I'd add the hop on hop off stops are pretty widely spaced around Rome so you'd probably expect a bit of a walk anywhere you stay. However, you'd be only 5 minutes from the Coliseum and the Hop on Hop off stop is right at the entrance to the Capitoline Hill.

Our Deluxe rooms and Deluxe Superior rooms can be furnished by one king size bed of 1,80 meter wide (5,9) and our Junior Suites can be furnished by one king size bed 2 meters wide (6,5). Dear Christine further to your request, we are sorry to inform you that for safety reason electronic kettle is not allowed in the room. Nevertheless, we inform you that you can get hot water every day at breakfast (between 7:30 and 10:30) or during our bar service times (from 4:00 PM until midnight). Best regards Residenza Paolo VI

I think you should contact the hotel directly. We were in a deluxe room (the one overlooking the colonnade at St Peter's) and did not think it was small. The bathroom was very big, with a toilet, bidet and walk-in shower but no bathtub.
