Great place! Owners make you feel like you're home. We stayed for four nights. Breakfast is really good. Great location. Quite close to King's Buildings and some minutes bus travel to city centre. The place is really care by owners and in terms of price/quality it is a great option. Definitively if I visit edinburgh again I will stay there!

We stayed as 3 on the Saturday of Scotland v Ireland rugby international and as 2 on the Sunday as my son travelled south back to work. It's on a busy road and we had the front family room. Great location and hosts incredibly welcoming and helpful. An excellent place to stay when in Edinburgh. Room was lovely with a view of Arthur's seat. Breakfast was top notch. The property was very very clean and well looked after, pride in the appearance was clear to see.
