The location is very near Termini. You can walk actually but we took the cab because we had 5 luggage with us. Most attractions are within walking distance. I have to say though that this is usually about 1 to 2 km away on a hilly path, but it is walkable alright (Coloseseo is nearest and a pleasant easy walk). Plus on a good weather it is best to walk so you can see other sites along the way or stop at interesting churches or places that may not be on your priority but still a tourist site. Rome is best explored on foot anyway. Maybe 300-400 meters away you will find an abundant of restaurants. Yes, more on the pricey Roman side (not Trastevere) but all very authentic (take Urbana and the other inner streets). You will in fact find many locals there. The staff at the hotel are helpful in getting cabs and restaurant recommendations. The breakfast is sufficient enough in that you will find what you want, diverse diets consideree. The rooms are on the small side but enough for all 5 of our luggage. Also, you are in Rome so I think in that sense the size is pretty standard. In all would suggest this if you don’t mind the walk but if you want to be in the Trevi, Pantheon etc area within arms reach this is not it (and also that would cost much more).

What a great hotel on the 4th floor of the palazzo (with a good lift)...almost afraid to say how good it is so it becomes too popular!! Seven year old hotel with modern facilities/bathroom. Mostly a 20-30 minute walk to historic sites ( remembering the are a few hills) but very close to Termini. Good size rooms..... and fantastic air conditioning ! Sensational breakfast ..perfect scrambled eggs and crispy bacon/pancetta plus all the rest! Coffee machine available all day along with cold water. Beds were ?latex mattress/pillow and were exceptionally comfortable. ALL the staff were extremely friendly and helpful ... Thank you Lea for a great recommendation ! Look forward to our next stay.

Great three nights here. Very close to Termini so if you use Leonardo Express from airport, no need for taxi here in the city. Hotel is in fourth floor, only a small elevator for max three people. Hotel was very clean and modern considering how old the building is. I stayed in room that was for one person so it was small. But still it was very functional. Bathroom was clean and modern, it had a rain shower etc. Breakfast was good, there was something for everyone: eggs, bacon, sausage, fruits, bread, toast, different cheese, coffee, juices etc. Really liked it and the breakfast room was never crowded. Staff was great and friendly, always smiling. This hotel was a good choice. If I had to think of something negative it was the elevator. Too small and very slow so if you need it prepare to wait. This is understandable since the building is so old so you really can't blame the hotel. The elevator is also quite new so no worries about safety.

This was the first time for me in Rome and thought to chose this hotel as it was quite central and close to various interesting places. We arrived there early morning and even though we were not entitled to have breakfast we were still offered to have this. It was truly appreciated as we were planning to go somewhere to have some. The hotel is very clean and our room had all the necessities one would ask for. Breakfast was good and everything was fresh. Cannot lament or complaint about the service that we experienced. Hotel staff are so friendly and they acknowledge you everytime you come across them. It was a great stay for us, we stayed there for 3 nights.

We stayed for 4 nights in Rome and this hotel was perfect. Location was important to us and this did not disappoint. Friendly and safe neighbourhood just 15 minutes from the Colosseum. Quiet area close enough to all attractions. Extremely clean. Extremely helpful staff. Reception gave good recommendations. Very comfortable stay. Would 100% go again

We stayed at the Princeps Boutique Hotel, as we know the Esquilino and Monti area's of Roma. Having stayed twice nearby before. The hotel is on the 4th floor of a grand building. It is a floor of the building and not the whole building. This is normal for Italy, as we have found this before in Roma and Florence. It is only 20 minutes walking distance away from most tourist hotspots, apart from the vatican. Lots of good local restaurants, that the hotel is happy to reccomend. The hotel is boutique, so please don't expect a gym, pool and terrace. The breakfast dining area was well maintained with enough variety, for all 6 of us to keep happy. The coffee station is available 24 hours! So great for when you come back from a night out, or afternoon sightseeing. The rooms were clean and comfortable. The staff were welcoming and a special thank you to Christiana. I would definately reccomend the Princeps Boutique Hotel.

Less than 10 minute walk from Termini (Main train station) - but a busy, noisy and dirty walk. So we were very pleasantly surprised at how clean, modern and peaceful this hotel was. It is housed on the fourth floor of an old building (with lift access!); half of the rooms look out over the surrounding area ('Double / twin room with view'), the others look over the internal area ('Double / twin room'). Room was spacious enough, bathroom modern with the best shower we had in our month of travelling. Breakfast is included, with lots of choice and all day beverages available. Easy walk to the Coloseum; we also walked to Trevi Fountain, Spanish Steps (and beyond). Basilica of Santa Maria Maggiore is across the road and well worth a visit. We did not notice the noise of other guests, as mentioned in other reviews.

Hotel is in an excellent location if you come in from termini. Can walk every where touristy in 20/30 mins, water fountains, tea and coffee, breakfast in the mornings. We would stay here again however, it’s an old building with thin walls so every morning we were woken up earlier than planned by the housekeepers and other guests in the corridors. Nobody being particularly noisy but it sounded like everyone was in the room with us it was so loud! Two of the three days I think they were turning over the room next to us so there was this constant squeaking of furniture being dragged around, I guess moving the beds to clean. I think all that can be done is guests keeping this in mind and taking ear plugs because as I say I don’t think anybody was intentionally being noisy.

Great location. Close to Colosseum and many other historic sites. A few blocks from the main train station. Comfortable bed. Really good breakfast. Friendly front desk staff. Used car service to and from airport, very reasonable and on time. Definitely will stay here again.

This is a great hotel under every aspect and absolutely great value. Perfect location near station and main sites. Rooms are super clean, functional, but also have good amenities like kettle etc. Bathroom is fab with lovely shower. Stayed in the larger room, overlooking the piazza: the extra space was handy but all rooms seem very nicely appointed so a standard room would be just as good. Breakfast great: selection of cold meats, cheeses, fruit, as well as baked goods and hot food. Having the breakfast area open all day with hot drinks available is really a great touch. Service is efficient and friendly, same goes for reception which is always staffed. This will be our go to hotel when in Rome.
