We booked this hotel online and were not disappointed. It was very nice clean,quiet and a little walk to the beach. About 10 minutes downhill through old Spanish area in France. It was really French. Got to know the chef and his wife and really enjoyed the cuisine.. Roast rabbit and duck and lamb all great. They were really helpful telling us were to see the best sights and how to get around without spending a fortune.
After travelling quite a bit in Europe , I know that a lot of the accommodations are not like what we a used to in Canad and the US. but as we travelled we let the desk clerk book us the room for the next town that we would be staying and it was great. Accord Hotels privately owned and just as good as any. Great ambiance and live like the Euopeans do.

The Anis is a newly renovated three star hotel about a kilometre from Nice airport. If you wanted a quiet base to explore the area with a car it would be fine. On foot it is okay, if you don`t mind an eight minute walk to the bus stop on Promenade des Anglais, including a rather risky steep downhill part.

The hotel is set in pleasant grounds with a pool and an attractive terrace where you can eat when it`s warm enough. Although there wasn`t any choice for the half board option, the plat du jour was surprisingly good most days. The bedrooms were very well equipped, with safe, minibar and comfortable beds. We never did manage to get the TV tuned in to an English speaking channel, but that was the only minus. Our deal was certainly more reasonable than the quotes we got from 3star hotels in the city centre (78euros for the room per night and 22 euros each for dinner bed and breakfast) The hotel suited us well but it wouldn`t be the place for younger people who wanted to enjoy the nightlife, unless they were prepared to take a taxi into town

I had boooked and prepaid a standard double room with breakfast for six nights. The check in fast and polite, found the room a bit small but the main drawback was the almost nonexistent warm water pressure during the whole stay. I checked the restroom behind the reception and the pressure was low there as well so the problem did not seem to be room specific. The breakfast was a standard buffet, nothing special. Their evening meny was quite OK, tried most of the options in the 24E gourmet meny, many of the dishes were delicious and can be recommended. The hotel is a good base if you have a car. I specifically needed a hotel in this area. To explore mainly downtown Nice Anis is a bit far away.

To start with, overall quality for the off-peak rate of 60 EURO per night isn't too bad. Decent breakfast (for 10 EURO pp since it is not included in the 60 EURO fare), inexpensive yet tasteful rooms decoration, and car parking are the three main features to make it a considerable low-budget choice.

However, I was left quite disappointed for couple of reasons.

First of all, the wi-fi was disfunctional during the two nights I spent there. Actually, I only managed to get connected the first night. The second night and the following morning I didn't see the sunshine. When I told them about that, they didn't seem to really bother. I consider this a SERIOUS drawback.

Secondly, I was left very disappointed when I went to the reception to pay for the room. I had pre-paid the 10% of the total price when I booked the room, in order to reserve it through a certain website. However, the lady in the reception insisted that I should pay the whole fare, even when I first presented her with my e-receipt. She said that it could (!) be a non-refundable booking fee. In the end, after I had to convince her, she checked more thoroughly her paperwork and found out about my payment.
I do not want to assume that she was trying to trick me into paying the full price, but even if I accept that she got confused (though in a ridiculously common booking/payment case), I felt quite embarrased when I had to convince her that she was wrong. Even after that, no serious apology was given.

Finally, you should consider this choice only in case you are driving and want to stay near the airport (10mins driving). Otherwise, bear in mind that public transportation isn't very convenient and taxi fares can be outrageous. However, it is one of the few low-budget choices that provide a parking in Nice.

Room was old and needed upgrade. No wifi in the room. Staff was informed but did nothing. Staff smoked everywhere and polluted the air all the way around. Terrible restaurant serving 2 day old bread for Diner. Breakfast was OK.

The room was cheap but when you add the cost of a taxi to or from the airport the place becomes expensive. Next time I would stay in one of the hotels at the airport or take the bus into center Nice and stay at the Nouvel or similar 2 star hotel. You could take a bus to the hotel but you better have a good map and be able to speak French to the driver.The room was clean but as small as the smallest one I had while in Japan. The shower was even smaller.
Since we stayed there on Sunday the restaurant was closed and the desk clerk also was the bartender. They failed to give us a wakeup call or give us TV and A/C controls. Of course when we got the A/C control the A/C did not work. Then the next morning the clerk tried to charge us for drinks someone else charged to our room.
There are no restaurants nearby and you have to walk through a dicey neighborhood to find a pizza restaurant. Because of poor directions by the desk clerk we never found the restaurant or any other. They should change the name of the hotel to the Anus. Be forewarned.

I was a little nervous ahead of my stay, having read mixed reviews! However, I must say, I am struggling to find fault with any element of Anis.
As a single female traveller, you want to feel safe, comfortable and welcome - and Anis certainly does make you feel this way. My room was small but just right for one - the bed was super comfortable and the bathroom was spotlessly clean. Lovely shower and the towels and bedding smelled fresh.
Breakfast was fabulous - I challenge anybody to find unlimited coffee, fruit, cereals, freshly baked pastries, yogurt, juice etc for 12 euro anywhere else! The staff were very helpful and polite.
There are 4 different wifi options, just connect to the strongest depending on where you are in the hotel. It is weak in the restaurant but there are plenty of alternative things to enjoy, like the sunset.
The pool area is an ideal quiet place for a small beer with a book.
The smaller rooms in the stairwell (like mine) - rooms 101 and 201 - are exposed to a little noise due to the hand driers of the toilets at the bottom of the staircase from people using the restaurant. Also, these rooms lack a little bathroom modesty if there are more than one of you! So you might want a bigger one.
However, I sleep very lightly and didn't find myself at all disturbed.
The hotel is located in a quieter area, far from the bustle of Vieux-Ville. It is about 45 minutes walk from the hotel along Promenade Des Anglais, which is a lovely way to start the day. If that's too far for you though, there are plenty of transport options and bikes to hire.
All in all, I enjoyed my stay and would definitely come back again - a perfect escape for a solo traveller needing to go completely offline for a few days!

The room had a foul musty odor and the air conditioning did not work - consequently the room was humid and musty. The room was in total disrepair - receptionist barely acknowledged us. Over priced. We paid 115 Euors a night (stayed two nights). Initially, we had mistakenly booked the room on the wrong date and acknowledged our mistake and paid the one night penalty. We wished they would have done the same and acknowledged the horrible condition of their hotel and affect some repairs. Half the bulbs in the ceiling of the lobby was out. They showed us to the REAR elevator to get to the room and the area was in total darkness, my cell phone emitted more light. I was afraid for my wife's safety to come back up to the room after accessing the WiFi Internet at the lobby that I came back down to escort her upstairs. That's the other thing, the WiFi is a joke from the room. They gave us two bath towels that looked like its been through the wash too many times - not suitable to even use to clean the floor with. Stay away and stay at one of the hotels by the airport (5 minutes away) and you will be better of.

Our stay at Hotel Anis was not as expected.

The rooms very small and felt cramped. The remote for the A/C in my room was gone and therefore did not work. The room was not cleaned properly.

The staff was hit and miss (some were very friendly, others were rude).

The biggest downfall though was the location. Way to far from everything, so you are forced to drive. We walked back home from downtown one night and were surprised having to pass prostitutes very close to the hotel.

Bottom line: I would not stay there again. Search for a hotel closer to downtown Nice and avoid the hassle of the location.

Nice hotel and nice staff but a few problems including not getting our safe working for a whole week we were there, having to make do with 2 towels between 2 of us most days and all the power going off for a couple of hours but generally they dealt with things well and we friendly.
The food was good and the pool nice and the place clean. Slightly overpriced for what it is. It is about a hours walk into Nice but the bus service is great and frequent.
