The location is incredible- right in the middle of high-end shopping and neighborhoods. Central to major sights. Breakfast was very good and staff at breakfast were super attentive and courteous. The location is clean and safe. The rest of experience at this location is a step or two above a motel. There is no greeting when you arrive. A narrow corridor leads you to 2 women sitting in a very small room behind even smaller cramped desks looking like the billing department. They took a deposit for door keys, to my shock, and while minimally making eye contact pulled papers from numerous notebooks behind them. A guy led us out of the hotel down the street with our luggage- again to my shock- to an office building where the top floor had a section of rooms. Bari ally an old apartment converted. It was like staying at someone’s home. You could heard them setting up breakfast at 6am every morning and every noise in the hall way. The roof top bar is Uber expensive and dated in terms of decor. PS- no views of the Spanish steps from anywhere as advertised!! The elevator is ancient which would be charming if it didn’t stop working every time someone in the office building kept the door open. We wound up climbing 5 floors of stairs 2x at the end of long days. And btw- intel staff don’t assist getting you taxi- at least based on what they told us. It was really sho king to have this experience from a property dirty across from Bulgaria and Gucci. Recommendation- try other places first.

We booked our Rome trip with Costco and had a great experience. The location is literally across from the Spanish Steps, as the name suggests. This is a boutique hotel, not a traditional hotel with a giant lobby, restaurant and cafe. The service is top notch and our room was very well appointed. We were especially appreciative of Rica, our very thoughtful and attentive host at each morning’s breakfast. She went out of her way to make sure we were satisfied with our meal and offerings, and brewed delicious cappuccino for us each morning. In terms of location, it’s a 15 minute walk to the Pantheon, Trevi Fountain, and Borghese park/gallery. The Metro subway Spagna station is just a walk across the plaza and provides convenient public transportation to Vatican City, Termini Station, and other major locations. There are many nice retail stores scattered throughout and too many restaurants to choose from. One of our highlights was an intimate Vivaldi concert down the street at All Saints Rome church (something different than the usual tourist stops!) We would return to the Inn in the future.

Great location. The room was nice and offered a true Italian experience. There is really no lobby, so finding a place to "hang out" is difficult. Breakfast was served from the rooftop dining area and patio. It was wonderful to take in the beautiful surroundings. The staff is extremely nice and helpful.

We stayed in 2 executive rooms a minute walk from the main hotel, private entrance doorway, exquisite old lift to 5th Floor. Rooms large, beautiful, clean, fabulous bathroom, bed very comfortable, staff absolutely superb. With a communal breakfast room which was more like a lovely family dining room, and a sumptious lounge with terrace - only a handful of guestrooms in this building, so very intimate and homely, more like having a whole suite. Bernadette looked after us very well, friendly, helpful, efficient, and provided excellent breakfasts with wonderful service. Coffee excellent too! All staff were kind, helpful, efficient and friendly. Location is great. We would return in a heartbeat. In the main building the rooftop terrace is beautiful, and for the age and history of the building it's in excellent condition and very well maintained. Tasteful decor, quality linen and towels, cannot fault a single thing.

Be warned do not stay at this place. The worst accommodation and staff I have ever come across. We booked for two nights with American Express who rated this highly. When we got dropped off around the corner as you can’t stop at the hotel it was hard to get help from anyone. The lift is a typical 1 person lift so use the stairs if you must stay here. We had a blackout in the middle of summer and they don’t have any back up lights or even offer you anything. We decided after 5 hours and at 9pm being on the 3rd floor and no power it was not safe to stay at the hotel. We asked for our money back for the nights stay and they refused. We spoke to management who could not give us any idea of when the power was coming back on. As a mother I decided to move to another hotel for the safety of my son and I. The hotel did not give a dam.! I lost over $820 for the night and they refuse to give me money back for the stay. I am sure this hotel was compensated for what they lost. Many customers were complaining about the same issues. Breakfast is on the top level that looks like someone living room, food was revolting. Do yourself a favour and don’t book this place. Stayed here for 3 nights while in Rome. The Inn is very nice and the employees were nice and accommodative. The hotel is centrally located with everything within walking distance. The room was small but in Europe that is to be expected. The rooms do have AC and it works great. If you are looking for a place to stay I would recommend this place and I would stay there again.

A beautiful hotel, fabulous service and great location! We stayed in “ a room with a view”. Room was amazing and the view was wow! Have stayed in many different hotels in Rome and this by far is our favorite and will be our “go to” next time!

I dont normally like writing reviews but i do read them. This was one that deserved and extra honest review. Honestly an amazing experience. We was a bit sceptical as most hotels / B&B’s in Rome have poor reviews, poor pictures and just generally not alot of information. We decided to pay a little extra for this hotel as the reviews were mostly good. This was the best decision of the trip. Upon our arrival we was welcomed, we felt important. We was upgraded also. The porter moved our cases and guided us to our room in the next building. We was given welcome drinks in the bar of the main building which was also a great experience. A nice Terrace which was covered. There was a communal living room, communal balcony with a view of the spanish steps. Although this is communal there was only about 10 rooms in this section. This was still pretty private. Breakfast was served in the communal area. It was almost private dining. The selection of food was amazing. The quality of it was unreal. Lots of fresh baked items, fresh fruit, warm options like eggs, sausages and bacon. Almost to much choice. Although this is a great thing. Our room was number 808. The court yard view wasnt really a view but the room itself made up for this. We would stay here again in a heartbeat. A large comfortable bed, very clean and serviced daily. What more could you ask for? No noise from the other rooms. Honestly…. One of the best hotels we stayed in for a long long time. Would stay again. The location was within easy walk to most places. The taxi stand around the corner also helps for the longer journeys.

Fine hotel for the price. Great location. Easy to walk just about anywhere in Rome. Breakfast service was wonderful with a great variety of food. The only problem we had was that the lobby (if you could call it that) was a block and a half away so it felt very removed. Make sure that if you get a suite and want a balcony that you ask for it up front. We made this mistake but they let us switch rooms as soon as one became available.

This is hands-down the best hotel I have stayed at in Rome. I have visited many times before at the Inn and I won't be going anywhere else. They treated me and my wife like royalty from the moment we arrived. We had a stylish swanky room in a penthouse on the Square with a communal terrace thrown in to soak up the sun and the sights every evening. The staff were so attentive - from a perfect breakfast service, housekeepers, porters and the reception team - no-one could do enough for us. Thank you for a wonderful memory. We WILL be back
