Lovely modern B&B With fantastic sea views, plenty free parking. Close to 10 golf courses including the famous Old Course,, Along with 50 other golf course within !1hour, Including the champions ship Carnoustie and Ryder and Sohiem cup - Gleneagles. The owner Pam a native of St Andrews and very knowledgeable on golf booking, where to eat etc. In fact she can wax lyrical about the whole of Scotland! Taste of Scotland local produce award, 4 Star Visit Scotland, Member St Andrews B&B Association ( past chair)

Having stayed before I was delighted to be met by proprietor, Pam and her cheery helpful welcome again!
Two glorious days in great comfort and tasty breakfast ( ranging for smoked salmon to haggis) plus no concerns about parking as it available directly outside the premises. A definite treat in this always busy. Town!
Thanks to the written advice in the room ( it’s on the wall) we found two delicious venues for our evening meals, one of which was a very scrumptious curry!

We stayed with Pam between Christmas and New Year for a 2 night break.
Parking could not be better, it's directly outside the property.
The New Inn which is literally a few minutes walk away has good food and a cosy atmosphere.
Our room had views out across the Firth of Forth so you could watch the ships go by from the bedroom window.
Breakfast was excellent, I had the full Scottish one both mornings and my wife had poached eggs with smoked salmon. Tea, coffee, toast, cereal, fresh fruit juice....the choices were spot on.
From No.12 the Fife Coastal Path is easily accessible which we explored on our first day, we had a lovely 6 mile walk taking in the seaside scenery: golf courses, beaches and rocky coves.
All in all we thoroughly enjoyed our stay with Pam at No.12 and would recommend it to anyone wanting a homely base whilst visiting the St. Andrews area.

No12 is a lovely cosy B&B set away from the hustle & bustle of the St Andrews student and golfing communities so is quiet yet a short walk from the centre of this lovely town.
I had a small but spotlessly clean and comfortable room, which included all the usual amenities and a view over to the sea . A good cooked breakfast was taken around communal table in the large kitchen where plans could be discussed with fellow guests or Pam (the owner) who would help us in any way she could.
The centre of town is about 15-minutes walk away, and the bus station (there's no train service here) a further 5-minutes. But there's parking on the quiet street right outside.
A very pleasent place to stay away from the crowds in this very popular town.

Fabulous Hostess, super clean, great breakfasts and comfy bed!! Located minutes from St. Andrews town center, and perfectly located for driving along the coast. Perfect for couples or singles. Guest rooms are located on second floor, but bring your clubs in and leave them on first floor. Highly recommend staying here.

Having another wonderful stay at No12 Bed and Breakfast. Pam is a host beyond compare: professional, helpful, friendly, and always ready with great travel recommendations. Her breakfasts are delicious, and the views from her B&B are beautiful. Perfectly placed by the East Sands, overlooking the North Sea, and close to the center of town, No12 is simply the best accommodation in St. Andrews.

Stayed here for an overnight. B&B was in a lovely part of town within a quick walk to St Andrews. Our room to the front of the property was light, spacious and very clean with views out to sea.
Pam was a great hostess there to welcome us on arrival and to cook a smashing breakfast - served in her lovely kitchen with the chance to meet other guests.
Would highly recommend and hopefully get the chance to visit again

Pam and her mother Joyce were the perfect hosts. Breakfast was delicious and room was very comfortable.

This was such a lovely welcoming B&B. Really comfortable beds, great shower, sea view.
Breakfast was delicious - best coffee we've had in Scotland, great scrambled eggs, local strawberries.
It's a lovely 20 minute walk into the centre of St Andrews, along the beach if you chose.
Two sweet, friendly dogs and Pam was SO helpful with local advice.

A very clean and comfortable stay. Welcoming, friendly and helpful hostess who served excellent breakfasts with personal choices. The communal breakfast table made for interesting conversations with the small number of fellow guests.

Water views from the room, quick walk to the center of town to see everything St Andrew’s is known for. Our host, Pam, gave great advice from parking to sightseeing musts. Delightful kitchen for breakfast, beautifully decorated with well-prepared meal. Can’t wait to come back!
