I stayed 5 nights in the dorm during a short break in Nice. The couple who run it are really friendly. The location is great, really close to lots of bars and cafes but quiet at night as it's just tucked out of the way. The property backs onto the main esplanade so you have views of the sea whilst you eat the (delicious) breakfast. The dorm is on the bottom floor. Plenty of space and a large locker under the bed. Everywhere is kept super clean, including the large bathroom opposite the dorm. A really good base for exploring this beautiful corner of France. Easy to get the bus/train to Vence, St Paul de Vence, Cannes, Monaco, etc.

I stayed at Lou Souleou for 4 nights and 1 night (beginning and end of my trip abroad). Max and his wife are wonderful hosts. I traveled alone and both times stayed in the dorm room.

The hostel/b and b is very clean. The walls, floors, bathroom, linen are spotless. The shared bath associated with the dorm style 4 bed room is very large with a large storage space for toiletries. The shower has good heat and water pressure.

The location is great - right on the edge of old town and close to the bus stop from the airport and to excursions - I went to Vence, Menton, Monaco and Antibes from the close buslines. The tourist office is short walk away as well. I went running on the promenade des anglais each morning. While the rooms may not have a view, as soon as you round the corner, you are right on the beach and the breakfast room has a terrace with a gorgeous view and flowers on the balcony.

The breakfast was amazing. Huge cafe au lait/coffee/fresh juice. Crepes. Homemade bakery. I had to leave early at 5 a.m. for a flight, and without asking, Max left out hard boiled eggs, coffee and more. Additionally, I had to arrive late, and Max made sure it was not a problem.

Also, Max and his wife are so young! They are really awesome.

I stayed at this B&B and it was great! But for me, there was a slight drawback. This property is spread over three levels.
I was fortunate to have a room on the first floor right across from the breakfast room. I had booked a single. It was a small room, even by European standards. However, the bed was extremely comfortable and provided a very good night's sleep.
The location is quite amazing, it is a very short walk to Cours Saleya, right into the old city of Nice. And the breakfast room overlooks the Mediterranean Sea and the Promenade des Anglais!!! There is even a small balcony to sit out on!
Sadly, my problem was the stairs, as all bathroom facilities were on the main floor of the house. The curved, final five did not have à banister. And, I'm not good on stairs. So it was a bit of a challenge for me, when I arrived (at about 8:30 pm, after a very long day's travel from the West Coast of Canada) and was not offered any help to get my suitcase up the stairs.
I normally have no problem with this, but after traveling for about 24 hours any offer of help would have been greatly appreciated, especially with the curved staircase! Anyway, the initial impression kind of tarnished my view of this property. But, Nice was wonderful.

This is not a hotel!!!

It is a cute B&B for under 30s right along one of the noisiest streets of Nice. Despite being located right on the beach front you do not benefit from it other than being able to walk there within a couple of minutes. None of the rooms have a view as they are on street level or even in the cellar. The host was very friendly and room was clean and comfortable.

Bathroom and toilet though are shared in the hall.

My bedroom was 3 meters from the road, so despite ear plugs (provided) and window shut it was too noisy to get any sleep. Room had no secondary ventilation so it was either more noise from street or leave the room door open.

Overall probably a cool place to be when you are younger and sleep is still overrated, if you don't like sleeping with trucks and coaches driving through your bedroom do avoid this. Otherwise, very cute place and very friendly service.

I stayed here for 3 nights with 3 friends in June; we had one of the four-bed rooms in the basement and had to share a bathroom with 4 others in a room next door. We arrived around 1pm and was taken straight to our room. First impression was the room was really small for 4 people - it had one double bed and one bunk bed. The lower bunk is quite low so sitting in any sensible position is asking for back problems even for a short person. The weather was quite warm when we were in Nice and there was no air-con in the basement room and only the tiniest window which faced a wall so pretty much pointless for ventilation- it was unbearably hot during the night. That was in June, so I fear to even think about what it would be like down there in July and August. Breakfast was good for a BB, I really enjoyed the pancakes and selection of jams but seating in the small dinning room is limited to about 6 people at once so you kind of felt you needed to rush to make space for others. Location is the best thing about this place, it was close to everything so you could walk to places. We paid 429 euros for four for us for 3 nights - which I think is a lot of money for what is on offer but maybe fair in light of the fact that accommodation in Nice is costly as standard. I would not recommend the basement rooms except during the winter months maybe, if you stay here, get a room upstairs or don't stay at all.

After much indecision finally booked the Lou Souleou and spent three nights there this week. It is much nicer than you can tell from the photos. The location is perfect, the hosts are a lovely and helpful young couple and the place is really clean. A good breakfast was in the lovely dining room / sitting room area overlooking the sea. I sat every morning on the balcony with my tea and watched the people go by on the Prom. I received a brochure about Nice and a very helpful map on arrival. My flight back to the UK was late last night and I was able to leave my bag locked in a storeroom while I enjoyed my last day on the Cote D'Azur, even though I had checked out. Oh and I watched the Olympics on the huge TV in the sitting room.
Lou Souleou is a really nice place and I would love to stay there next time I'm in Nice.
I paid 105 Euros for 3 nights in the 4-bed dorm, with breakfast, which is pretty good for The Riviera in August.

We usually book hotels but found this when trying to book a budget weekend break! Firstly the location is fantastic for the old town, promenade and port, it is also close to the market and restaurants (1 minute walk). As we went with friends we had the two double bedrooms which are at pavement level because of the way the house is built, we had an adjoining courtyard which was well maintained. There is a large screen protecting you from the pedestrians and traffic but a real suntrap, you do not have any views though. The bedrooms were well maintained and the beds were very comfortable. There is no en suite but we soon got use to that and they are kept emasculate. The room where breakfast is taken is quite small and does not really accommodate everyone if they chose to take breakfast at the same time, the small balcony can be used too. With the lovely market so close they could perhaps have provided a greater choice of breads and croissants etc, that is really the only criticism. Isabelle was the housekeeper during our stay and was very helpful as well as informative about getting around. It appeared a number of solo travellers base themselves there which added to the atmosphere at breakfast as we informally shared stories and places to visit, we really enjoyed that as opposed to the more formal hotel breakfast environment.
On the day of departure they allowed us to store our bags and provided us with a key for as long as we liked, that made the day so much easier and shows how they want to look after their guests. Overall a lovely B&B as awell as lovely people.I can’t think of a better location to base yourself in Nice.

I first booked this establishment based on the locations and review provided here.
Facilities and payment format are not accurately described. They only accepts cash, so expect to carry hundreds of Euros with you.

After arrival it was nothing more than a nightmare. Now I know why, the person before me check out early.

Prior to departure I've given my estimate arrival time. Upon arriving, I rang the bell three times and there was absolutely no answer. Finally, fourth time there was an answer, briefly usher into my room, with the speediest tour ever. At this point my priority was to shower and sleep.

There was only one shared washroom on my floor was only 1/3 smaller than my 4 bed dorm room. And it was very secure depending if your bunk mates feel obliged to lock up. The room was definitely not sound proof as I can hear couples moaning away in the bathroom even with the doors closed.

The bed was definitely a single not the twin they've advertised, measuring it with my book it was equivalent to the dimension of 3.5x IPad minis. As to the length it was a joke, I'm 5'5 in height and my feet was only an inch away from the bed end.

And climbing up to get to the top bunk, one needs prior training in acrobatic in order to manage without sustaining injury. The frame was old and squeaky, with each movement the bed sways, I can feel the rocking as my bunk bed toss and turn on the bottom quarter.

Being in the basement you would expect a cooler temperature, no suck luck. Depending if the guest above you want to smoke or engage in deep conversations, you will sure experience all the noise and smell.

At night the open window welcomes mosquitoes and the constant costal traffic and drunken beach goers well into the early morning 4am, made it impossible for quiet sleep. With the fan on, it was worse felt like a roaring lion penting warm air down your neck.

When you finally escape your room in the darkness of the night to contemplate your booking in the common area, you're told it's too late and the area is not open. What fine hospitality.

Absolutely fantastic. From the time we arrived there it felt like a second home to us. Maximme was so friendly to us, he got into our car and helped us to find a parking slot.

The room was very clean, fully equipped with all the necessary things like shaving foam , shampoos, hear dryer etc.

In very nice location with the a balcony with view on the Riviera sea.

There was a problem with my flight and i had to leave one day later. They gave me a bed in another room and they didn't charge me for it !

Will be back in Nice soon and there will be no though about where to stay.

It is a great place to stay: a stroll from the beach, in the heart of the old town with spiritual atmosphere. The breakfast is traditional French one with fresh bread, jam and fruits. It is clean and the hosts are great!

"The two Ground floor bedrooms were the best I saw. There are two more at basement level which do not have an outside terrace. And there is a small single room upstairs next to the common area which would probably be noisey in the morning since it is right next to the breakfast area."
