Perfectly presented and perfectly home baked pain au chocolat et croissants accompanied by two breads , home made juices and coffee constitute breakfast at Hotel Patricia . And very reasonably priced .This is all served by Lucie on the garden terrace under the fertile lemon tree , blooming bougainvillea and burgeoning collection of plants.Lucie and her partner purchased Patricia seven years ago and have been working assiduously since to replace floors , tiling , and bring the ten rooms into the modern day .Room 3 is la piece de resistance with a splendid balcon overlooking both the rail-line and chateaux Nellcote that housed the Rolling Stones 50 years ago and out over Le Bay. Don’t be put off by the railway as one is very soon oblivious to the various types of train rumbling through.
The decor is verging on art decor but not overtly and Room 3 boasted two very comfy repo chairs The wall was blessed with a painting by local Artiste anglaise , a woman who paints glorious scenes of the Villefranche bay front ( initials LV ). Plenty of internal seating areas with collection of books for the autumnal months the Patricia is a hidden gem.
If one can pull oneself away from the balcony view the Patricia is s short walk to Villefranche or equally short to St Jean and Beaulieu . I was even asked to make a foursome at the adjoining V/F tennis club.
In an age when former greats such as neighbouring Voile D’or in St Jean are being sold up for development into apartments we should be ever more grateful to Lucie and partner for risking everything to create such a boutique alternative .Merci ,nous reviendrons . Steve et Caroline

All in all the place is decent but not great.

Main negative issues is all the unnecessary hidden costs.. Kind of lowers the hospitality.

For instance you will have a coffee machine with cups on your room but you’ll have to pay 2€ a cup to use this.

Breakfast is 14€ pp but we found out with checkout that you’ll get charged an extra 5€ per egg if you wanted eggs. Could have included eggs in the price of the breakfast or at least told us they would cost extra.

Unnecessary ripoff in my opinion.

Furtheremore, the place is right next to a railway so you will have a little nuisance from this. (Though it does not seem to be a very busy line)

The hotel is decorated nicely enough, the staff is fine and the location is close to the beach and the centre of town.

We had decided to spend a week in gorgeous Villefranche. We booked at
the "renowned" Darse hotel. But we were actually
quite disappointed, and after having spent 2 days and 2 nights
breathing in the smoke from the enormous boats parked out in
the Bay, and walking for miles to the beach, not to mention the
tiring expeditions up the hill to get to the closest bus stop,
we decided to change hotels, and go over to the other end of
Villefranche, to the lovely Hotel Patricia.
We didn't regret it!
Although the hotel was booked out, we managed to catch the last
double room that was available, and even though this room didn't have
a sea view, it had a charming view onto the garden. We enjoyed
breakfast every morning on the terrace. And we only had a
5 minute walk down to the beach, and to the bus stop! So convenient!
A nice little hotel, full of charm and a warm friendly atmosphere.

My husband and I were delighted to discover a gorgeous little hotel so charming and private! It's hidden in a private residence just above the beach of Villefranche and we walked down to the beach every day in 3 minutes! We had a cosy room with a delightful view on the sea, and after a hot day sunning and tanning and dipping, we were certainly on our balcony sipping rosé wine under the evening sky! We had an extremely relaxing time and we'll definitely come back next year. We promised to the charming young couple that own the place to recommend them to our friends, so here you are everyone! This hotel deserves to be known!

Loved this pretty hotel! We had a comfy double room with view on the
gorgeous little garden, with a lemon tree absolutely full of huge
juicy lemons! I'd never seen a lemon tree like that! I even asked to
take a couple of lemons home with me! We walked everywhere, took the
bus, and also the train, and the only thing that we weren't happy
about was the fact that we had rented a car for nothing!! The traffic
in Nice was horrid, so we ended up leaving the car at the hotel's
parking every day. The parking is free of charge, but the rental car
was a waste of money. We'll definitely be back to the Patricia!

After spending 3 1/2 weeks in and Czech Republic and France, my husband and I ended our trip to Europe in Villefranche sur Mer and the Hotel Patricia (July 20-23).

All of our trip hotels were chosen via TripAdvisor. Hotel Patricia was the only hotel during our trip that we booked that had mixed reviews (seems like folks either love it or hate it) and we were a bit nervous about that. However, we had booked mixed-review places before in the states and loved them (Howard Creek Ranch in northern California comes to mind in specific), so we hoped that the negatives people noted in earlier reviews were subjective. We were hoping that many of the complaints were from folks that might have been used to more luxurious accomodations than we were, or who were simply not used to European hotel room sizes/bathrooms, but we weren't sure.

This is what we found out in our experience:
The owners:
Joelle and Frank are wonderful and very helpful. Top notch.

Location
The hotel is located up from the beaches and about 20 minutes walk from Villefranche's shops and restaurants. The hotel is close to but not directly on the train line and if I remember correctly, between a tennis club and an abandonned area that looks like it might once have been a series of community greenhouses or market stalls. It is almost exactly halfway between the beaches of Villefranche and Beaulieu (we preferred Beaulieu's beach...it felt less touristy (no cruise ships)). It took us 10 minutes to walk to Villefranche's beaches and another 10 to get to the "downtown". It took us 8 minutes to get to the Bealieu beach. Both walks involved walking down narrow roads and down a fairly big hill. We are not athletes, but we do a lot of walking and really enjoyed the walk and probably did it 2 or 3 times a day without thinking much about it. We also happily walked to the Villa Kerylos in Beaulieu and the Rothschild Villa and Gardens in Cap Ferrat, and to the bus stop to grab the bus to Monaco and Nice on day trips. We couldn't have been happier with our location. However, someone who thinks they might be uncomfortable walking up and down hills on a regular basis would probably be happier if they used the public bus service (very easy to use and the nearest stop is less than 5 minutes from the hotel), or if they rented a car or scooter.

Trains
Yes, the trains are there and they are fairly loud. I, however, rarely noticed them and slept like a baby (maybe it had something to do with all the walking I did!). My husband did notice them but they didn't bother him too much and he did say that they seemed to stop coming completely at midnight and didn't show up again until 6am-ish. We normally came back to the hotel around 10pm or 11pm, so the trains didn't have much chance to bother of us. Note: we might simply have fallen asleep and stopped hearing the trains! Anyway, early-to-bed folks or those who are bothered by noise might bring ear plugs.

Air conditioning
No, there isn't air conditioning and it was warm at night. Unlike earlier reviewers, however, we were able to open our windows and enjoy the breeze. A fan, however, would have been very nice indeed. We didn't notice any mosquitoes.

Towels
They were not luxury towels, but neither were they sandpaper. They were older and well washed and a bit thin because of it. I have towels like these at home. We were fine with the towels.

Room and bathroom size
Our room was upstairs and had one window that overlooked the Villefranche bay and Cap Ferrat. Our room was to the East of the room with the balcony and was the normal, smallish hotel room we have come to expect in Europe. Our bathroom was built into the room and included a shower that was actually larger than many of the showers we had been used to in more expensive places. We didn't think there was anything unusual about the size of this room/bathroom. Note that we did not take a tour of the other rooms in the hotel, so cannot comment about them.

Smell
When we entered the hotel, we were greeted with the smell of lemon oil (they were cleaning). It was lovely. When we got to our room (5), everything smelled just fine. We could detect no trace of the mysterious smell others were sometimes describing. The only thing we could think of was that the bedside tables in our room were made of some sort of wicker-like material and they smelled of what I would describe as an earthy sea grass. It wasn't unpleasant, but it was strong and did make my allergies act up a little, so we wrapped them in the bed cover and everything was fine.

Would we stay again?
Yes, the price was right and the accomodations were clean, safe, and well-located for what we wanted to do while in the area. We could have stayed in Hotel Welcome (we had friends that did...their rooms there were huge and well appointed; the bathrooms large and modern and new; the balconies overlooking the harbor were great for people and boat watching; and the rooms were air-conditioned) but our 3 nights at Hotel Patricia cost us far less than a single night at Hotel Welcome would have, and we were fine with our accomodations and had just as much fun as they did (and, in fact, we think we were better located...they had a 40 minute walk to the beaches at Beaulieu!). We were happy to do without some of the luxuries and save our money for other things.

What a wonderful little hotel! We were very pleased with our room, and the service. The garden is really lovely.
Extremely convenient location. The hotel is so close to the beaches, and walking distance to Cap Ferrat.
Unbelievably reasonable rates for such an expensive area!
We loved it. Will definitely be back next year!

Me and my girlfriend stayed at the room with the balcony, amazing view!! The room was quite small, but for a stay of 4 days you don't really care.
The staff was great, very easy going and you always have the feeling of being at home, the atmosphere is really warm. Of course the best thing is the view you have from that balcony. The trains never bothered us although they passed quite near the hotel.
Another positive thing is that you are very close to Beaulieu sur mer, which is very nice as well.
Overall, I'm sure we'll go back to Villefranche, and of course we'll stay at the Hotel Patricia!

We arrived at midnight after a long journey and a great deal of hassle getting our hire car from the airport - so not a great start! However the drive from the airport ~(about 15 mins) could not have been more straightforward and you get to drive through the centre of Nice at night which was nice. Our first impression of the 'hotel' was - "Oh my god what have we booked?" The room seemed tiny as there was a single bed as well as a double and a tiny wardrobe and nothing else. The ensuite was a partition and the partition walls did not go up to the very high ceilings ~(and the shower enclosure seemed to get smaller by the day!). Luckily we had booked the one room with a balcony so the room seemed a little bigger once the doors were open. We opened a bottle of wine and sat out on the balcony and then we heard the trains going past at the bottom of the garden and we just laughed our socks off! Still we thought we would give it a try and am actually glad I did.
Yes if you are a light sleeper the trains may disturb you - thankfully I am not. Yes there are ants but in this sort of climate there are going to be - and although we did see quite a few in our room - we left them alone and they in turn left us alone! The room was spotlessly clean and recently painted and although very small - at the end of the day how much time do you spend there apart from when you are asleep? The owners especially Olga could not have been more helpful and she always has time to chat or offer advice on local attractions etc. Breakfast is half a french loaf, butter jam and coffee which was plenty (although a choice of at least bread or croissants would have been nice).
You cannot beat the Patricia for location. You can walk to Beaulieu in about 5-10 mins or to the village of Villefranche along the beach (lots of steps) in about 15. We found lots of lovely restaurants (Michel in the centre of VF is very nice) and although the food is reasonably priced the drinks are v expensive (we paid 8euro 50 in some places for a vodka tonic).
Both Monte Carlo and Nice are about 15 mins drive and the mountain village of Eze is about the same distance.
I would actually return to this hotel if I came back to this area as for the money you can't beat it, but I have to say that as a rule both VF and Beulieu are really aimed at people who have a lot of money - which I don't and in many places we were looked on as if we were from Mars because we didn't always order wine or starters with our meal.
However in summary, clean friendly hotel, quiet when trains are not going by, great location, nice garden, nice beach nearby. Would recommend as value for money. (And for those that like a swimming pool - the hotel next door Pierre et Vacances - let us use their pool for 4euros a day - and they have a nice pool bar with lovely food!)

Ahhh!! The Hotel Patricia, my second time there was in May, I go back because its very clean, cosy and comfortable, the owners are friendly, helpful and speak English. It's in an exclusive location which is close to all that is beautiful or interesting on the Cote d'Azur, as well as being very affordable. I can walk in a few minutes to the clean beaches, to historic Villefranche, to Beaulieu, to Cap Ferrat - one of the loveliest areas on the Coast, or I can take a short bus ride to Nice, Eze, to Monte Carlo, Cannes and so on. For the quality, convenience and price, I can't beat it.

Without a car whats the best way to get to the Hotel from the Airport ?.

Hello Mister, From the airport, the buses less expensive. First, take shuttle 98 and get off at bus stop PROMENADE DES ARTS. Then take bus 100 or 81 and get off at the PONT SAINT JEAN stop. You will see a small street on your right as you get off the bus. The red hotel, a big villa, is few metres below. It will take 45min depends of the traffic.
