Never book. During corona we Booked. They never gave a solution. They kept the money and offerted nothing. No communication nothing alsof not to booking.com never again. Criminals to keep the money never again

We spent a night with my wife and my 2 kids and it was an awful experience. The toilet was dirty, some hairs in the shower and the rest of the room doesn't was better. No pillow cases for children beds and linen looked dirty. Hears in the bed and duvet covert looked used and not clean. Very disappointed and a bit scared because we still were in lockdown and it's not very good finding a room dirty and with used linen.

Beware… this was the worst experience I have had in dealing with a hotel ever – a really poor customer experience. Once they had my money there was a complete disinterest in providing a good service for their customer. I tried to follow up about the issues, but they don’t answer the phone and don’t return calls or emails.

Location wise it's great. Just a short walk to the centre and just around the corner from the theatre. Check in was easy. You get a key to the front of the hotel and a room key. There is no curfew. The room itself was average. Quite small. The bathroom tap was sometimes really hot even when turning it to cold. It seemed to coencide with when we had a shower. The only major thing that stood out to me and caused me to give less stars was the noise at night. I woke up to talking and music at around 4/5am. The noise of others using their shower was also very loud. Pipes making really loud creaks and bangs is not ideal to wake up to at 6am. So didn't get the best night's sleep. Apart from that everything was fine. You can't expect to get 5* service for such a cheap price. Check out was super easy and we simply had to leave our key in a bowl on reception.

I booked in to stay at this hotel in January 2019 for NYE December 2019. I paid £440 for a suite with breakfast. The reviews were really good and location sounded great. When I got there i was told that it had new ownership since February 2019, they no longer did breakfast and no longer had a suite... we had been allocated a very basic double bedroom. No one had contacted me to inform me of this and to say I was disappointed is an understatement. I obviously told the man at reception I was not happy with this but it’s NYE and so finding new accommodation would have been impossible. The receptionist contacted the manager who offered me a reduced rate of £350. I had to accept as was held over a barrel having flown in from Bristol for NYE and potentially not having anywhere to stay. You wouldn’t pay anymore that £50 a night for the double room and so I’ve been seriously ripped off! I will say the location is great and the man in reception was as helpful as he could have been but overall to be have been looking forward to a luxury room for nearly 12 months and then having what I was given, for the price I paid was disgusting and I would not recommend this hotel for this reason.

This hotel is absolutely amazing, for only £30 for 2ppl for one night you honestly can’t complain!! I was very very impressed as I didn’t have very high expectations for the price.. the location is perfect, only about a 10min walk to Princes Street and there is plenty of shops/food/bars right next to it. SO clean and comfortable and quite spacious.. shower was really nice also! Derek the guy from the reception was sooo lovely, very helpful... only annoying thing was the early check out (11am) we were out drinking til quite early hence why the early checkout wasn’t great, howeverrrr, derek allowed us an extra hour in the room which we did really appreciate.. honestly amazing and for the price I genuinley can’t believe how good it was, 1000% come back to this hotel next time I’m in Edinburgh.. highly recommend!😊

An elegant Georgian townhouse set in a pleasant street in Edinburgh five minutes walk from the Playhouse and 15 minutes walk from the city centre. Sounds great. The interior, while looking fresh, has been poorly decorated, and includes the broken window inside the lobby. Our room was downstairs in the basement and suffered from the same poor decoration and the toilet felt unfinished and cramped. The electrics were ad hoc and working out which switch controlled which light was a task. The room was poorly lit as it was and one of the lamps did not work. We booked for two nights and the room was not made up during our stay. The strip between the toilet floor and the carpet had flat head screws which were standing proud and are basically a cut foot and litigation claim waiting to happen. If the managers read this - this needs to be sorted. On the positive side, the room was clean, with a confortable bed and was at an affordable price.With a great setting, this place could be so much more but definately is suffering from underinvestment.

Firstly the location was fantastic for the hotel. Situated right next to Calton Hill and a 5 min walk to the new town, 15 mins to the old town. Ideal for people exploring the city. There is no reception so you are required to ring a bell. When there was no answer I called a phone number on the door and was greeted by a man who showed us to our room. The room was a bit worn and looked tired. It also could have been cleaner but was quite spacious. Shower facilities basic but ok. Quite strangely, the lock on the door we stayed in room 4) was a bit wobbly and someone sounding very drunk, seemed to have forced their way into our room at 2am. They apologised but it was still a bit concerning, we kept our valuables with us. There was ample supplies and it was on a help-yourself basis, tea, coffee and shampoo for example were complimentary which is great. If you are having a quick stay for a few days it’s ideal. Just avoid room 4!

Clean, fantastic showers, Derek showed us where to get replacement supplies for the room. Nice and central location. Fantastic price. There is a hanger on the door. If you want the room cleaned all you have to do is hang it on the outside of the door. Will definitely visit again.

Stayed here for the night on 24th September. This hotel looked like a good place to stay when I looked online - in a great location, parking was easy on-street, and it is near to central Edinburgh, so handy for bars and food. I was surprised to see that it was a hotel with a doorbell, i.e. no manned visible reception desk on arrival. When I eventually got in, I was met by a man who then ran downstairs to get my room key, and then he escorted me to my room. Generally the hotel felt tired and old inside. Wifi access was handwritten on a scruffy piece of paper and stuck to the wall outside my room, and once I got in my room, I was disappointed. The room had all the necessities except for any glasses (just cups) but most disappointing of all was the bathroom. This room was really two rooms - one must have been an old store cupboard which housed the sink and WC, and had a door leading out onto a hotel corridor. This then led to a smaller room which was exactly the size of a bath, accessed through an alcove - with a bath in, with a shower over the bath. So, I climbed over the bath, hit my head on the top of the alcove before having a shower. Not the best - ok for a quick overnight stay, but not the place you go for a luxury City break.
