My husband and I stayed at Gladstone House on the tail end of a trip together; he was there for the first couple of nights, and then I was set to stay to do research at the National Library of Scotland (to which there is a very convenient bus line from Gladstone House). Unfortunately, as soon as my husband left, I fell ill. (The illness was completely unrelated to our stay and is in no way the fault of anyone at GH.) When I notified Xia and Ivy of that I wouldn't be down for breakfast and would be staying in the room during the day, they offered to bring breakfast to my room. Over the next few days, as it became clear that I would be unable to leave the room, Xia and Ivy not only brought me their wonderful breakfast, but also food for my other meals so I wouldn't have to worry about getting them myself. They offered to get me medication and anything else I needed, and regularly checked in with me via email (so they wouldn't disturb my privacy). I honestly don't know what I would've done without their kindness. They went beyond anything I could ever have expected from a hotel/B&B owner to make sure I was all right while alone and ill in a foreign country. If I hadn't fallen ill, my review would still rave about the beautiful, spacious room, the delicious breakfast, the amenities, the convenience to the city centre, and a host of other reasons I would recommend this wonderful B&B. But I couldn't let Xia's and Ivy's kindness and personal attention go unnoted. When I needed help, they reminded me of why a hotel can't compare with the personal touch of a well-run B&B. Thank you, Xia and Ivy!

We had a lovely weekend staying here. Ivy & Xia made us feel very welcome, great hosts. Our room was decorated beautifully, the bed was comfy & the view out of the window was very pleasant. The shower was amazing & very good after a long day walking. Breakfast choices were great, which we enjoyed each morning a different choice. Cooked superbly. Lots of information in the room about the area, restaurants & transport. Bus was right outside to get into town & they come every 20 minutes. We walked into town which was not too far either. A very welcoming & friendly guest house, definitely recommend for your trip to Edinburgh.

Just spent 4 nights in this wonderful guest house. The owners Xia and Ivy couldn’t do enough for us, both very friendly and chatty. Our room on the top floor was overlooking Arthur’s seat. Although there was a busy main road below, this didn’t bother us one bit. The room was spotless and nicely decorated, the mattress and pillows on the bed were all to our liking. Tea, coffe and biscuits in the room everyday, bottled water and a fridge. Breakfast was superb, although I would have liked beans on my full Scottish breakfast, I know they would have obliged if I’d asked but it wasn’t a big issue, also the cheese omelette and pancakes with bacon and maple syrup were excellent. There is also a selection of fruit, cereal, yogurt and pastries and also fruit juices. There is a bus stop a few yards away to get into the city which is only 10 mins away and it stops directly opposite coming back. There are some excellent restaurants nearby (10 min walk) Voujon, Indian Isola, Sardinian Verdo, Turkish All excellent food and atmosphere. If we visit Edinburgh again, we won’t bother looking at other places to stay, we’ll book here again👍👍

We stayed for one night in November 2021 and were blown away by the service we received. We arrived early so called to ask on the off chance if we were able to check in and were told that was absolutely fine. The host was so welcoming and friendly and our room was immaculate - on the top floor with a lovely view. The breakfast was absolutely beautiful, freshly made to order. We'll definitely stay again!

Our hosts were very attentive and welcoming. The whole place was clean and our room was very large room and comfortable. Set in a superb location. Will absolutely be trying to stay again when we visit Edinburgh again.

Have just stayed at Gladstone house this weekend, just want say what an exceptional clean accommodation. Attention to detail was outstanding, we were made very welcome, breakfast was very good, there was plenty of variety to suit all tastes. We stayed Friday and Saturday in Kirkcudbright in the fantastic B&B, and wish we could come here every weekend! Gordon & Hilary were fantastic hosts, provided a lot of email contact prior to our arrival to helpfully answer questions, and the breakfast each morning was so delicious. We had an upstairs room, which was comfortable and clean. This is the best B&B experience I have had in Scotland so far. And the fish and chips Polarbites is unmissable! Highly recommend this B&B and Kirkcudbright.

Very easy to find & we parked on the driveway (only 3 spaces) for the whole 3 days. Warm & friendly hosts, wonderful breakfast and good location. Took 20 mins to walk into the centre so not too central if you don't like walking. Rooms beautiful but would have liked the heating on constantly (it was -4 when we visited) so our attic room was cold at times. Would definitely return, and highly recommend.

We stayed in 3 different places in Edinburgh recently and the Gladstone House was hands-down the best! The rooms are clean and spacious and wonderfully decorated - our room had a perfect view of Arthur's Seat. The house is quiet even though it is on a main road and very close to a bus stop. Our hosts gave us a little map showing which busses to take to get to the main attractions and it was quite convenient. Old Town is within walking distance (15 min.) but the bus is nice at the end of the day when your feet are tired ;-) Breakfast was the best of our different lodgings -- they offer a lovely fresh fruit and granola station, and a breakfast menu including full scottish breakfast, but also an omelet or pancakes and bacon (this is not common there). All in all, a lovely stay.
