    We only stayed one night and had a large room at the top of the house (no. 8) looking out toward the river. Lovely, comfortable room with a double bed and a single so it would suit a family. The situation so close to the centre is very handy for exploring. We enjoyed a hearty breakfast on Sunday morning. Plenty...

    A lovely converted Victorian house. The room I had (5) is very nicely furnished and clean and comfy. I will have spent two weeks here in all and they are very friendly and breakfast is great. So warm, comfy and a good breakfast...what more can you want? Its also in a great location for getting into the town centre.

    Great welcome with a great room at the top of a late Victoria house. Very clean with chintzy decor. Quiet, considering your only a stone's throw from Leamington's busy parade. Beautifully, cooked breakfast with all the trimmings. Fabulously friendly too. Loved our stay.

    Have to admit I don't want to recommend this place too much, I find it difficult enough to book anyway! I have stayed here countless times, on business and family, always very happy and brilliant service and great breakfast, rooms are different to the bland alternatives and location is perfect.

    Lovely stay round the corner from where my student son was living and two minutes from the city centre. Warm friendly service from Sue. Very clean and very quiet. Lovely walk in shower in enquire bathroom.

    Great location, very quiet and handy for the town. Our room was cosy but fine and very comfortable with a nice bathroom and great shower. We had no issues with breakfast, although they could find better sausages! I'd be very happy to stay again.

    Stayed here for 4 nights in a twin room. Superbly located, this gem of a bed and breakfast is the perfect place to stay if your coming to leamington spa. 5 min walk from the station and the shops/restaurants. The bed and break is clean, the breakfast is amazing and Robert and Sue will do anything to make your stay...

    A two night stay whilst attending work training turned out to be worthwhile due to this excellent little hotel. It was very clean, in a lovely location and very welcoming. The breakfast turned out to be an absolute feast - one couldn't ask for any more. Our work place training takes place in this area and in the future all...

    I've been coming to Leamington for a number of years, and it's taken until now to find this little gem of a hotel. It's more of a large B&B to be fair, as that's all that's on offer. Nevertheless, I was made to feel very welcome. I never had a problem parking on the property, although there was always space...

    We booked this hotel after reading the wonderful reviews about it - however we seemed to have a different experience. It is in a good location for the town,very clean and adequate but nothing special for the price. We were not made to feel very welcome, the owners seem to rest on their laurels. They were not open to receive...

    “I was in room 5, on the top floor landing. Not much of a view from a small window, but lovely and quiet. I suspect the rooms on the front of the hotel have a better view, and the certainly have nice big bay windowns.”

    “Because there was a popular music event in the town on the weekend we visited, York House was nearly full, so we accepted a room without en-suite, however adjacent to a shower room and toilet. Both were exceptionally clean, beautifully tiled and presented, with a wide choice of soaps and shampoos, and both were available whenever we wanted them. Our room was at the rear of the Hotel, and was very peaceful. As York Road is so quiet, I would expect all of the bedrooms to be calm.”
