Five stars from me. Very friendly and obliging host (Simon), very clean room, a "good feeling" to the place.
It's a 30-minute walk to Old Town, but there are frequent buses on Mayfield Gardens/Newington Road about 5 minutes away.
Customer service is excellent. Simon very helpful, and cares about the guest house and his guests.
My single room was not large, but there was fully room enough. Same for the bathroom. Shower was a decent size, with good water flow, and good hot water.
There was some noise from the road, but the window and curtains together are quite effective in cutting it down, and Mayfield Road does not have a lot of traffic compared to Newington/Mayfield Gardens. I am a light sleeper, so I used ear plugs several nights - but even without them, I was not bothered.
Good breakfast, with basic continental fare, and a light selection of hot items (scrambled eggs with salmon; omelettes; French toast), to be ordered the night before. Breakfast from 08:00 to 09:00. No food to be eaten in the rooms - which works fine for me. I don't want other people's crumbs or odors in my room.
The Old Bell and the Brass Monkey, both congenial pubs, are probably the best eating options nearby.
A small point, which doesn't affect my 'stars' rating, is that the internet service, while usually pretty good, was not working one night (when I woke up in the middle of the night b/c of jet lag). Minor annoyance.

We stayed 3 nights in the Superior Twin Room, 2nd Floor, weekdays (Monday-Thursday). The room is small (you are in a Victorian house) but functional, with good bedding and a bathroom that is a little narrow but well appointed (and a lovely view of Arthurs' Seat hill). We slept very well: I am a light sleeper but I was not disturbed by the other occupants upstairs, nor by the light traffic on the street. We didn't get the bathrobes and slippers advertised on the website but we didn't really miss it. Simon is very kind, patient and welcoming. He makes himself available as best as possible in relation to his activities for the day (you are in a guest house and not in a hotel). The breakfast, cooked to order, is tasty and well presented, and you can supplement with foods available at the buffet (cereals, yogurts, fruit, cheese, ham, muffins, etc.) The city center is about twenty minutes by bus, very easy. Simon can book a flat rate driver for your trips to or from the airport (35 pounds per trip). If needed, several pubs and restaurants are close to the house (as well as a small supermarket). In summary: very good value for money with the added bonus of the human side and calm. Thanks to you Simon, and to your mum who cooked our delicious breakfast :-) Hope to come back soon!

I can highly recommend the Lauderville Guest House in Edinburgh. It's about a 30-minute walk to City Centre, but there is a bus about a 5 minute walk from guest house.
Customer service is phenomenal. Simon was ready to please and make your stay enjoyable and relaxing. The shower was powerful and enough hot water.
My single room was tight but enough room to turn around without bumping into things. Same for bathroom. Shower was a decent size and I can get in and out no problem.
There was noise from the road, but nothing that kept me awake at all hours of the night.
Breakfast was good. Minimum continental fare, but a small selection of hot food like scrambled eggs and French toast. Just have to order it the day prior. It's cooked to serve. Breakfast served only from 0800 to 0900, but there was no rush for guests to eat and leave. No takeout allowed in rooms was surprising. However, from the cleanliness of the room and the on-housekeeping service, that's understandable.
Two small things to address:
#1: Wi-Fi in my room was very spotty. Nothing major, but did cause a bit of a gripe when I had to send a business report.
#2: I would've like to have a small luggage rack or small suitcase stand to put my suitcase on. Not a major issue, just a small thing so I don't have use the chair or place my suitcase on the bed. My single room was tight, so I can understand not having one, but something to consider if a small stand can be placed in the room.

Beautiful room, the bed was outstanding and I had one of the best sleeps in a long time! Quiet road filled with cosy homes, with Christmas trees all decorated and glowing. The four poster room was incredible. Simon was a very friendly and approachable host who made us feel welcome while giving guests total privacy. The french toast and berries was delicious and a good strong pot of coffee got us ready for a picturesque 30 minute walk to the centre. Edinburgh is just stunning and the Lauderville was the perfect place for us to stay. Will be returning! Amazing value for money. Beautiful.

Stayed in single room, the big window and high ceiling give it a good feel. Bed was comfortable and en-suite bathroom was modern with good pressure from shower and plenty of hot water. Room was tastefully decorated. Breakfast, i.e. omelette, french toast etc were well cooked. Bit far from city centre but still walkable and plenty of buses that leave close by. There are cafes, pubs, 24 hour garage, supermarket etc close by. Simon, the owner, was friendly and efficient and you can tell he takes a lot of pride in looking after the b and b. My room and other areas were very clean. There is shared fridge in landing which was a good idea. WiFi was good standard. I would stay again. Recommended.

Simon was a most gracious host - got us safely parked, checked in, & instructed on bus routes to the Royal Mile. Our room was the 4 poster - very spacious & clean, nice bathroom, and most comfortable bed & pillows. Our breakfasts were wonderful, and he took great care of my wife's gluten free needs. Would definitely stay here again when visiting Edinburgh!

In case we come back (surely with family) we will rent rooms at the Lauderville Guest House again, we felt like home. Unfortunately we only spent 3 nights. Because of corona-virus we had to delay our visit for 2 years. During all this time the Lodge owners stayed in touch with us to operate all the changes during the waiting time. Especilly SIMON did not get tired to give us all kind of advices and kept the conversation. Thanks Simon, we will be back..................

Myself and 3 friends were travelling to a local music festival and we are so glad we chose this B and B owners are lovely and very accommodating, our room ( we had the family room ) was amazing, very large and ample space for us and our luggage , beautiful decor with sofa and queen size bed , and beautiful en suite with walk in shower, weather was beautiful when we were there and we enjoyed a wine in the small outside garden which is very zen. Private parking is also a bonus, breakfast was lovely and cooked to order, accommodation is a short walk from local shops, restaurants and bars, if I’m being picky a fridge in the room would have been fab. We all agreed would definitely stay again and I have already recommended to my family and thinking of booking a stay for my parents for Christmas

I have stayed here several times, and I keep coming back. The house is lovely; the rooms are tastefully decorated and have all the amenities you may need. I book the cozy single room, with en-suite. The shower is the best ever! The hosts are friendly and helpful. There are many options for breakfast, served by the affable host Simon. The house is located in a quiet neighborhood, with a deli and a coffee shop right up the street. There are frequent buses to the city center. If you prefer to walk, it is about a 30 minute walk to the center of town. If you require a quiet day in, there is a lounge room for reading and a garden for relaxing.
