the area and the changes going on at the Ocean terminal and they are just a lovely couple and wonderful hosts

What a fabulous guest house, definitely 5 stars.. From time we arrived to when we left Tom and Rowena makes you feel so welcome, very helpful on where to go.., Breakfast is one of the best we’ve had, it’s definitely a must to book/. Bus stop outside run every 10 mins, taking you to city and around town, very cheap… Rooms so clean…. Will definitely return..

We stayed here on a weekend city break in late November ‘22. Communication from Tom was great before our stay and both owners were excellent hosts, just the right level of attention and interest along with a fantastic breakfast on both days. We picked the location because it’s between Edinburgh city centre and Leith as we wanted to explore both - it’s about a 15 minute direct bus ride to Princes Street (bus stop right outside Sheridan House) and maybe a 10-15 minute stroll into Leith which is lovely with all its waterside bars and restaurants. Th equivalent standard of accommodation in the city centre would be getting on for twice the price but the location was perfect for us with the peaceful location being an added bonus. The room was immaculate and contained everything we needed and we would definitely look to stay here again on our next visit to Edinburgh.

Tom and Rowena have a fantastic guest house, beautifully maintained rooms especially room 2, which looks out the back of the house and it is so quiet . Stayed for two nights, such a comfortable bed, and a great coffee machine . The en-suite , although a bit on the small side, was all we needed, lovely shower products too. Breakfast selection was fantastic, lots to please everyone , especially the home made sourdough bread, thank you Rowena !! We were made very welcome by our hosts who were helpful with local information on buses into the city centre and where to eat . Although only open during the summer months , with a well earned rest for family time, we would certainly recommend and hope to visit next year , thank you again

I was skeptical because of the location away from the city center but that actually was a plus due to our host. They are located on a bus line that goes to old town and the ocean terminal and are close to a lovely path along the river that leads to Leith, a waterfront with great restaurants. He told us his favorite pubs and restaurants and we were temporary locals. The house is beautifully decorated and the breakfast offerings were varied and delicious. Room was very clean and comfortable.
