Nice style, very clean, very friendly - a place to return to. We shared the bathroom with other visitors, but that was ok. If you come by bus then figure out the bus line and stop beforehand, the information at the bus stop near the station (on the bridge) is not sufficient to get your bearings.

We chose to stay here for two nights (Friday and Saturday night) while visiting Edinburgh for the Royal Highland Show. It was a beautiful building with a very tasteful finish. The breakfast was really nice and the owner was incredibly friendly. We’ll definitely be visiting here again next time we come up to Edinburgh, thank you!

Stayed here recently, after glowing reviews about comfortable beds and breakfast, but to be honest the bed wasn't particularly comfortable and the breakfast....well, it was continental, nothing special!!! Room was next door to the 'shared' bathroom so if you're a light sleeper you could hear the other guests using the facilities!!! It was also a bit of a trek or a bus ride into the centre.

Beautiful bedroom with everything you need, lovely lady who was happy to help with everything and put on a superb wand tasty continental breakfast. 10 minute bus into the city centre with loads of buses going that way, would 100% stay there again.

I usually don't like B&B's as I feel I'm staying in a strangers house so this was was perfect for me as instructions and key lock box emailed and so only saw Maria at breakfast. Room had everything needed including iron, hair dryer, safe, towels etc. and breakfast was perfect with great presentation and fresh waffles that I would definitely recommend. Easy access to Edinburgh with multiple buses directly outside waiting only 2 minutes but only a 20 min walk and plenty of shops, coffee stops and pubs on the way.

Room was large and furniture good quality, extras such as bathrobes, coffee machine, chocolates and biscuits. Share bathroom isn’t for everyone, and WD felt its expensive for a shared bathroom. Breakfast was nice but a full Scottish breakfast should be added, short time for breakfast is a rushed experience and a lack of welcoming means we wouldn’t stay or recommend to anyone we know.

Just make sure you get good travel insurance as you can't get a refund if you can't get there - I had to have emergency surgery and couldn't make the trip from Canada - still can't - my travel insurance won't cover it - the B&B won't return the funds. I did cancel my room and it was available for use - Hotels.com did contact them as well but to no avail-lost 3 nights accommodations

Nice bright and airy room. There were treats left on our towels on the bed which was a sweet touch. The room had a Tassimo coffee machine. Bath robes were handy considering there was a shared bathroom. On a down side you can hear the other residents using the bathroom (our room was next to it). We walked to the Royal Mile which took us around 30 mins.

I stayed here for three nights and it was great, the bed was huge we could both starfish and not touch each other. The breakfast was excellent value for money. It is located with easy access to the city. The free parking isn’t on site though and it can be tricky to get a close park(had to walk our bags halfway around the block on arrival and departure 😞 but managed to get closer parks at other times. I don’t like the shared toilet/bathroom as other guests can be quite noisy(we had the room right next to it) and I don’t like to get dressed to go to the toilet. Totally worth staying there and would again.

Stayed for 3 nights for our wedding anniversary. Got an email the night before explaining the check in procedure but as we were arriving well before the designated time we were given instructions on how to check in ourselves. When we arrived the room was perfect, very nicely decorated. The staff were extremely friendly and attentive, we were asked both mornings if we would like the room servicing, which we did. Breakfast was your standard continental buffet style, bread, cheeses, ham, croissants and cereals, but there was also a menu to choose from as well with items such as waffles and pancakes. The bathroom is shared but it wasn't an issue for us personally. On our departure day we were again having to leave well before the designated time however this again, wasn't a problem as we were told what to do. In summary we were very happy with the facilities, as other reviews have mentioned it is located about 30 mins walk from Edinburgh City Centre but if that's an issue there are plenty (and I mean plenty!) Of buses that can be caught to take you there instead prices (at the time of writing) £1.70 for a single ticket (for any distance) or £4 for a day ticket if you plan to travel several times. Once again, we highly recommend the Edinburgh Sixteen Bed and Breakfast! It made our anniversary weekend and first trip to Scotland all the more enjoyable! Highly recommended!
