Spent 2 night in this small friendly guest house, Caroline was the best host, Warm and friendly, and very accommodating to my dietary requirements. The rooms were large and modern, and the small touches separates this guest house from the others, I would highly recommend the Rosebank

We had a fantastic stay at the Rosebank guest house. The guest house has been beautifully refurbished, our room was extremely comfortable, breakfast was delicious and the owners and staff could not have been more accommodating. We stayed there to watch the open and they even put notes under our door with the times the highlights were on the tele. We will definitely be returning and I cannot recommend it highly enough.

Good quality room. Excellent breakfast & a very friendly landlady in Caroline. I would definitely stay here again. I can recommend a visit to Scone Palace. If you get the weather (which we did) then there is no better day out. Interesting history & a great walk around the scenic gardens.

Just had two days in Perth staying at this wonderful B&B. Well situated a short distance from the theatre & good restaurants, this welcoming house is spotlessly clean with comfortable beds, plenty of hot water and the most amazing breakfast. Caroline, the owner, can't do enough for you. In short, the best B&B my wife and I have ever stayed in (and we have stayed in quite a few!)

This is a beautiful and very well-run guesthouse. The tone is set from Caroline’s friendly voice when you call to make a booking, and her attention to detail is evident in every aspect - from well appointed and lovely bedrooms to excellent breakfast to being shown how everything works in your room when you arrive. Caroline is friendly and helpful and will recommend places to eat and see in Perth if you ask. Now that we’ve found Rosebank we’ll certainly be back.

We had a fabulous stay with Caroline at the Rosebank. Everything was perfect from the minute Caroline greeted us. Her hospitality cannot be faulted and her care and attention is second to none. The room was spotless, the hospitality tray was well supplied and breakfast was freshly cooked and tasty. She is a mine of information and her pride in her country shines through.

Just had another amazing weekend at this beautiful B&B: breakfast is fabulous, rooms are lovely and spotless, Caroline and Barry are fantastic host's who can never do enough for you, look forward to seeing you next year 😁 PS: any biker's looking for a place to stay this is the one for you, all the above applies, also the ride-outs from Perth are awesome, secure parking for the bikes and if you get there wet Caroline even helps sort the gear out too 👍

Stayed here for two nights absolutely perfect in every way. Carline’s hospitality was first class from the warm welcome she went out of her way to make sure you had everything you required a real home from home stay. Highly recommend you won’t be disappointed. Covid restrictions well in place.

Had a perfect couple of days in Perth, staying at the fabulous Rosebank. Caroline is a star and made us so welcome from the minute we arrived. The room was fantastic, large, well equipped with plenty tea and coffee available plus fresh milk which is kept in your own small fridge. The en-suite is modern and everything spotlessly clean. Private parking was ideal and walking to the centre is only 15-20 minutes for all the shops, bars and restaurants. Breakfast was great, fresh and plenty of offers of extra toast, coffee etc. We will definitely be back and would recommend staying here to anyone as you won’t be disappointed. Thanks again Caroline for your hospitality, fingers still crossed you make it to Tenerife for the winter 😊 Duncan and Janet
