Our hosts were super nice and accommodating - even when we turned up late because of a delayed flight. We had two single rooms - both clean with comfortable beds. Quite affordable too- but then again it was low season.

This was a comfortable guest house right on the bus route into the city of Edinburgh. It was clean and had a nice comfortable bed. The shower was not the best as the power was very weak could just be typical of an old electric shower. A good variety of things for breakfast - continental was in with the price...

Had a short stay here in Edinburgh in unfortunate circumstances, this small family owned guest house were more than accommodating and understanding of our needs, rooms although could use a spruce up had everything you'd expect and we're clean and comfortable. I stayed here last night with my mum and cousin. It was easy to find and has a small car park onsite. We had a room with a double bed and 2 single beds, beds were very comfortable. This B&B hides behind an AA rating of 3 stars not sure when this was last checked? What a lovely find.. visited for the rugby weekend very warm welcome room was lovely and for a short break just what was needed. Short bus journey into town do get the day ticket £4 if going around the city. Good sleep lovely breakfast nice stay recommended direct bus from princess st to outside front door (nearly) :-)
