If you like hot showers, clean rooms and soft beds then do NOT book this hotel. The photos are VERY misleading. We were in a basement room fitting for Jeffery Dahmer. Hotel is dirty, the beds are hard and uncomfortable and the sheets are itchy. The water is warm at best and not consistent. Whilst showering you can expect constant cold spells that last longer than the hot spells. The rooms are dirty, poorly finished and the décore is non existent. The room was cold and only one radiator worked. The staff are absent and when there, unhelpful. We arrived before check in to drop off bags, there was no staff to greet us, eventually a very surly and unhelpful cleaner opened a cupboard for us to leave our bags in. It didn’t feel secure at all, when we collected our bags we were allowed to just grab them, we could have been anyone. The location is fairly good but as soon as we arrived and saw the room we tried to Google other places to stay it was that bad. We stayed two nights (as nothing else was available at such short notice) when we got back to our room housekeeping had been (which was a surprise) and the smell of beach was so overpowering that we had to shut the bathroom door. On check out we wanted to leave bags and again could find no one to help us so we ended up paying to store them at another hotel. If I could give this 0 stars I would.

Extremly charming, comfortable hotel. Beds were good and the rooms quiet which was good as we had a couple of elderly persons within our party. Dog friendly and the staff were absolutely fantastic. Craig from the Spa and Clair from Reception were exceptional. The other staff which were going above and beyond were Nicola, Mila, Paidge and Veronica. I mention the staff by name as we had some peronal issues within our party which were sorted out extremely quickly and efficiently. All in all a good time was had and we will be returning. Thank you Houston House.

I have no idea why this is rated 3 star by anyone it is frankly shabby and run down. We were given a room on the 3rd floor which meant having to go up some very narrow steep stairs, not great for anyone older or with any mobility problems so should have been highlighted before booking. The room itself was dingy and windowless except for one very dirty velux high in the roof. The kettle and cups were balanced dangerously on a much smaller table and there were dirty marks on the lampshades. All the furniture was heavily chipped and very shabby. The shower gel was watered down and to complete our comfort we were given 3 small hand towels only. Don’t stay here it’s little better than a doss house.

Awful stay never slept the 2 nights we had room 32 off reception heard every phone call and conversation of staff and every person coming and going. Door was dodgy so we didn’t feel safe the carpet was dirty there were stains all over the walls. It was more like a run down hostel instead of hotel the photos on website are very misleading. We would have left but couldn’t find another hotel and we definitely tried!!! Avoid this place do not waste your money

Didn't end up going as Agoda advertised this hotel as Including parking and it was untrue. The filter of parking brings up this hotel yet there is no parking. The nearest 24hr parking is over a 25 min walk with cases/bags and costs £38. Due to mobility issues I couldn't stay, Agoda and the hotel refused cancellation and/or refund. Even tho they mislead customers multiple times (see other reviews)

The place is nothing like photos on arrival building dirty and scary , building happening indoors. The rooms were a death trap floor boards collapsing when walking on them. Sitting on toilet it felt it was going to fall through the floor. Two t bags for tea, no one at reception. My daughter had a worse room a rusty bath that she didn’t want to go near a big clump of hair on floor. The mattress I had sunk in the middle so no sleep all in all keep away.

The hotel is a little bit away from the city - nothing major though . There is a bus stop opposite with a bus that runs basically every 7/8 mins from 6am - 12 am 7 days a week, that will get you to various drop offs through the city. The hotel was a little dated in all honesty, with a damp smell on arrival. Bed were small but comfortable (we had a twin room). Bathroom was a bit tight for space but was always cleaned very well by the maids each day. I was a but annoyed upon our initial arrival , as the guy behind reception charged up £10 to check-in just an hour early - even after explaining to him we had been in the go since 5 am

We had rented a car to drive from Southampton to Edinburgh, since the hotel had free parking. Upon check in( the gentleman who checked us in wasn't very friendly), we were told that they did not offer free parking that we could park on the street from 5:30pm-8:30am but would have to move our car somewhere else. Now not being from the area, one would think the staff would be helpful by giving us some kind of information on where we could park before and after the time restrictions, but they didn't. So I had to do a google search for parking and found out that we could rent out a parking spot for a fee per day, which we did. It was close to the hotel but when walking at night between the two it was a bit unsettling since we had to walk through a dark park with wooded areas surrounding it. As for our room, we were on the third floor(no elevator or help offered with our luggage) and the room had two twin beds and an ensuite bathroom. The room was very clean and the beds were pretty comfortable. The bathroom was also nice and clean. Our room had a small TV but we could not access any channels. We did have Wi-Fi that worked for the first night but not for the second or third nights. We did go to the front desk twice about it(both gentlemen we spoke to were very kind) and they said they would reboot the router, so if they did, it didn't help. We were close to where the Castle was but really not within walking distance, so we tooks cabs to and from. The hotel itself was nice. Probably wouldn't stay here again.

The hotel is old and full of character, high ceilinged and airy room which was very clean and well maintained. The staff were friendly and helpful and provided extra tea bags when requested. The bed was very clean and comfortable and I had a great nights sleep.

Only 2 good points were the location to the city centre and the friendly staff. Otherwise the experience as a whole was poor. Firstly I was advised by the hotel (after enquiring) that there was free parking on the street in front of the hotel - upon arrival we found out this was not true as of June bit the hotel never informed me. The room itself to sum up - there was no hot water in the shower, the TV sound was out of sync with the picture, the wallpaper was peeling off and the walls had stains and cracks on them.
