We stayed at Urben Suites Apartments between the 3rd of April to the 7th. We started off with one day in room no. 1 on the ground floor. The room was clean and modern and suitable for a short stay were you spend most time outside but want to sleep in a modern facility.
The rest of the stay we stayed in room no. 5, the biggest room on 1st floor with a nice balcony. Really nice and big room and the balcony is ofcourse a plus.
Its close to termini which is nice when traveling and its close to rest of the sightseeing. Just over the streets is a nice Irish Pub and a really nice Ice Cream bar.
The staff are polite and helpfull. All rooms have a big screen TV with Apple TV connected.

Excellent communication with staff. The girl who greeted me was fantastic! So helpful & bubbly.
The room was pristine! So so clean! It was also huge - really spacious, which is unusual in a city centre. The A/C was really powerful, thankfully! Lots of towels and toiletries provided.
Excellent Wifi. TV with Amazon fire stick meant I could watch Netflix!
I had a shared kitchen area which was fantastic.
Termini station less than 15 minutes walk away. All other attractions easily reached by walking.
Only negatives - Property advertised a terrace - which was one of the reasons I booked it - I wanted to sit outside next to my apartment. It wasn't until arrival I was informed this was closed because of COVID. I should have been informed of this prior to arrival.
Little improvements - no full length mirror and not much hanging/shelf space.
I would definitely stay here again.

The location was amazing, close to the train station (walking distance 10 minutes) and also walking distance to all the main monuments (except Vatican City). There is also a metro station (5 min walk) and a supermarket (3 min walk). We stayed here twice during the same trip. The first stay was good, Gael received us on time and gave us a map with a lot of tips. The bed was very comfortable, however, the bathroom flooded everytime we took a shower because it didnt drain very well and the shower only had a small piece of glass that separated it from the rest of the bathroom. We also had some problems with the hot water, so the showers turned out to be cold. This was later fixed in our second stay. The second stay we had some miscommunication problems and had to wait for almost an hour to have our luggage stored (this is because they dont have a full time concierge). The rest was ok, no other problems. The bathroom was the worse part of the stay, but overall it was a great price-quality place to stay in Rome. There was also some noise from the people that entered to the building to go into their rooms but we got a good rest after long, busy days.

I was due to arrive out of reception hours, therefore they said they were going to provide me with virtual access.
When I arrived at midnight the instructions didn’t allow me to access the building, when another guest opened the building door, there were no instructions to which room or how to open the room door. In a desperate attempt to open the door we took the keys that were left on the reception desk. One of those keys opened a door that wasn’t ours and we woke a poor lady who was sleeping. This then caused us concern as to the safety of the places and ourselves. We tried the emergency number on the door, we emailed and called every number available. We asked the other guests to read the instructions we had been given in case we were missing something but we were unable to gain access. So at 2a.m. We started looking for another hotel and managed to find one at double the cost. We paid so we could sleep that night. The following day we returned at 11 a.m. but still no one there and no response to my emails and texts. We then had to find another hotel for that night. All in all not a great start to our holiday.

What a shame. Looks like this place used to be a great place to stay. We arrived at 2:00pm (check in time), however we waited 20 minutes ringing a door bell, knocking on reception & calling the number provided on reception door with no response. At 2:20pm a cleaner showed ip & asked is if we were staying to which i replied yes & was given entry into a room, 10 minutes later the ‘receptionist’ showed up, alerted us that the air con is broke and we can either stay with 20% discount or leave. We could not leave as we had to be at the colosseum for 3:30pm for a reservation which we would not make if we needed to find a new hotel etc. We agreed to stay for the night (our worst decision this holiday) and would leave in the morning to find a new hotel. Come 3AM myself & my partner have had no rest, it is cool outside but the room is built like an oven. We decide to book another hotel & will check out at 10:00am. We leave at 10:00am and message a provided whatsapp number to which the person on the other end is extremely rude & denies that they will give us a refund for the remaining nights of our stay, constantly ignoring messages until prompted for replies. They will attempt to reply to this review and claim ‘we tried to contact you before arrival’ etc. It is all lies trying to protect a reputation which it seems like they used to have. I urge you not to stay here, it ruined our holiday.

Let me start by saying that I’m fully aware that this place is not a 5 stars hotel but also NOT a $20 hostel. No AIR CONDITIONING!!!!! was my first complaint and I was asked to open the window (first floor on a end back street ) and make good use of the fan in the room. Super hot nights very poorly. Then they explained that ac is not mentioned at the site! Right away you see the wear on furniture that shouldn’t be use in any room! Super dirty walls all around! Noticed a blinking light on the fan looked like a cámara that someone else tried to covered with tape ( possibly the people before me) The cleaning lady super friendly The person in charge polite and answered all my complaints but at the end nothing was resolved. Won’t be staying at this place again. I never do any reviews but what I experienced in this place people should be aware and know what kind of place are you booking and know the basics like no AC and dirty place

I can't review Urben Suites itself as we did not stay there, it may well be a great place to stay, but I want to warn others of our terrible experience of trying to book on the hotel's own website www.urben.it..
We booked and paid on the website for a non-refundable rate on a Saturday to arrive 2 weeks later. We specified that a wheelchair accessible room was needed and it said that confirmation would follow in a few moments. By Monday we had heard nothing so emailed the hotel. Heard nothing so on the Tuesday we emailed again and later in the day phoned and left a message on their answering machine asking them to contact us to confirm whether or not they had a room for us and also completed their online enquiry form. Still nothing, so on the Wednesday I phoned and left another message and emailed again. We know how difficult it is to get affordable accessible accommodation in Rome - Urben Suites sounded too good to be true, and indeed it was !
By then we concluded that they must have lost our booking, so sent one final email late Wednesday night saying that we had been trying to contact them for 5 days and as we had no confirmation in that time we presume they could not accommodate us so if they have any record of a booking please cancel it. We found another suitable hotel (but more expensive) so booked it - the Flower Garden hotel - it was fine.
The next morning we got an email from Urben confirming the booking ! Also a very apologetic email saying that their system had malfunctioned and not sent the confirmation and asking would I still like to confirm. I replied saying sorry about their system but we had now made other arrangements. They then charged our credit card !
We are still, nearly 2 months later, going backwards and forwards with our bank's complaint procedure and seem to be getting nowhere in terms of a refund. One reply was that as they confirmed before the day of our arrival no refund was possible.
Now I do know it was a non-refundable rate, but what was I supposed to do - arrive in Rome at 8pm with my husband in a wheelchair and get to Urben Suites and see whether or not they had a room for us, before booking elsewhere ??
I thought we had been quite reasonable in trying to contact Urben and that their website's failed promise of confirmation in a few moments should have nullified the contract, but they are determined to keep our £300. We are still pursuing a refund through both our bank and the Italian Tourist Board but lesson learned, we will never again book online unless via one of the well known booking companies. It seems that hotels can take money on their own websites and wait until the day or arrival to confirm (or otherwise) and you can't do much about it.

Dear customer, I've controlled personally your position. You've booked a non refundable rate that take advantage of a great discount. The conditions are clear just before to book. You've been sent correctly an automatic response by the system and manually by our operator where all these conditions are remarked. You have always the possibility to call our reception during the hours indicated from 8 AM to 6 PM 5 days a week, Saturday and Sunday until noon. You've been reserved your room and you didn't present because incomprehensibly you didn't thrust our reservation system and you didn't sent us an email. Next time you can utilize more profitably a renown booking system knowing that we take advantage by direct reservations by not paying commissions and we turn these benefices to customers giving extra benefits like breakfast included and so on. I'm glad to offer you upon request a 20% of discount on your global next reservation plus a one night for free for all period of your choice.

Stayed at this hotel for one night, had a pleasant stay. Locality is good, about half a mile from the station. The room was modern, clean & comfortable. It actually had pantry kind of facility as well with sharing, fridge & oven although we didn't use! The only thing there was no milk sachet/milk powder with tea & coffee facilities, I am not sure if its not a standard thing here. but otherwise our stay was perfect, the guy and the lady at the reception were quite friendly.. so all in all.. definitely recommended..
One last thing, they have this quote your price feature on their website, so you might want to try that before booking it from any hotel site.. might work out cheap for you!!

We booked this hotel two months in advance with the request to get two separate beds and were eventually upgraded to suite number 5, the biggest, with its own balcony. We arrived at 11 in the morning after an early flight and despite check-in opening later in the afternoon, were friendly helped with checking in and were told our room would be ready at 2. We left our luggage. When we came back some hours later, the receptionist was gone and our stuff was put in our room. Excellent service, very helpful. The room was spacious, had a very good bed (sofa was disappointing), great bathroom and balcony. Wifi worked fine, but could be better. Service was good, friendly and flexible. Overall a good choice for a good price, close to the Via Nazionale but tranquil at night. Also close to La Reppublica and Termini and walking to spots like the Colosseum, Piazza Navona, Spanish Steps etc is possible.

We stayed 4 nights in September from Saturday through Wednesday. Staff we pleasant and helpful. Room was excellent: quiet, clean and comfortable. Hotel is only 5 min walk from Republica station. We took a private car service booked on the Urben website to and from the airport. Was efficient and great value. Excellent stay.
