Stayed here as I was struggling to find something cheap near the centre of town. I would say it was ok but nothing luxurious. We stayed here for 2 nights and it acted as a great base for a very busy few days in Edinburgh! Great location, friendly staff and comfy bed. Only issues were patchy WiFi (not really important to us however) and weak shower pressure. Would stay here again!

Visited Edinburgh during my fiancés birthday in october. Edinburgh Regency was clean, comfy, the staff was friendly and very helpful. Good breakfast, continental as standard, but you could get bacon and lots of different kinds of eggs, beans etc on request. About 15 minutes walk to the central of Edinburgh. Quiet neighborhood.
