Renovated in April 2021 all our rooms now have en-suite facilities ,high speed wifi, mini fridges and HD smart tvs (Netflix/Iplayer etc). The Victorian B listed property is based in one of Ayr's conservation areas, at the property we have 3 rooms all based on the ground floor. When staying with us all guests have full use of our kitchen, seated areas. back patio and garden areas. We are located within a 5 minute walk of the beach, train station, bus station and town centre. We offer an express check-in service providing door codes before arrival to allow guests to check in at anytime after 14:00. If you require an earlier check in or later check out please let us know. A family run bed and breakfast with experience going back a generation in the hotel trade. We take pride in being able to offer our guests the best possible stay at a competitive rate. Barns B&B unlike other accommodations does not have live in staff with certain areas of the property unavailable, we are bespoke to our guests needs offering unrivalled peace and privacy. We the owners live above the property and are available anytime and are always happy to answer any queries you may have or provide you with local information and our own recommendations. Just let us know :) Quiet period residential area in central Ayr. Within 5 minute walk of Ayr's Bus/Train Stations, Ayr Town Centre, Highstreet, Taxi Rank and Beach. Also within walking distance of multiple local Restaurants, Pubs, Clubs and Coffee Shops. We have space for motor bikes and push bikes and are very popular with bikers. Ayr Racecourse (1.3 Miles) Popular area for golf with multiple world famous golf courses such as Royal Troon and Turnberry close by. Great transport links to Glasgow and Prestwick airports. Historic experiences Alloway (2 Miles) Robert Burns / Tam O Shanter.

Arrived quite early in the day and was worried that we had a few hours to wait for check in, but we met someone there who said it would be ready in 5 mins. We parked in the front, there's permit parking along the road. The flat we were in is really well arranged. A large double bed (made of two singles) each with a pull out divan that we used for our kids. Everything is in one room, a space has been built for a shower room, toilet and sink, a bench seat in the window and a table for a kettle, coffee etc. There's even a very small mini fridge underneath. I was a bit worried about the idea of a communal kitchen and dining space, but it's really spacious and well kitted out with cutlery, plates, pans, kettle, toaster and fridge. I don't think there were many other residents when we stayed, so we never encountered anybody there. Overall, a really nice place to stay if you ever visit Ayr.

Amazing value for money. Clean, beautiful decor, in a quiet part of Ayr. The wee garden is a joyful place to sit with a coffee contemplating the day. All the little touches you'd expect of a much more expensive place. Absolutely going to stay again. Only negative was not having booked a longer stay. Well done guys! A fabulous experience for myself and my partner.

We had a great experience of staying here for two nights in a twin room this week. The rooms are double with the option of a double bed or it can be separated into two small beds, we chose the latter as I am a restless sleeper. A lovely little room with two small armchairs, good hanging space, tea and coffee and a mini fridge with fresh milk and chilled water provided. A good sized flat screen tv is available. There are numerous power points beside the beds for charging etc and touch lamps for reading too. There are also dressing gowns and slippers, spotless and fresh. The heating is excellent - we stayed on chilly nights and were not at all cold The decor is beautiful having been recently renovated to a high standard, and the whole place spotless. The property is an Edwardian house, the downstairs having been divided into bookable bedrooms - there is also a communal kitchen should you wish to make your own food, and an outdoor eating area at the rear. Check in is with a door code and your welcome envelope is left in the hall with key and parking permit for your street parking spot. If you visit on a motorbike, the owners confirmed you can pull right below the window at the front of the house for security. Its a lovely quiet residential area, yet only a 5 to 10 mins walk to numerous restaurants and bars and the beach. Absolutely perfect! The owner Sean was available by text or phone and when we had a query he replied and resolved it within minutes. The bathroom has a huge shower with plenty of hot water. We really loved this beautiful little house and will not hesitate to return. Just excellent!

We stayed for three nights and had a fantastic stay. The house is in a lovely street with some beautiful houses, the street is quiet and less than 10 minutes walk from Ayr train station. Our room (room 3) was large, bright with a large bathroom, mini fridge with fresh milk and water, kettle Azera coffee and tea. There is a large kitchen for everyone’s use with another fridge and fully fitted, it was very clean with nice views to the garden. The whole house and rooms are extremely clean. Any staff we met were very nice and chatty, the location was great and having stayed here now I would not stay anywhere else in Ayr.

Lovely room and place our room looked like a mini flat all in one it was amazing, bathroom was lovely it was very clean had water and milk in mini fridge dressing gowns and Slippers to wear we didn't wear these as we wasn't in room long enough great place to stay would recommend and if I was ever in Ayr again would definitely stay here

We have just returned from a fantastic 1 night stay at Barns, would have stayed for another night but they were fully booked and we now know why! The rooms are spotless, you get less in a 5 star hotel. A little fridge provided fresh milk and bottles of water, tea & coffee provided (but you can also use the kitchen if you run out), bath robes and all the products you need for showering were provided. I was reluctant to stay in a B&B as I thought you would be living in someone’s home but I was so wrong! You receive a door code prior to arrival, make you’re own way in and your keys are left for you - no-one in sight which we were happy with. There is a lovely communal kitchen & separate dining area, also a garden/patio but we didn’t see any other residents, although we knew they were full (only 3 rooms). This is not the owners home, it is like a self catering apartment and I think the term B&B could be off putting for some people (like me). We met the owners in the morning for their lovely breakfast and they were so welcoming. The bed and pillows were just like we have at home, very comfortable sleep, location very quiet but minutes walk away from bars and restaurants. Would highly recommend (if you can get a room!).

Nice and comfortable stop over. Travelling with bikes on the back of our small camper (VW T4) we felt safe leaving them locked on the back of the van for the night - they did offer for us to bring them around the back but the area is nice and quiet so I didn’t feel the need. We had room 1 set up as a family room for four. Big room set up with a big double (two singles pushed together I think, but you couldn’t tell) and two pull out beds for our teenagers. All new, clean and comfy. Kettle, tea, milk, iced water and Tunnocks tea cakes (the chocolate and marshmallow things!) for each of us. There’s a tiny micro fridge in the room to keep the milk cold. Breakfast was hearty. They couldn’t do enough to help. We’d be happy to stay again if we’re passing.

Lovely overnight stay, in an immaculately clean room. Very comfortable bed. Cute little fridge, with the milk and water in. Didn't have breakfast, so can't comment on this. Excellent check in, with parking permit provided, so parked just over the road. Very easy to walk into town. Lovely friendly hosts.
