Avalon is a modern, spacious, high quality Guest House and is ideally situated to be your base for touring the beautiful Highlands of Scotland. Our location on the main A82 tourist route means you are within easy reach of many places to visit such as the famous Loch Ness, just a few minutes away. Our en-suite guest rooms are spacious, comfortable and well equipped with everything you'll need for a pleasurable stay. Avalon provides free wireless internet and has a large private car park for guests. The city centre is a 15 minute walk but is very pretty as you walk along the River Ness.Avalon have just recently refurbished all of their guest rooms please have a look at the updated photos.

Our trip through Scotland took us to Inverness and we stopped at the Avalon Guest House for three nights. The B&B is a little outside the center, directly opposite a cemetery. However, the center can be reached on foot in about 15 minutes. The path takes you along the beautiful River Ness.
If you arrive by car, there are free parking spaces directly at the accommodation.
The guest house is extremely well maintained. As soon as you enter the house, you notice the very clean and well-kept carpet, which continues throughout the house, and the hosts ask guests to use shoe covers for very dirty shoes, which are available free of charge in the entrance area. The hostess then familiarizes the guests with some house rules, often things that should normally be taken for granted.
The room was... wow! Very spacious, very tasteful, with a lot of attention to detail! The bed was large and extremely comfortable. There is an Alexa there, as well as a docking station for cell phones. You can see that the hosts are keeping up with the times and thinking of every little detail.
The bathroom was perfect! We have traveled a lot around the world and stayed in many B&Bs, but this guest house not only impresses with the actual room, but also with the tasteful, large bathroom with lots of details. There were more than enough toiletries to choose from and the cleanliness in the house extended to the bathroom.
Breakfast is prepared personally for everyone after you have made your breakfast choice. Other products are also offered in buffet form. The breakfast room is also very well maintained, although a little dark; opening the blinds would be a good idea here.
The only negative point - and that would be "whining" at a high level - would be the breakfast time. This is set in stone from 8 a.m. to 9 a.m. But breakfast really ends at 9 a.m. This may spoil the holiday relaxation a little.
Last but not least: WiFi works perfectly throughout the house.

Our first visit to this guest house and it was an excellent choice. We stayed in room 4 which was spacious and spotless, comfortable and clean, the room included a small fridge and two lounge chairs. The hosts were friendly, helpful and welcoming and are dedicated to ensuring that your stay is pleasant and enjoyable. There is ample parking at this guest house and there are plenty of options for breakfast: cereals, fruit, yoghurts, pastries, boiled eggs are in addition to the cooked breakfast menu options. There is particular attention given to cleanliness, tables are cleaned with antibacterial spray after use and there are hand sanitizer stations on entry to the property and the dining room. Guests are asked to observe the 'quiet time' between 10pm and 8am and guests occupying upstairs bedrooms are asked to be mindful of other guests in the rooms below. A very convenient location for Inverness city centre which is only a 1 mile easy walk.

We stayed here for 2 nights during our honeymoon in Scotland. We arrived in the early afternoon after a drive over from Skye via Loch Ness to a warm welcome and a very well appointed and comfortable bedroom. The shower room was almost new and very clean and tidy. The bedroom itself had a huge comfortable bed and was kitted out in Scottish colours with lots of thistle design accessories and beautiful soft furnishings. It was like being in a 5* hotel with a very high level of attention to detail and care. There was a good WiFi connection and also a nice touch was that we were left some chocolates and a bottle of Prosecco which went down nicely!

Breakfast both mornings was lovely and it was nice to be able to enjoy a hot cooked to order breakfast before a day of sight seeing.

Val was very chatty and welcoming and gave us a great recommendation to go to see Dunrobin Castle as some of the activities we had originally planned were closed due to COVID.

Well placed near the centre of Inverness it would be walkable although we chose to drive into the town but that was fine with the easy parking on site.

We also valued the new towels and room refresh that Val gave us in advance of our second night which again was like being in a hotel.

Overall we had a really enjoyable stay in Inverness and would recommend the Avalon.

Comfortable, clean and cozy accommodation. Comfortable mattress and quality linens. Thoughtful touches such as face cloth for removing makeup, Alexa Dot for streaming music, mini fridge, eyemask if you need one, USB tower for charging multiple devices. Large room, ample closet space, bathroom stocked with quality toiletries. Hot breakfast cooked to order.
Walk to city center in 20 minutes. Choose the river route for a scenic stroll and cross the walking bridge for a look at the other side.
Kind and friendly hosts Val and Paul reside on site and are respectful of your privacy. This is one of the best B&B stays I’ve experienced.

Guest house felt like home. Lots of nice touches in the room and also in the hall and lounge area. Bed was v comfortable. Good quality toiletries in the bathroom. Breakfast was really good. As I was going on day tours before breakfast was served on most days, I was given a cold breakfast and a smoked salmon bagel in the fridge in my room the night before which was much appreciated. It takes 20 to 25 minutes to walk into town from the property.

My husband and I stayed for a few nights while traveling around Scotland and would highly recommend Avalon Guest House. The house is cozy, comfortable, clean, and had everything we needed. It's not a bad walk into to town for the restaurants and walk along the river. We had car trouble and were forced to have a slower day and as a bonus, walked around the botanical gardens, which are close by, and crossed the footbridge over to Ness Islands. Our hosts cook a wonderful breakfast and made us feel at home.

We spent 2nights here in April 2023. A fantastic guesthouse which is modern and very well furnished with tasteful touches throughout. The hosts Val and Paul engaged, at just the right level, with all guests. Their service was excellent (anyone who gets up at 0430 to make breakfast for their cycling guests deserves praise). Good location, only 15 minute stroll into centre. (Go down to the riverside and walk in that way). There is very ample car parking on site. Highly recommended and we will return.

Excellent, spotlessly clean guest house. Beautifully decorated throughout. The hosts Val and Paul were very friendly and informative about the area and which restaurants were good.

Such warm and welcoming hosts. The rooms are luscious with bedding and carpets to die for. Classy touches abound in the bedroom and bathroom. The breakfast is vast and delicious. Pleasantly located for the town. Would always come back if ever in Inverness!

Amazing B&B Val and Paul were great hosts the room was amazing lovely furnishings. The breakfast was good definitely recommend scrambled egg, salmon & toasted bagal. Lots of fresh fruit, cereals and yoghurts. It took 30 minutes to walk scenic route along river walk into town. We will definitely come back and would recommend it 100%.

Hi we are 1 mile from the centre of Inverness which is 5 mins by car or 20 min on foot....the sports centre, the floral halls, theatre, cathedral, the river are all within 5 mins walk..if you wish to visit Loch Ness and Urquhart Castle it is a 20 minute drive on the A82 from Avalon
