We really enjoyed our stay here! The service was friendly, the location was perfect, and the rooms were clean. Other reviews complained of rooms being too hot and smelling from the first floor restaurant — we had neither of these problems. The heat was easily turned off and although the main areas smelled like the restaurant our room didn’t. This would have been a five star stay but the shower was already one of the smallest we’ve experienced in our travels and space was taken up with a truly baffling shower system, and the breakfast provided wasn’t good for the price of the room.

Location, location, location! The Strahness House had the most amazing views of the Ness river and the Inverness castle. The Victorian architecture of the townhouse added to the charm of the place. The staff was very welcoming and attentive. They provided us with many great recommendations for places to visit and eat based on our preferences and interests. The room was very spacious and comfortable. The amenities were outstanding! The views from our room were so beautiful. Even though the Strahness House do not have complementary parking on the premises, our host told us how to score free on street parking depending on the time of day - which we took advantage of. We also got to partake on some great traditional Scottish food and music because of our host suggestions. The breakfast selection on the premises were bountiful, diverse and very delicious. The check-in/check-out process was very easy. We will definitively love to return to Inverness and stay at the Strahness House again.

We've been here a few days now and checking out on Monday. The staff at reception, breakfast and dinner have been so lovely. They've been really friendly and great tour guides too!

Wide range of breakfast items freshly made.

The room is lovely, clean and fresh with comfy beds. The pillows I want to take home with me!

The restaurant in the evening has amazing dishes, highly recommend.

Due to Covid the doors into the stairwell have to be open for ventilation, but there are doors that close leading onto the rooms. In the evenings the smell from the restaurant is gooooorgeous and makes me want the food even more!

The hotel is in a good location only 5 mins walk to restaurants and is on the river ness. Car parking is free on the streets around the hotel from 5pm to 10am. The room was spacious and the staff were helpful and friendly.
Unfortunately the beds were too hard, the shower did not regulate and was either too hot or really cold. The whole hotel including the rooms smelt of Indian food 24 hours a day due to the Indian restaurant on the ground floor, which was quite unpleasant. The breakfast was ok if you avoided the cooked breakfast which was awful, especially the scrambled egg. However even the fruit tasted of Indian spices!
We found the hotel ok but there is a lot that can be improved .

This hotel is situated close to the city centre and this is a very positive feature but parking is ‘on street’. When we asked staff about the rules for parking outside the hotel they did not know, and asked to accompany me to see what the parking rules were. This left me non the wiser....Upon returning to the hotel I was then asked for my ID card to complete the check in procedure. The receptionist seemed surprised that I did not have one, so asked for my drivers licence instead and was even more surprised when told I did not have one of those either. Another member of staff then stepped in to prevent this annoying conversation going any further......
After going for a walk we returned to the hotel at about 18:00 and asked if there was any availability for a table for dinner, and were told that although the restaurant was very busy, there was a possibility that we could be accommodated at about 19:00, and that staff would telephone the room to let us know.
At about 19:15 I went to ask how the dinner reservation was going only to be told that a reservation was not possible, and that I had been telephoned multiple times but had failed to answer. It transpired the the receptionist had telephoned the wrong room number!!!
Very annoyed at the delay we left to find dinner in the city.
Breakfast was OK and my overcooked eggs we rapidly replaced.
The room was compact but clean and comfortable, with a view of the river.

Bottom line, wouldn't book again.

We booked this location based on Rick Steves' review and were terribly disappointed. I love Indian food as much as anyone, however, the smell of the cooking permeates every square inch of this space. We kept our window open all the time to allow for fresh air.

Staff requires that you reserve your breakfast time and if you don't, they will call you on the phone. The breakfast was dismal, the eggs were so overdone they were inedible and decaffeinated coffee is not an option (not even instant).

Also, be aware that 6 of the rooms are on the 3rd floor, so you are dragging your suitcases up 3 flights. All that being said, the location is great, the view out the window beautiful. The room we had (12) top floor, was one of the larger so that was good. The bathroom shower is so tiny, hubby had a hard time fitting and there is no shaving your legs in it for sure!

On a good note, the receptionist/waitress was very sweet and did try and accommodate our request for soft boiled eggs (although instead of bringing the eggs to the table in the shell, which has always been the way they have been served in my experience), they were peeled!!.

So glad we changed our booking judging by latest reviews.

I booked the room through Booking.Com 3 months prior to stay and was to told hotel would deal with payment prior to my arrival but had free 24 hour cancellation. Payment was taken a month later (2 months before visit) but taken instead of under the hotel as Black Sheep Services. I couldn't identify they payment and company doesn't appear on companies house. I informed credit card company and they were unable to trace the source of the request so refunded my payment and cancelled my card. While I was waiting for the new card I updated all my 10 hotel booking with my another credit card and immediately a further payment was taken by Strathness House under the same Black Sheep Services name. Realising it must be a hotel I back tracked to confirm it was this hotel. I rang my credit card company who said as it was a genuine transaction they had to continue with the payment and I should get a refund from the hotel for the duplicate payment. When I rang the hotel to explain there had now been a duplicate payment they said the hotel doesn't deal with booking or finances and to ring their booking line. I was also told the Black Sheep name had caused a lot of recent problems as they don't advertise as a Black Sheep Hotel yet as are not up to their standards yet as newly acquired. When I did this the person the other ends English was barely understandable so I resorted to an Email, it then took 3 weeks to get a refund.

Then nearly 6 weeks before the trip we decided on a different hotel, so as per the bookings free 24 hour cancellation policy I cancelled and requested a refund. I was told this would take 15-20 working days to be issued, 5 weeks later I was still chasing for over £100 refund and only when I sent an email threatening to make a claim via my credit card company and leave a negative social media review did I get a reply (within 24 hours) confirming funds would be returned within 3 working days (which they were).

Moral of the story dont book unless you are 100% sure you wont need to cancel or expect long drawn out delays in being refund, and are confident about previous reviews.

This is a lovely old building situated on the river. Our room was on the second floor on the view that’s good. However it was a very small room (we paid full price not cancellation rate)And you could feel every spring in the bed poking through. It was so bad we had to put a blanket underneath the bottom sheet and even with this we barely slept a wink. It was atrocious and I am not a light sleeper. The breakfast was mostly adequate, but the bacon was extremely well done and there was only a choice of Having your eggs scrambled. The staff are lovely, but I would not stay here again.

To start with the good stuff, I will say that the hotel is in a great location - close to the town centre and the streets around it have loads of free parking between 5pm & 10am. The bedroom was very clean and had loads of storage and sockets. However, the bathroom was really awful. That shower was the tiniest shower I have ever been in in my life and at 5ft 6 and 8 stone, I am hardly big. There is absolutely nowhere to put your stuff in the shower and there needed to be a shelf or something near the sink to store your stuff. The shower needed re-grouting too. Our room was above the indian restaurant and it stunk of curry most of the time. I am not a big breakfast eater - so not much complaint about my cornflakes but my husbands cooked breakfast did not look impressive to me. The hotel, unfortunately, was very much a disappointment and I will not be going back.

I have mixed feelings about this place, but I believe that the staff were trying to do what is best within their power to make these accommodations suitable. First let me say the hosts were fantastic, and the room I stayed in was immaculate. When I read the reviews after I checked in, I cringed at some of the other comments and the way in which the issues were described, but it is true my room was quite small for sure. I couldn’t open my suitcase flat on the floor without fear of tripping. It is probably okay for a more conservative travelers that don’t need a lot of space to spread out. This is by no means the fault of the owners though because these buildings were built in the 1800s. If you’ve visited any of the castles you’ll see that the kings and royals stayed in much smaller rooms. With that said, one person commented that the smell of the restaurant permeated the rooms, and I agree partially. In my opinion it didn’t permeate the room per se, just the hallways as you walked up the stairs. Furthermore the spices of the Indian dishes though unfamiliar to some, was inviting for me personally in terms of wanting a nice meal after a long day on the road. If I could rate customer service separately, or even the food at the restaurant I would gladly give a higher star rating. In a nutshell, downtown Inverness is a historical place and you are going to find that if one is to preserve the charm and historical nature of the buildings there is not much they can do to male the rooms larger unless they turn into a smaller B&B where there are adjoining rooms for families. I think bigger families traveling would pay more for a larger room ps if they turned two rooms into one. Especially given the convenient Indian restaurant on the first floor. The dish I had was great and they have great vegetarian or vegan options.

Is there parking?

PARKING NOTES: There is no parking directly at Strathness House; however there is an excellent car park 100 metres away (next to Cathedral). There is usually a small fee required (4.50GBP for 24 hours), however it is Free between 1800hrs and 0800hrs. On Ardross Street , which is also next to us there is some restricted parking, although there is free parking between 17.00hrs and 10.00hrs. Parking is usually not a problem When dropping of luggage and passengers at the House, there is a wide pavement outside the front door, which you can park on to unload and load. Please also note that the road in front of the House is One Way, going in the direction of having the river on your LEFT. If using GPS or Sat Navigation, you may not find us as some have failed to include Ardross Terrace. If you look for Ness Walk, the Cathedral or Ardross Street – we are facing the river, on Ness Walk and opposite the Cathedral.

Sorry, I was so late in responding. I asked around some of the restaurants nearby and they did not seem keen to do this. many are governed by Health and Safety which makes it difficult to take food into a kitchen, that has not been approved by them . However, do not be dispondant as I am sure that we will find somewhere. Please give another name for your group, as I do not have the name Leighton.
