We arrived after 22:00 to this B&B after a very long journey and as mentioned when booked trough Booking.com that we will be arriving a bit later than normal checking time, with no response we assume that all was good. A warm friendly welcome and quick painless check in by Shawn I had a single room which was clean, cosy with a comfortable bed. We stayed here before flying from gatwick the following morning. From the area and the outside and the reception entrance we must admit we weren't expecting much but on entering the room (101 on ground floor) we were pleasantly surprised. A lovely big bed, great shower, nice towels, clean bathroom. The room was noisy as by the main road but...

I was very disappointed in this booking. The room, a single-bed, had cobwebs on the ceiling, the blinds had not been dusted in ages, and the carpet in hallway/on stairs very stained. Upon entry, I was greeted by a staff member spraying air-freshner, which arguably would not be needed if the B&B were cleaner. Staff extremely rude and not helpful....

Good beds. And nice douche. Walk to the station in 5 min and a Half an hour with the train to London, Victoria starion. Good connectiom A nice area surround. Lovely East Sussex. West Sussex. A fine place to eat the snooty fox, against the station

Nice and clean room with a perfect bathroom. Easy to find, and not fare from Gatwick airport. The owner and the staff were very friedly Free wifi, and tv in the room (OL in Rio) Fine breakfast, we liked the place very much.

The location is within walking distance of the train station and public transport as well as to the shopping malls which is also a nice walk ahead of Three Bridges Road. Stayed overnight in a ground floor front room. Very clean, no real complaints apart from the lack of decent curtains - just blinds which let an awful lot of street light and daylight in. Not too noisy in spite of the fact there's a reasonably busy road right outside. Didn't try the contininental breakfast as I prefer a cooked breakfast...
